Property Ratings at Bernhardt Heights
Thought they nice apartments in a nice neighborhood but the apartments were horrible. There were always water bugs and ants crawling in through basements into my apartment, and there not sound proof at all!! You can here your neighbors breathe pretty much. Maintenance enters your apartment without permission or a warning phone call. The land site manager is very disrespectful. She has a rude attitude and makes very slick and sarcastic comments. And something was always breaking. It was very faulty hardware and wayyy overpriced for the size. I would highly not recommend these apartments. Sorry but their dropping numbers are proof.
My wife and I have lived in the 440 Bernhardt Building for 5 years, splitting our team just about evenly between a 2nd floor and a 3rd floor apartment. We're headed out of state at the end of our lease, otherwise we would have renewed. The location is what drew us to these apartments as we both commuting to Getzville at the time but didn't want to be entirely out in the sticks or stranded in suburbia without quick access to the 33 to get into the city. The surrounding neighborhoods are a great place for running/walking and the nearby highschool give you tennis courts and sports fields. Across the two apartments we had to deal with a leak from an upstairs bathroom that ruined a wall in our bathroom and other less invasive maintenance issues. Each time management was responsive and made sure we were satisfied with the repairs. Likewise, our neighbors have been largely excellent. We did experience one upstairs neighbor who moved in with a significant other and created, let's say, "scenes" above and beyond a normal right to enjoy your living space. We took our complaints to management and they did their best to work with us and control the nuisance behavior. Luckily the problem neighbor moved out at the end of his lease. We took his apartment on the top floor and have had nothing but good experiences since then (~3 years). He was the exception that proved the rule.
Overpriced for what you get. Maintenance doesn't do the requested work yet the landlord always seems surprised when you call about something not being done. The apartments themselves are decent, but you can find something better for the price that you're paying here.
