Duncan combines all the charm of a small town with the convenience of a big city thanks to its location among the Greenville-Spartanburg metroplex. A population of just over 3,000 means Duncan is perfect for renters looking for a community feel, but there’s still plenty to do in this small town. I've been here since 7/2018. Since day one, the staff has been super excellent and extremely friendly. It's hard to find warm, open people in the apt business. As a manager, Carleigh is the best. She cares about your comfort, concerns and well being. There's nothing she, maintenance or the other women(Ashley and Chelsea) wouldn't do for me. No issues with crime, insects etc. I love my apt, location and view. I'll be here until I'm evicted!! lol Sincerely, Big John

Me and my feance will be her 9 years next month. We will be retire soon and will grow old in berry sholes complex. The new office ladies are pretty nice. One time we was sick las year and Carly took our garbage to the bin for us wen we wasn’t able to get out.

Do not move in Berry Shoals !! Save you and your family and your money. FITNESS center is a home made workout center. Rent is way too high to be living in Black mole and fruit flies. They charge u for their maintenance team to come fix your utilities . A young girl got held up at gun point and they did nothing about it and have no courtesy patrol but they charge you in your lease!! Horrible apartments

Thank you for taking the time to review your experience at our community. The fitness center is recently renovated with commercial-grade fitness equipment. Our entire team makes a conscious effort to address and resolve any issues that may arise in a timely and professional manner. We do not charge residents for the repairs made by maintenance. We offer to replace certain items as a courtesy, however some items would remain the financial responsibility of the resident. While no community team can guarantee the safety of anyone, in any location, we do take steps to make our residents feel comfortable by having a 24-hour courtesy officer currently living on-site as of July 2019. Prior to this date, our courtesy officer lived at our neighboring sister community and was responsible for addressing issues at both properties. We apologize that you have had poor experience during your residency, which is not a typical experience reported by other residents. We wish you all the best and hope that you will reach out if you have any issues in the future so that we may address accordingly.
The apartment was immaculate when I moved out except for one spot on the wall that was a little dingy from the Floor fan. They still kept my deposit. We were on our hands and knees cleaning before moving out. It was cleaner than when I moved in. They find a way to keep your deposit. The pool hours were minimal. I was sick with sinus and upper respiratory infections the entire year I lived there. There was a black residue on the ceiling fan which I’ll always believed came from the heating and air system.

At time of notice, each resident is provided a copy of the move out confirmation paperwork to include things commonly charged for at move out, as well as the cost for specific items/damages. We offer touch up paint at no cost. As the occupant of an apartment in our community, your lease agreement requires that the office be notified in the case of any moisture issue or suspected issue, so that we may address accordingly. You are responsible for taking the necessary steps, per the moisture addenda, to prevent such an incident. In conclusion, our community pool remains open year round to accommodate the continued use of our gas grills and is open from 10 AM - 9 PM each day. If you would like to discuss any matter further, we are happy to take the time to further detail the information included in this reply. Thank you again for taking the time to review our community.
Super friendly staff! They go out of their way to make sure everything looks great and is taken care of. Reasonably priced, Great location, pet friendly (even have a dog park on site!), spacious apartments, TONS of storage, huge garages.

Never recommend to anyone... Move out experience was very bad.. they gave old carpet when we moved in which already had many spots, after 4 years when we moved out they gave carpet charges, its really ridiculous...

We are very sorry to hear that you had an unpleasant move out experience. We have recently had a management company change and are working very hard to provide our residents with seamless move-in and move-out experiences. Again, we are very sorry for any unpleasant experience you may have had.
lived in these apartments for 1 year. just moved out. when we moved in the apartment was dirty. had to scrub the kitchen and bathroom floors three times to get them clean. even had to scrape gum off the master bathroom floor. i still question if the carpets where cleaned before we moved in. i would not recommend this place to anyone. no security. cars where broken into. the pool is old and dirty and falling apart. you have to pay for water and sewer. never did find the water meter that was supposed to be in the apartment. signed our lease on the 3rd of august. gave them a sixty day notice on june first thinking our lease would be up on august 3 of this year. nope the add 4 more days onto your lease. they say its in the lease agreement. they nickle and dime you to death. even a 5 dollar move out fee on your final water and sewer bill. our rent was paid until the 7th of august, we got a call on the 5th of august wanting to know when we where going to turn in the keys, because the needed the apartment. beware of this place.

We do our very best to be transparent with any fees you may incur even adding an additional lease review sheet we have every resident sign at time of move in that highlights key points to your lease such as if you have to move out early, that the resident is responsible for water (the meter is located in your laundry room , month to month procedures and all other fees you would incur. We contact residents prior to their move out as a courtesy to set up a walk through with maintenance not due to us "needing the apartment". This is ensure someone will be available when you turn in your keys. To address your other concerns, your apartment should have never been like that upon move in and I do wished you had brought this to the office's attention as we would have made it right by sending our cleaners in the apartment to make the apartment move in ready. This is something that the office should have done prior to move in and if this was not done I do apologize as this is not the standard of our community. If you moved out in August then you should have noticed the entire pool remodel that was done. New gas grills, the pool deck being resurfaced along with new pool tiles. Crime does not have an address but in over four years of working at Chartwell Berry Shoals I have never heard of any car break ins. I have however heard of residents leaving their vehicles unlocked and a report of individuals opening the doors and rummaging through them. This occurred in surrounding neighborhoods as well including the homes in the area. It does appear you were not a satisfied resident and that is never good to hear. I can assure you our management takes all feedback very seriously and strives to provide exceptional customer service and create an environment where you love to live and call Chartwell Berry shoals home.
