Property Ratings at Biscayne Bay Apartments
They upcharge everything, dodge calls, lie to their bosses to try and cover for themselves, and the apartments all fall apart very quickly once you move in. Don't think for a second that living here will be pleasant.

What they forget to tell you is that the place is old and falling apart. The rent they state is not the actual rent. there will be huge fees on top of that. Lease says they can pretty much charge you for everything (in the fine print). They will tell you one thing while viewing and then bam surprise... They say the are updated but the closet still doesn't close some drawers won't open. carpet has grease of some sort on it. paint is streaky. So disappointed. I have never seen or heard of anything like this ever. 3.00 for pest control valet trash. regular trash a few "misc". fees for who knows what. You pay for the electrity in the complex on top of your other srp bill, sewer, administration fees, rental tax and real estate tax. Mind you this is all in additions to your individual apartment fees. For the price of this apartment you could live in dream apartment in Gilbert.

First of all, good luck reaching the office if you’re a current resident. Have to call multiple times and select the “new residents with questions” option for them to answer. They call this place “luxury” but pool is never clean, their “safe” gate is never closed, dog poop EVERYWHERE, sprinklers go off every 5 minutes so there is a pool of water in the grass. SOOOOOOO many issues with plumbing!!! Tub, bathroom sink and kitchen sick has had problems in the 5 months we’ve been here. They’ll come and “fix” the problem but will have to come “fix” again and again. They won’t pay for any of the damages to my stuff but “don’t worry, we won’t charge you for the problems you have with the water” HA! This place is a joke.

This complex is just the worst. The office is nice and helpful until you move in, and then they disappear unless they're trying to get money from you (and they will do whatever they can to take money from you). It's real difficult to get your apartment serviced if something breaks. The online system they use is a joke - not user friendly and if it crashes and causes you to miss a payment, it's your fault, not theirs. The pool is always closed because it's broken or cuz ppl aren't following the rules. Getting mail or packages delivered is a complete hit or miss. The walls are paper thin so you can hear everything going on with your neighbors. The apartments are filthy - my apartment smelled like urine when I moved in and the floors turned my feet black. I've moved around a lot and I couldn't wait to get out of this place - it's by far the worst place I've ever lived.
I LOVE living here its so great!!!!! Everyone on the staff is super nice and always willing to help.
Don't move here!!!! They spend money on the surface to make this place look nice to trap you into a lease. Not worth it. The management is extremely unprofessional, communication is absolutely the worst and anything that is emailed out appears to have been written by a child. Leaving a voicemail, sending an email, calling the office all result in the same thing, no response. On a day where the stars align and someone answers, prepare for a lackluster experience that involves rude staff and no resolution. They closed the pool to punish residents who damaged the water fountain for weeks stating repairs were needed. Several weeks went by and the pool was reopened.... with no repairs completed and it still needing to be fixed. There are stray cats everywhere, literally everywhere! Also, tons of dog poop. Have an emergency? Prepare to wait weeks just to be contacted. The health and safety of their residents is clearly not important.
So we have lived in Az for about two months now. we moved here from boston. we moved here in August. To the reservation for a month and then moved here. things are alot different for apartments down here. I found biscayne bay of facebook market and then here and they were just bought out by everything that I could find out about them one of the worst management group this said of the tracks. they were bought out by mg properties. and at first it was a rough road. I did this move on very short money. I was doing this while driving 5 hours to the res and 5 hours back every weekend and just starting work.after everything was said and done we finally got the keys. so it's my girl her sister and her man. the first apartment we moved into well was perfect at first sight. But no this apartment was left over from the other management group. first night I found so many this broken and not renovated. now I am a very patient and understanding person more so then others. the forth and fith night we had so many ants in the whole apartment they were eating me. I went in the next day to talk to the new manager. I thought this was going to be a fight but she made things easy and she was so nice about everthing. they made things right without even batting an eye. I had looked up the property group and they are a pretty decent company to work live with. I am very happy with the group of people they have got work for them
I lived in Biscayne Bay from 8/2015 to 8/2018. I never paid rent late one time, never had a complaint about anything until I gave my notice. Initially when I acquired about giving notice I was told that I would be responsible for giving a 30 day notice and paying a early termination fee of two months rent. I called about giving notice and left several vms with no return call. I then stopped in office and when I asked to give notice they made me pay the 2500 break fee before they would start the 30 day notice period. Fortunately I was able to pay it same day but for some that is something to know prior and they won't tell you that until the day you actually give notice. Next after handing over 2500 I was told to log back into portal on the last day of July to see my prorated rent amt that was due for August. I logged in as discussed on last day of the month to see if was still showing 0. First 3 days of August showed full rent amt so I included a note on the portal to call me and left my cell phone number to get the correct amt to pay. I had already moved at this point to the west side of town so stopping in was not an option so I continued to leave voice mails to get this rectified. The following weekend I drove over to the apts to get my remaining items and find out about my rent only to find an eviction notice on my door stating I now owed 1340. When I asked the office about the eviction notice and the portal and my rent amt they told me the portal is never accurate and I should have just figured it out myself. I asked how was I suppose to do that when all the other things are included and I wanted to know I was taking care of everything accurately with nothing to worry about. They didn't offer me any solution to the late penalty or eviction notice due to their lack of response. The only items I had left in apt were my boxes in patio closet and patio furniture. After packing up my remaining items I went back to office to turn in my keys etc. She didn't get out a form, check off anything I turned in, get a forwarding address, when I asked again for my rent amt she handed me a piece of notebook paper with an amt. When I asked for an itemized statement because this amt was way over half of my rent for 12 days she stated she couldn't give me anything else. I told her I would be in contact with corporate then up the line until resolved because this is not acceptable on any level.
orst. Moving. Experience. I was really excited to move in and had everything done/turned in the day we got our keys. Had both the cars full and trucks ready to go, movers hired extra family out to help, had cashiers check in hand. We were told we would be getting a refurbished apartment on the first floor literally in August for an October move. The apartment they gave us the key to smelt like cigarettes, the carpet was disgusting the light fixture above the dining room was falling off and I (5'3") couldn't go past without ducking. Nothing was refurbished in the slightest. The office supervisor was extremely rude and was trying to lay the blame on us. In the end "my manager didn't know it was supposed to be refurbished..." because when we put the holding deposit down it wasn't remodeled. We were paying extra for a refurbished unit. I even went several times and took different people to look at the model apartment and asked several times about the flooring etc. To confirm if we had the new carpet throughout or the new flooring. They tried to move us into a second floor one bedroom and have us pay more. They also tried telling us if we wanted them to remodel (should have already been) that not only would it take 10 business days but we would have to pay more each month for rent. (Which we were already told we were paying for an upgraded unit but they wanted to charge us even more) we refused to give these people any more of our money as they breached our contract and left us with no where to go. We both have moved several times with the military and have never been treated so poorly. They refused to give us our deposit and holding fee back. We put money down on an apartment that didn't exist and they had no intentions in making this right. The regional manager spat in our face as if we should have known better to have gotten it in writting. Terrible company, terrible customer service. I've never, in all the moves we've made military or not, had dealt with employees that care so little about people.
A warning to all that want to live here. The apartment complex will tell you that you have a 30 notice to vacate. Which when I asked them they told me that I have a 30 notice. But then when the final bill comes in they tack on a 1100 fee for insufficient notice saying that you needed a 60 day notice. HUGE SCAM! They lie when you ask them about your lease they lie to try and get money from you.
Super large layouts, beautiful grounds and Emily was so helpful and friendly! Hearing about all the upgrades that are going to be done makes it more exciting for us to move here from Southern California! Our 3 year old daughter was instantly at home when we viewed the 2 bedroom model. We are counting the days until we can move it!!!
We have had nothing but a positive experience with this apartment complex. The staff is super friendly and very knowledgeable about the property. The grounds are kept very clean and the amenities are nothing short of amazing!
this community is always so clean and well maintained! best apartment experience I've ever had!
Every week since they switched management companies my girlfriend has had issues. Constantly talking to their "office staff" that have no idea how to fix the issue or how it even happened. The manager works less than part time and is never in the office when normal working class people, more than 70% of people who live in apartments, are available to come in and try handle concerns. I would love to speak with the owner of this management company because i could handle this office by my self with no back ground in apartment leasing better than their entire staff. I would give ZERO STARS if it would let me.
Worst experience in my 20 years of renting. If I see Pillar on anything I am thinking of renting, I will quickly keep it moving! Poor service and then they try and rip you off when you move out. Who has ever heard of a $150 food odor charge? Yeah me either! Especially when you had to deal with mold while living there, and moved out early so no one cooked in the unit for the last 6 mos of the lease. On top of that, the burners on the stove were sparking every time I tried to use them. So who was cooking?
Stopped by and had a just a few minutes to tour the community and Sydny was fantastic and well informed about the property. Was very considerate of my time and I appreciate that and will consider renting here.
From day one there has been nothing but issues here (and I put up with a LOT before I complain). I'll give them credit, our first issues were resolved pretty quickly (but actually should have been fixed b4 move in). The builders did not believe in insulation, so be ready to hear everything that goes on in the adjoining apartment (and I mean everything---as in the neighbor's bedroom). The gates have not worked more often than work, and the appliances (at least in our apt) are old, as is the a/c unit. The few maintenance guys they have are always friendly but if you have a maintenance request, plan on waiting multiple weeks--although staff is very good at giving excuses instead of management getting more people hired. The parking stalls are also very narrow. So this isn't totally negative, a plus is you're off the main road yet only about 3 miles from the 60, the 101 or the 202 and there are some pretty good eats within walking distance. One other is the rooms are good sized except the kitchen (we have a 2 bd, 2 ba).
I have been living in Biscayne Bay apartments for about 7 months now. I chose this apartment because it is off of a main street, it's gated, and the apartments are a nice size with big closets. I pay less for my apartment here than I did for an apartment of similar size in Tempe. I really like the layout of the two bedroom apartments, the floor plan I have has a split floor plan and double master type of layout and is great for added privacy! It's an incredibly quiet community and my neighbors are friendly. The gym is smaller than other gyms but it is well equipped and can be accessed 24/7, one of the pools is heated and very clean. I have small issues with the maintenance taking as long as two weeks to come and repair something, but if it's an emergency they will have someone resolve the issue ASAP. All of the maintenance staff lives on the property so emergency maintenance is great. Other than that, I would definitely recommend these apartments to a friend.
While the property is nice some of the tenants are inconsiderate.
I have lived here for almost 8 years now, and I just want to say that I would not want to live anywhere else! I go into the office and I am greeted right away, by the associates, who are So pleasant and accommodating. They just make me feel Welcome every time I come into the office. I have lived in many apartments throughout my life, where I would just call, rather than to go in and this is not the case here. The maintenance are just Wonderful and are just there for me every time. They do extra things for me also, I am elderly and have trouble taking out my trash sometimes and I call and the staff or the maintenance will do that for me. It is also hard for me to lift my 5 gallon water bottle and they always help me with that. We have monthly functions serving excellent food and since it hard for me to get out, they always remember me and bring a huge plate for me. I would never choose to live anywhere else, this is my home and I am just happy to live here.
I have lived at Biscayne Bay for 6 years and have loved every minute of it. Have made friends with a lot of people in the complex. The office staff is great and the maintenance crew has always resolved problems quickly and correctly. The units are spacious and well appointed with washer and dryer in every unit. The ground are well kept. There are two swimming pools in the complex and one is heated for fall and winter use. The management has many resident events throughout the year at no cost to the residents. There are play areas for children, lighted sand volley ball courts and lighted basketball courts. Parking areas for residents are covered and garages are available for an additional charge.
The apartments are decent, fairly new construction. The kitchen sink is shallow, and the laundry closet is poorly placed, but other than that, it's fine. The neighbors seem to think this is either a retirement community, or a luxury condo. Like they don't understand the concept of shared walls, and that other people are going to make noise. Also, don't expect the maintenance guys to respond quickly, unless it's an AC or water issue. The office staff tends to forget to get things done, so you have to remind them a few times. Beyond that, it's an apartment, like many others.
I did a tour at the apartment complex and fell in love with the floor plan within my budget and sq. feet. The location is quiet, peaceful and clean . Great location and the apartment staff are super friendly and helpful. The patios are also very spacious. I'm in love with this place. Highly recommended!
Office staff is always "too busy" and "we're understaffed today". They are understaffed EVERY day. Price of the apartment changes every day, even if you "HOLD" it. Employees are not trained well and do not communicate properly.
The location is great and the apartments look nice. Unfortunately though... BEWARE OF THE STAFF. They will walk into your home without knocking, they will treat you like you wouldn't believe and not in a good way if they don't like you for who you are, they will snitch on you for anything you say, they will complain about every single thing you do until they find a reason to evict you and so much more! IT IS NOT WORTH MOVING HERE!! Read other reviews on other sites and you'll see lots of complaints about the staff here. There is one woman who is incredible at her job and I feel terrible that this is where she works because she could do so much better by going elsewhere, where she can be with employees as kind hearted as she is. Her name is Hope, and again, I thank her so much for her kindness and loving heart. However, anyone else here is nothing more than a pain in the back and they make it not worth living here!
UNFORTUNATELY I have to live here for another year. I write unfortunately because, although everything is great, there is one problem that ruins this complex. The staff is TERRIBLE. My family turned their check in on time, but the office didn't take it to the bank until my "parents were late on rent" because the check bounced, so they owed $50. Had the office taken it on time, there wouldn't be an issue. Another time my parents filled out all appropriate paperwork and the office lost it all, making it an extra hassle to move into their next apartment. Lastly, the staff here can do what they want, even if it goes against their rules. For example, one employee has a dog considered "an aggressive breed", but if I were to have one I'd be fined and told to get rid of it. Also, if they over hear anything you say they will report you, even without the full story. An employee even told my mom that she had to walk differently because she walked too loud. Because walking is something you can just easily change, correct? They also reported us for bed bugs and demand we get an exterminator even though we had bedbugs for two days and got rid of them on our own. When people can't afford something, you can't force them to get a service that one, they don't need, and two, they can't afford. But without the full story the employee decided to complain and cause even more problems for my family. As if wrongfully charging them $50 for the offices own mistake and making it an extreme hassle to get into their apartment after office lost their paperwork, wasn't enough. There is one employee that I've found extremely helpful and polite. However, the rest of them have been incredibly rude, two faced, and nosy. I've even had one turn their back to me when I said hello while in the office. I was just standing there, completely polite, waiting for a package that was dropped off there and she gave me one look and turned around. If you stick to yourself, you'll do fine here (although I'm not 100% happy with maintenance service, considering our AC broke and one person said no one would come until tomorrow, then I called back saying in the summer that's not right, and the next person - the one employee who is incredibly friendly and great at her job, said that other employee was in the wrong and of course AC is an emergency issue that has to be addressed that day - still took until the very end of the day, but thank god I got through to the right employee, the only one who seems to be good at her job, or we'd be sweating in 100+ degrees for two days rather than one!!)
I have now lived here for six months and have yet to have problems with anything. Whenever I call with a repair, it is finished within 24 hours. I feel safe and secure. The staff has been great.
Very clean and well maintained complex . Quiet , safe and good staff
