I'm a resident here for over two years. I am very unhappy with how maintenance requests are handled. I submit maintenance requests, they are closed without any work being done or any communication as to why. I call the office, they are sympathetic, but evidently have no authority to hold their maintenance staff accountable.

I've lived here a few years. The office and maintenance people have completely turned over since I got here. They can't keep good employees. Maintenance requests are optional, sometimes they close them without completing them. Even so they jack the rent up every year at renewal. There are many empty apartments, I think that attests to the motivation people have to get out of here.
Packages stolen, poor management, has turned into regular staff turnover due to the many on-going issues.
Extremely poor management and very over priced. Don't waste your time.
I lived in my apartment at Berkley Manor for 2 years with my husband. It was our first home as a married couple. During that time, our lives saw many visitors, witnessed much laughter, and exerienced some deep loss. Our cozy apartment could not have been a more perfect place to live life at the start our our marriage. The community was always clean, safe and welcoming. The staff is extremely kind and helpful. Most of all, it's a beautiful place to call home. Berkley Manor will always hold a very special place in my heart. I highly recommend this community to anyone looking to move to Cranberry!

My boyfriend and I moved to Berkley Manor at the beginning of summer. We've been here about 3 and a half months now. Just graduating from college, this is the first apartment we have rented. I wouldn't have wanted to rent anywhere else! It is such a safe community, being gated, and there are automatic lights throughout the complex, as well as on the exteriors of each building and individual apartment, so you're never coming home in the dark! If you order a package, it can sit outside of your door for a week and no one will bother it. Everyone is very respectful of each other's property. I don't have to be in constant worry about whether my package will be safe when I get home from work. The staff is super friendly and helpful, and even though there are so many tenants, they still know you as a person and remember your names and what apartment you live in! It really shows that they care about you and not just your money. If you ever have any issue, they are prompt to help you get it resolved. The neighbors are friendly, and mostly all say hi in passing, or at least smile. Most people here have dogs or some kind of pet, since there isn't any breed or size restriction! Yet another plus, since most places only allow small dogs, and we have a Lab mix. There are "doggy clean up stations" placed throughout the complex for you to pick up after your dog. The only annoying thing is, not everyone picks up after their pets, even though Berkley makes it so easy for you to do so. The majority of people, however, do pick up. As far as the actual interior of our apartment; BEAUTIFUL! Very spacious, very clean, very much like home. I believe they even put in new carpets between each tenant which is wonderful! Having laundry in-unit is another huge plus. Appliances are basic and standard, and they get the job. In each building, there are storage units that you can rent out on the bottom floor. We rented the small one, which is $10 a month to store our bikes, snowboards, camp chairs, and patio furniture in, and we still have plenty of room in it for more stuff! Even though we are right up against Freedom Road, it's super quiet! We never hear any noise from the road, but we are so close to so many things! Cost isn't as bad as it seems, in all honesty. For the space and amenities we get, the price is so worth it! You can get cable included in your rent which is nice. The pet rent per month is cheap. Not to mention, you can't put a price on safety and happiness!
I wouldn't recommend this property to my worst enemy. Every month ended up being more and more money. At move out they slapped "fees" wherever they could to get more money. Very minimal parking, especially at night and spaces were never tended to in the winter. The office workers always had an attitude and were never helpful. If I could leave zero stars I would.
My husband and I moved here last August in between selling and buying homes. We started with a 3 month lease then switched to month-to-month since we were house hunting. We have rented our fair share of apartments (5ish)and Berkley Manor is BY FAR the BEST apartment we have rented. We were in the pet friendly 200 building. It's close to Freedom Rd but oddly quiet inside. The office staff is super nice and the maintenance team is quick. No bugs, great pool that you can use at any time (swim at your own risk), fun gas outside fire pit, safe atmosphere since it's gated, friendly neighbors that say "hi". They even pick up your garbage if you leave it outside your door on garbage night. No dog restrictions, which was awesome since we have a giant Labrador Retriever. The only negative is that the water bill seemed a bit high. We had a drip fixed but I suspect there were more since it was so high (about $75/month for the 2 of us). But the office staff even credited us a little bit one month because we brought it up with them. Honestly, a great place, you won't be disappointed!
ORDERED AND SHIPPED TO HER ADDRESS AT BERKELY MANOR AN EXPENSIVE DVD/SHELVING UNIT FOR MY DAUGHTER FOR HER BIRTHDAY. UPS DELIVERED WHILE SHE WAS AT WORK AND SOMEONE STOLE IT OFF HER FRONT DOOR PORCH AREA AND THE OFFICE STAFF SEEMS CLUELESS. THIS IS VERY WRONG. NEIGHBORS SHOULD NOT STEAL FROM EACH OTHER. POLICE REPORT IS FILED. VERY DISGUSTED AND DISAPPOINTED WITH THE SECURITY OF THIS COMPLEX.
We as a married couple moved into this apartment beginning of March. In my experience it was one of the best apartments I have stayed in. Maintenance was very prompt in fixing issues. Best apartment quality, and never had any issues at all.

Berkley is a great community for small families and young business professionals. It is very Pet friendly (I feel like I'm the only person living here without one). Maintenance is punctual which is a breathe of fresh air compared to places I've stayed in the past. My utilities are surprisingly low even during the winter and now summer months which is a plus. The interstate is literally 5 mins away and there is a small strip mall right before you to to the main highway also about 5 mins. FYI the restaurant across the street is AMAZING! They do not deliver but since Berkley is so close and they receive so much business their willing to make that 200 foot drive just for us lol. My only complaint. Bugs. I live on the Terrace level so some cridders are expected. But I'm terrified of spiders, which are a necessary evil since they take care of everything else. My only advise is just dont stay in a terrace level apt. Everything else is great!
Now this is my first apartment, so I don't have much experience in what to look for but I have looked around before and I can easily say thisbis the best place. It's a gated community so it makes me feel very safe especially with all the cameras , I am currently 5 months pregnant so I'm also very nervous and want to have my baby somewhere protected. And beside the fact that this place is beautiful and well taken care of (the maintenance is amazing) there's a tanning bed, pool and gym 24 hours a day at no extra cost. And what I love the most is not only is the no pet restrictions there's not breed restrictions at all , that's amazing, (me and my boyfriend are planning on getting a pit bull) and if you've looked before you'll know finding a place to have a breed like that is very tough to find!! But over all I've loved it since I've moved in here. 5 stars Berkley Manor!!!
I visited a one-bedroom & a two-bedroom apartment while there recently. Both were exceptionally clean & well-kept. The administrative staff who took us on our tour was quite thorough & helpful & willing to answer all questions/concerns. This seems like a nice community & I am seriously considering renting an apartment here.
My wife and I came by to look at the apartments and filled out the application. We proceeded to fill out the paperwork for a 3 bedroom apartment for rent. The following day, my wife received very unprofessional calls saying that our business is sketchy because we have unverifiable income. The sales woman did not call any references we had for our job and refused to take our bank statements. We believe we were bumped or leap frogged by a friend of the sales lady because she could boost a few bucks for a referral. These people are very unprofessional and would recommend not even applying.

I agree. We had one blemish on our credit report, yet had more than adequate monthly income plus assets in excess of $500,000. They stated they could not overcome that one blemish. Unbelievable!
