In the heart of the city lies Mississippi State University and various community parks like People’s Park and Galloway Park. The county fairgrounds offer seasonal, kid-friendly events for the community, while the West Plains Country Club is a local favorite for bonding with fellow residents and enjoy the well-kept greens.
West Plains offers a historic downtown district featuring various small, family-owned restaurants and retailers. Property Ratings at Breckenridge Apartments
There is zero privacy in any room of your apartment. I can hear my neighbors talking, almost every conversation is heard and understandable. I was regularly woken up to the sound of someone urinating in the toilet above. Anyone in the hallway can hear what you're saying inside. All adult time sounds are heard no matter how quiet you think you're being. Friends that have lived here in the past say the same. There's no sleeping with trucks idling/revving at night and early morning EVERY day. My bedroom is constantly over 80f in the summer, even with all vents open. One neighbor had been dealing with mold issues in his apartment since he moved in, with actual mushrooms growing out of the carpet. Despite pictures and proof of the mold/mushrooms, he was ignored by the complex UNTIL he reported them to the city nearly at the end of his lease term. After he left, instead of dealing with the mold, they replaced the carpet and listed the apartment on Facebook ready for rent. I had mold until I bought a dehumidifier that was rated for 2x the space. The utility bill is insanely high because of lack of insulation. My heat would kick on constantly due to how poorly insulated the building is, even set to 65. This complex is built in a flood zone. Every time it rains, the parking lot is flooded with standing water. The humidity/mold is worse during these times because this complex was built over reservoirs that were supposed to be installed with a pump, but weren’t. The standing water under the building is a major safety issue as well as a cause of mold. There is next to nothing done about ice and snow in the winter months. Walking to your car can get very dangerous when the snow melts to ice. There are also no storm shelters during a tornado. You can only have a visitor for 3 days max, or you’re in violation of the lease. You cannot have pets on property, even if they are not yours, even if they are service animals, it's a $500 fine. When the lease ends, you must give a 30 day written notice of plans to vacate or you will be fined. If breaking the lease, they charge 3x rent, and there are no exceptions for emergency situations. Management does not answer their phone, or respond to emails. I've never been contacted in response to my emails/calls. Others had the same issues. Management does not respond to emails or calls. They ignore the problems so you either have to deal with them, or get so fed up you break the lease.
I was in contact for weeks with a leasing specialist who required me to relocate jobs for approval, only to do a 180 and deny my application after I went through the hassle of changing jobs. Not sure how it is legal to be so deceiving and uproot someone's life. It is definitely not professional. The leasing specialist made it sound like I was approved pending the job transfer. If she would have mentioned that changing jobs did not guarantee approval, I would have looked elsewhere and not quit a job that I loved for no reason! Very dishonest practice.
I have rented from this company twice for 3 years combined. The first time I rented a one bedroom one bath it was clean and comfortable. Management has changed throughout the years and the newest set of office staff is by far the most professional and compassionate staffing they’ve had in the last 6 years. We rented a newer two bedroom two bath for the last two years and it was clean and comfortable as well. Management was quick to address maintenance issues within apartment and grounds. The apartments are like most, you know when someone’s lives above you and across from you. It’s a given to hear doors slam and hear nosey neighbors. Plain and simple, If you have to rent in west plains, this is a good option with friendly office staff.
Roof leaks and has been happening for a year. Poorly insulated. Dirty grounds. Management says one thing and does another. Air conditioners go unrepaired for too long. High electric bills. Duplicit or incompetent office or management. Dirty swimming pool.
Mildly expensive electric bills, but an average option for someone looking for a temporary stay. Office staff are understanding and friendly. Not very price friendly for what you get. Stray animals and weird people wonder the streets but if you live in West Plains, you should be use to that. Maintenance people get stuff done fast, usually within a few days. Friendly neighbors, average apartments, friendly staff, and good placement, near many food places and grocery stores. If you're looking for somewhere high class to stay, this probably shouldn't be an option for you, but neither is West Plains. If you are looking to party and cause commotion, rent a house, not an apartment.
The insulation is not very well done. You can hear your neighbors and the apartments are cold unless you pay a lot to heat them. Electric bills are expensive. Roof leaks

I am sorry you feel this way and assure you that is not the way we want any of our tenants to feel. If you come down to the office I am sure we can find a way to accommodate these issues.
