Property Ratings at Bell Rock Springs
I had moved into a one bedroom with a small loft and was scheduled for a specific move-in day and time. This was supposed to be my first apartment without roommates, and I was excited. When I arrived, my apartment was not ready. I was told it would take an hour, but I ended up waiting until 2:00 p.m. to get my keys after repeatedly checking in. Once I entered, the cleaning had been poorly done, the new carpet contractor had broken the fiber connection box so internet was impossible until a technician repaired it, and there was no air filter in the unit. The washer and dryer provided were extremely outdated and too small to be practical. Every dryer cycle had to run twice just to dry basic loads, and the washer was so undersized that even a single person had to do multiple laundry sessions each week. During my lease, the HVAC system froze over multiple times. Not only did this leave the apartment uncomfortable, it revealed serious underlying issues with maintenance. The freezes also led to hidden costs and additional stress that should never have fallen on a tenant. There were ongoing problems with mold in the building, and the elevator was in such poor condition it felt unsafe. It made alarming noises when reaching the top floor and even felt like it was stuck between floors before finally opening, which was frightening. The property suffered from poor upkeep overall. The office staff were dismissive, unhelpful, and consistently showed a lack of concern for residents. Repeated maintenance requests either took excessive time or were handled with quick, inadequate fixes. Overall, my experience had been beyond disappointing. Between move-in frustrations, inadequate appliances, HVAC failures, safety concerns, and unprofessional management, I would not recommend living there. If I could give it 0 stars I would.

Very nice place to live and in a good area. It is quiet for the most part but I still think the leaf blowers are terrible along withe the loud shop vacs. Other than that, I enjoy it here. Friendly staff too.

Great place to live, although I would recommend the newer part over the older part. The townhomes are especially awesome and very spacious to live in.

No real dog park. It’s just a mud pit. It’s hard to enjoy the pool because people will throw parties, birthday parties and BBQ’s and invite all of their friends and family and take over the pool. The community officers never check so there is no regulation. Other than that, it’s a quiet complex. Leasing office and maintenance very friendly.

The apartment grounds are well maintained and I love going on walks around the neighborhood. I also love the amenities that are included. Overall, I have had a great experience so far!

I love living here. The location is great. I have always had good experiences with the maintenance team. The pool is nice. My neighbors are friendly. The only thing preventing 5 stars is that my appliances in my apartment are pretty old. It's a minor inconvenience though.

This apartment was the best decision I could have made. Extremely spacious, safe, if there are ever any maintenance issues they are here typically within i n 24 hours., responsive leasing staff, close to Emory University

Move in process was simple and easy. The place is very spacious and in a good location. We had no issues moving in. Neighbors and the neighborhood were very welcoming.

Wonderful location. Exceptionally nice and responsive maintenance staff. Very helpful office staff. I do wish the landscapers would lose the leaf blowers because of the noise factor (and the fact that they generally accomplish little), but that is a universal complaint.

Rock Springs is great! Location is great for Emory. The commute is easy and very direct if you are a student or faculty. The hospital is slightly further but still a quick commute.

Overall I enjoy living here. Minor issues like with any apartment complex but nothing major. It’s pretty quiet and everyone keeps to themselves. I’ve been here 3 years and still don’t know who my neighbors are.

I would give Rock Springs 0 stars if I could. So many mandatory additional fees are included in the lease that the community never actually provides. The area is unsafe, and the office staff gaslights you.
Unbeatable location - walk to Emory and convenient to Morningside and Virginia-Highland. Excellent, friendly, prompt, efficient, and helpful maintenance staff.
Love it here. Very quiet and peaceful. Feels like a real home. My apartment has real hardwood floors and French doors. It looks beautiful. Also the maintenance has been helpful with replacing old appliances
It’s a quiet area for the most part. Dog park is non existent. Pool area lacks visuals. I’ve been here 3 years and the quality of residents have significantly went down. During the summer it turns into a block party complex. Residents inviting an overload of people that take over the common area and just makes people feel uncomfortable. No community policing at all.
The apartment complex has improved greatly since I moved in in 2020. You can tell that remodelings are happening around the complex although there is still room for improvement. Maintenance takes a while to get back to any requests you make and the parking lots need fresh paint. Other than this, the staff is pretty cool and they have been intentional with creating fun events for everyone at Rock Springs to enjoy

I am extremely disappointed with the negative customer service provided by Rock Springs Village Apartments. My experience living in this complex has been nothing short of a nightmare, filled with various problems that were met with indifference by the management. Firstly, the parking situation at this complex is abysmal. If you are unfortunate enough to live close to the garage parking area, you will find your vehicle covered in sap, which damages the paintwork. Despite numerous complaints, the management has taken no action to address this issue, showing a blatant disregard for their residents' property. Quite recently, I experienced a leaking ceiling in my apartment, which resulted in a persistently loud machine running for over three days. The noise was unbearable, and despite my requesting an alternative location to stay until the repairs were completed, no assistance was offered. This lack of consideration for the well-being and comfort of residents is simply unacceptable. Furthermore, just two months ago, my apartment was infested with mold, compromising the condition of all my belongings within. Mold is a serious health hazard, and it is shocking that the apartment management allowed such unhygienic and unsafe living conditions to persist. It took an unreasonably long time for them to rectify the situation, during which I was exposed to mold spores and potential health risks. The overall disregard for the safety and well-being of the residents, along with the lack of urgency in addressing maintenance issues, highlight a severe lack of professionalism and empathy from the management of Rock Springs Village Apartments. Residents should not have to endure substandard living conditions and unresponsive management. I strongly advise against considering Rock Springs Village Apartments as a potential living option. The negative customer service experience, coupled with the lack of care for residents' concerns, makes this complex an unsuitable and unsafe place to call home.
Pros: I love the location and the amenities (gyms & pools) of the apartment. Not bad 2Br and 2b for the price with a lot of storage. Cons: living on the bottom floor I can hear my neighbors at all hours above my room stomping on the floor.
The staff is usually very helpful, but with certain things they either ignore or do not follow up about. They are very quick with apartment maintenance requests.
This apartment is nothing short of amazing. The transition into my apartment was smooth and comfortable. The leasing office made sure that my apartment was up to my standards.
Move in was great the community is awesome it’s not super busy you don’t hear loud noises the maintenance are really fast. You can tell everything was well built and the community is taken care of

Had nothing but the best experience living here. Location is great. Super convenient to get to and from stores and prime locations. Amenities are a plus (2 gyms, 2 pools, club house, pet friendly and parking garages). Resident events throughout the year hosted by Rock Springs. Front office staff has always been super helpful, friendly and willing to help whenever I have any issues. Definitely recommend Rock Springs to anyone looking for a great place to live.
This is a great community, I love the neighborhood, location and the property. Moving in here was easy, and working with Shyra made the process easy.
Great location, nice leasing office staff, great maintenance staff. The company which bought the property a few years ago is too intent on management by algorithm. Prices are now considerably above comparable properties in the same area, hence I'm moving.
I have loved living at Rock Springs Apartments, best staff and safe community. My roommates have signed a second lease here and plan to stay next year as well!
Really love it here. Nice and quite but close to everything. Restaurants, grocery stores, night life. Really affordable too. Can get a little busy in the neighborhood during rush hour but that’s expected anywhere in Atlanta.
We have been living here since the beginning of August, and it has been nice so far. We enjoy the area that the apartment is located in. Staff is very helpful and welcoming.
