Property Ratings at Bella Villas
Bugs on bugs, half the time the pool is locked when it should be open, they say heated pool but it’s not working, and the pool water fountains are never on, oil stain and most of the parking spaces, car was broke into and my door was left open, and way overpriced. Was a mistake renting here. Renter beware

Bugs, bad area, my car was broken into along with others, staff just laughed
They communicate very well by email. I haven’t had any issues in my 2 years living here.

Bella Villas is probably the best place in Lubbock to live! It’s super affordable, management is awesome, and the property is so clean. You get what you pay for here and I love that about this property! It’s tucked away from a lot of traffic but you still are close to everything! Would recommend to anyone!

The apartment itself is nice! However when we moved in the place was covered in dirt and spiders! They made us wait a day later than originally agreed upon because they had to “clean” the apartment! There was so much dust on the ground you could see where people had walked through it! There is also a stupid amount of fees when moving in and even more when moving out! And pet friendly hardly the yards are tiny and they charge a pet fee that’s no refundable and a pet rent month to month! Then when you move out you have to pay for everything they supposedly had to do! Even though it was left 100x better than you received it! 10 out of 10 I would never let or tell anyone to live there! The manager Brittany is not pleasant to talk to!!! Anytime you have a question she answers but acts as if you should have already known the answer! You would think how much you pay for rent and stuff you could at least see a smile from her every now and then! Don’t wasn’t your time looking here!!!!

The apartments themselves aren’t bad, but the staff and hidden fees are horrible. In addition to the fact the upfront deposits are high and non-refundable they charge a ridiculous amount of cleaning fees while moving out. These are for things as petty as them having to dust your blinds at around 20 each or 75 to vacuum your apartment you vacuumed the day before you left. If even considering these, I would ask for that list upfront and be aware they will charge you for any upgrades they need. I was also made to pay for carpet my dog “urinated” on which was a boldface lie. He’s 5 and hasn’t had an in house accident since he was less than one. Would give zero stars If possible.
