I absolutely love living at Been Road Villas! My 3 bedroom, 3 bath duplex home is the perfect layout with finishes and details I did not expect in a rental property. I love the neighborhood feel, compared to an apartment complex, yet still get to enjoy amenities like our swimming pool and dog park. It’s a very quiet neighborhood, but super convenient to so many things to do in the area. The management team is wonderful! From my move-in to any need I have had, they have taken care of it all in such a helpful, friendly manner and have really made this feel like home.

This townhome community is truly a hidden gem. It’s peaceful, pet-friendly, and full of great amenities like a clean pool and a spacious dog park. The staff is amazing — always friendly, professional, and quick to respond to any requests. Maintenance is fast and reliable. The neighborhood is quiet and beautifully maintained, with plenty of green space to enjoy. I highly recommend it to anyone looking for a well-managed, welcoming community!

They are very responsive and they are easy to work with. The new duplexes on Birdmaster are beautiful and although some things arose that were unforeseen as they are brand new units and I am the first one to live there, they addressed and fixed the issues quickly and in a way that worked with my schedule. I recommend this business to all especially newcomers to the area!

We've truly enjoyed living here, it's surpassed all our expectations! The layout is thoughtfully designed, and the hardwood floors throughout add a warm, elegant touch that’s both stylish and low-maintenance. The neighborhood is quiet and respectful, with excellent schools nearby and a local park featuring pickleball courts, making it ideal for families and outdoor enthusiasts. They have also recently added a beautifully maintained pool which has been a refreshing escape during the hot summer months, almost like having a private oasis. All in all, this has been a fantastic place to live and offers outstanding value for a home of this quality!

I have enjoyed living here the past 13 months and just resigned for the same term! The community is truly special and such a great location to everything in Bentonville. It has become a starter home for my boyfriend and it is perfect for that reason.

These duplexes and townhomes are such a cute little community that I have quite enjoyed living in. We have been here a couple of months and have already noticed that the area is well kept, beautiful, and the homes are smartly made. We are in a duplex and have not once heard our neighbors on either side. The architect that designed the spaces put a lot of thought into what parts of the homes would touch and it shows. The pool is lovely and never crowded, the sidewalks are great for evening strolls, and the management team has been wonderfully kind and attentive. Would highly recommend to any families that are looking for someplace safe, clean, and that still has a garage but you don’t want to deal with yard work.

We have lived here for over a year, and it is an excellent place to live. It’s family friendly, clean, safe, located next to a lovely park with pickleball, walking, and a splash pad, has great amenities such as a pool, and maintenance responds very quickly for all your needs. We look forward to continue living here!

We have lived at this location since April 2025. I must say that is is the most well maintained, professional kind staff and easy applications process I have ever experienced. The homes are well kept and clean, the residents are kind and friendly. Maintenance staff are friendly and polite. The pool area is clean and comfortable. The new dog park is perfect for our pup. It’s close to all things Bentonville has to offer without being in the middle of all the traffic. If you are looking for some where that is professional, clean, modern and quiet, this is the neighborhood for you!
