Property Ratings at Brook Run Apartment Complex
My family has lived here for 2 years now and we have had a great experience so far. A specific incident that happened was our AC unit died this past month during a 100 degree heat wave, I’m currently pregnant and have a 6 year old so it was important we get this fixed quickly. When I tell you the office and maintenance staff had it handled they did. Within 24 hours I had a new unit installed and running. The office and maintenance staff are friendly, timely, and efficient.
Need a place for negative stars. The fine folks do not care if you have a problem. They won't answer email, they won't pick up the phone. They won't answer the office door during posted "open" hours. I have found that they are falsely billing water and gas bills to residents. I read my water meter and used 20 gallons of water in a month and got charged for 1500 gallons of water. They said my meter is not working, so they estimated it. I had many issues including water and fire damage and those issues were not addressed. There are many problems and issues I could go on and on. This has got to be the worst apartment complex I've ever had the pleasure to deal with. I have now moved out and can't get them to return my emails regarding my move out inspection and my security deposit. Beware!!

C&M Properties, LLC works with every resident to resolve any issues or conflicts. Our goal to ensure residents feel safe and comfortable coming to our staff with any problems. Our maintenance staff addresses issues as soon as possible. We provide residents with 24 hour emergency maintenance. I am sorry if you did not have a good experience with our company. I reviewed the file and it shows that maintenance responded promptly to any issues in your apartment, including water issues. The fire issue you speak of was causes by another residents and it was taken care of as soon as possible. We follow all safety requirements. I also reviewed your utility issue. Our records show you received a reimbursement on your utilities and an average person uses 100 gallons of water per day. C&M Properties, LLC maintenance is always available to check for leaks and any meter issues. We stress this during move-in. We also mailed out your full deposit less than a week after move-out. Our records showed it cleared our account on June 10th. C&M Properties, LLC holds deposits in escrow and only uses those funds for damages and past due balances. Again, C&M Properties, LLC wants residents to have a positive experience at our properties.
I had both e-mailed, and left two voicemails wanting additional information about the property and no one ever reached out to me. The community looks nice, but the management doesn't seem to care about possible new residents. Hopefully they treat their tenants a little more promptly than they did me.
I have been living at Brook Run for a little over a year and I really like it. The apartments are maintained really well. My 2 bedroom apartment was updated before I moved in with new carpet, appliances, kitchen counters and refinished cabinets. It is just enough room for me and my 2 boys. We have washer/dryer hookup but the laundry facility is really nice as well. I live on the third floor and it's been very quiet and all of my neighbors have been nice, so far. The location is very convenient to everything. The schools are great and that was my main reason for choosing to live in these specific apartments, as well as the affordable rent. We enjoyed the pool last summer and it was never over crowded. I have only had one issue, it was with the air conditioner, last year, and they came out to fix it right away.
I have lived here 3 years. I have no complaints. My neighbors are nice and respectful. I live in a 1 bedroom, its nice and roomy. I dont plan on moving from here anytime soon. Im very satisfied. ??
I have lived here for 4 maybe 5 years. I have a 2 bedroom with me and my daughter. If I didn't like it hear I wouldn't still be here. I live on the 3rd floor. It is very spacious. It is around everything you need and plenty of things to do around here. The staff is friendly. When I need maintenance done they get things done right away. I would recommend Brookrun.
Anything goes wrong or malfunctions they rig it just enough to make it work. Rules are not utilized an I would not recommend renting here. The maintenance people don't know what they're doing. It's just a mess an a real disappointment.
I've lived here for over four thus far. Rent is good, area is nice. Minutes from the Florence Mall, easy expressway access, everything needed within minutes of the residence. Apartments are in good condition, staff is friendly some units have laundry hookups. There is a pool onsite in addition to laundry services if needed.
