Located 40 miles southwest of Atlanta, Newnan welcomes residents with historic architecture and tree-lined streets in a city known as the "City of Homes." The community preserves an impressive collection of antebellum buildings that survived the Civil War, when the city served as a hospital center. Today, the housing landscape includes everything from restored Victorian homes in the historic district to contemporary apartment communities near Ashley Park shopping center. The rental market remains steady with average one-bedroom apartments renting for $1,455, showing a modest 1.7% increase over the past year, while two-bedroom units average $1,595 monthly.
The developing LINC trail network connects neighborhoods to downtown, while parks like C.J. Smith Park and Carl Miller Park offer outdoor recreation spaces. Downtown's historic courthouse square features locally-owned shops and restaurants housed in preserved 19th-century buildings.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Brighton Farms
There are roaches and they don’t spray enough for them. When the workers come to fix things they have no idea how to do it correctly so it makes another problem. Also we’ve been robbed here a few times. I don’t feel very safe sometimes. It’s fine here but I’d rather be somewhere I feel safer.
I must say that my family and I are highly impressed and satisfied with both Natosha and Brandy at Brighton Farms Apartments. They are the true definition of what customer satisfaction is. They went above and beyond for us. I'd highly recommend them to anyone looking for an affordable, well maintained grounds/premises with a GREAT family oriented atmosphere. La-Tosha M.
After being here almost two years it's horrendous! My wife, son and I are living in a roach infested townhome and am paying for pest control but haven't seen anyone in a very long time!! It has gotten so out of hand it's ridiculous! I was a stay at home dad for 8 months and not once have seen a pest control person but just kept getting told someone would come never have! The town house has truly been a horrifying experience from not even having a dryer duct and all lint just getting pumped into the wall to saying they've renovated the apartments is a lie! They paint their tubs to make them look new and then paint peels when hot water has it for a long time I have a 17 month old that takes baths and have to have a bathtub inside of a bathtub! This place is charging a ridiculous amount for half of the amenities of other places in Newnan! Save your money go somewhere else!!!! It has been a disaster here and the only way to get their stars up is to have you do a review or hold contest if you fill out a "good" review to win prizes! What a joke!! Save save save your money don't bother with this place!!!! I could go on and on about all the other stuff but I think you get the hint!!!! STAY AWAY!!
I love all the staff here at Brighton Farms. Everyone does an amazing job taking care of the property and tenants.
I absolutely love being here especially with the new management. They work diligently to get things fixed in a timely manner, are easy to work with, and are extremely friendly!!! I have not had a bad experience and anytime I have had an issue, which isn't often it was corrected. Emergency situations are treated as such, the neighbors are great as well. The schools are amazing and is an all around pleasant environment. Good Job to the Brighton Farms staff!!!!
I haven't been here long but I heard stories and read some dissatisfied reviews. I found out that there was recently a change in staff and mangement. I see a big difference already! They seem to be focused on customer-tenant satisfaction and now make sure any issues that we have is fixed or resolved and they don't make you feel bad about it! The front office staff is friendly and actually care about people, which is rare these days. They feel like if we're paying rent here then we should be happy and I can't disagree! Nowhere is perfect but it's safe, my children love it and any problem tenants seem to be leaving the area. I love it and I'm so grateful for the change!
Initially this community was quiet, mostly. I live in a building where on one side there are four apartments. In my short time of living here there's been eight different tenants split amongst the other three neighboring apartments. Below me there's been 3 different tenants. In less than 9 months. Mind you, the lease terms are 6 or 12 months. So far, the newest ones below me are the loudest and most obnoxious. So I guess that means screening for credit, rental and criminal history isn't done here like they said it was. Now there's lots of loud neighbors, partying, excessive noise at 2 a.m.....several tenants smoke illegal drugs on their back porch! Can't believe no one else notices or reports this with all the small children that live around here. The landscaping stays nice, however the swimming pool was open for less than half the summer...bummer. There was always some issue as to why it wasn't open. Didn't have the proper phone...took weeks to almost a month to install that. Rent here isn't too bad; just under $900 including gas. The location is nice, close to downtown historic Newnan. I like the high school and middle school for my kids. The apartment is spacious. I have a three bedroom for my two daughters and I. My fiancé, who is in the military and stationed within an hour away can visit regularly. The apartments are older, so some updating has been done, however cosmetically much more needs to be addressed. But there's more pressing issues. Cracks in the walls everywhere...floors and baseboards bowing out or separating. Poor paint work shows every spackle flaw. When I moved in my water heater leaked. My heating and air was disconnected by faulty wiring. I called and called and went up in person. No maintenance ever came to address the problem. Space heaters kept us warm in the winter...And a cup caught the leaking from the pipe from my water heater. Turns out 3 months later, the apartment below me flooded...I wonder why. It took a new maintenance man to repair my heating and air issue. I moved into the apartment in December. This issue was repaired in April. So, just in time for air conditioning. My freezer never worked properly, so after 5 failed attempts to repair that, maintenance finally replaced my fridge. Lost groceries several times because my fridge failed repeatedly. The management has changed hands 3 times in 9 months. Hopefully the 3rd time's a charm. There are bugs, you need pest control a lot. Not ideal but Tis' home for now.
Getting repairs take forever if ever. Our rent is constantly fluctuated because of a disgruntle employee. Management never sticks around. We see a new set every 2 months, so when you talk to the new set about problems we reported to the set before, they don't have a clue what we're talking about and promise to get the situation taken care of and then we see a new set before it's taken care, which means it never gets taken care of unless you get aggressive with the new set. We smelled natural gas in our entire building for months before the problem was taken care of after many phone calls by all the residents. They promised to resurface our tub forever and it's never been resurfaced even after talking to their head quarters several times.
I am new to this apartment, however I love the apartment complex so far. My neighbors are quiet and keep to themselves. Their were a few things that needed to be taken care of when I moved in and maintenence got it taken care of. Over all I feel like I can surely make this place a home for my son and I rather than just a place to live!
This place looks great to move in ,but when your all settled in that's when the noise set in. If you complain they don't handle the problem. The kids play ball in the parking lot hitting cars and scratching paint on cars. They slam doors. Kids and Adults sit outside you door talking loud. You really have no piece and quiet in this place. The don't fix things right away and this place needs to get it together. I put my kids to bed at 9pm and there are people blasting music and make noise out side before you sign a lease come check it out for yourself.
