Welcome to Chico, a charming college town nestled in California's Sacramento Valley. Home to California State University, Chico, this tree-lined city combines natural beauty with local culture. Bidwell Park, one of the nation's largest municipal parks, stretches across the city, offering miles of hiking trails and natural swimming areas. The historic downtown features local shops and restaurants, while the weekly farmers market showcases regional produce. The city's neighborhoods include preserved Victorian-era homes near campus and contemporary residential communities throughout the area. Current rental trends show moderate increases, with one-bedroom apartments averaging $1,201, representing a 2.5% year-over-year increase, while two-bedroom units average $1,411.
Officially nicknamed the "City of Trees" and "City of Roses," Chico features several museums, art galleries, and theaters.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Burnap Gardens Apartments
I lived here for 7 months and thankfully the leases are month to month because I could not get out of here quickly enough. The units look nice at the surface level, but upon moving in you'll notice how everything is basically falling apart, from flimsy kitchen cabinets to leaking faucets, to the random paint splatters on the ground from previous poor paint jobs. Additionally, the area is not even remotely safe. In my few months living there, several packages were stolen, a random man tried to break into my car while I was sitting inside the car just outside my apartment, I once found a giant bag of weed sitting in wait on the garbage cans, and on many occasions I would open my front door just to be face to face with homeless men lurking around the property. Maintenance requests take days or weeks to fulfill. The power got shorted in my kitchen, and it took a week for someone to get sent out to repair the issue. During this power outage I had to go buy my own extension cord and plug my refrigerator in to a wall on the other side of my apartment so that my food wouldn't all go bad. They also take your entire deposit once you move out. I definitely would not recommend living here as a single woman because of the safety issue. Overall, a terrible experience, at least I made it out safely in the end.
