Beaufort, South Carolina's second-oldest city, combines coastal living with historic charm along the state's Lowcountry. This waterfront community features preserved antebellum architecture and Spanish moss-draped streets that have appeared in films like "Forrest Gump" and "The Big Chill." The rental market remains steady, with one-bedroom apartments averaging $1,481 monthly, showing a 1.4% increase over the past year.
Downtown Beaufort's walkable streets feature independent shops, galleries, and restaurants overlooking the water. The Henry C. Chambers Waterfront Park hosts community gatherings throughout the year, including the popular Beaufort Shrimp Festival. The historic Point neighborhood showcases preserved antebellum homes, while Lady's Island offers contemporary residential options with water views.
Marine Corps Air Station Beaufort and Parris Island contribute to the city's population of approximately 13,600 residents.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Bay South
GHETTO!!!!! Living at Bay South has been nothing short of an absolute nightmare. The walls are thinner than a post it note, so you get to enjoy your neighbors non-stop blaring music. Inconsiderate neighbors rev their car engines at 5am and earlier. Good luck getting more than 2 hours of sleep. Office staff won't address any complaints. They don't care about anything except collecting a rent check. That goes for the corporate office too. They have lawsuits against them for fair housing violations, look it up. Staff is useless and won't issue a lease violation for overly disruptive noise, but will issue a lease violation for non-white window coverings. The property is no short of a trash dump. Residents leave leaking, nasty, foul smelling trash bags and loose trash outside their doors. Clearly, they don't care about the upkeep of their property, nor bug issues this unsanitariness will cause. Save your sanity and your money cause for a steep price of $1,200+ a month, it's a complete rip-off and you're better off sleeping in your car. AVOID BAY SOUTH APARTMENTS. You might actually get some sleep at that point. At lease then you wouldn't have to deal with ghetto, disrespectful neighbors and an incompetent leasing staff. Good luck and rent anywhere else but here. I've spoken with other tenants and they feel the exact same way and can't wait to end their lease.
I have lived at Bay South for 2 years. I love the location! It is embedded within a larger established neighborhood in Beaufort. Therefore, at Bay South, you can really feel like you are a part of a larger community in Beaufort, not just living on a huge apartment "island" complex somewhere. The apartments are built in an older style (ca. 1986), but I like the uniqueness of the older apartments. (This is not a "big box store" style apartment complex.) It fits with the community, too, since Beaufort is known for its history. While Bay South does not have all of the amenities that many of the newer complexes have (I.e., an onsite fitness center), the property management team that came on site in March 2024 is very detail oriented and responsive to tenants' phone calls and e-mails. Additionally, it is a really nice touch to see the property manager out walking her dogs because, as a tenant, you can trust that she is always making an informal inspection of the property, so, if something were amiss, she would work to fix it for the tenants.
This one-bedroom apartment is great when you're first starting out and don't have a ton! It's the perfect size for my husband, dog and I for now. Only complaint is parking is pretty bad. It's almost impossible to find a parking spot near my building after 5pm, but there are a lot of spots near the 2-bedroom buildings. I wish they planned the outline of the parking area better. Maintenance is pretty good and the pool is nice. No fitness center but that didn't bother me. Only a few minute drive from downtown Beaufort and walking distance for kids to the Mossy Oaks schools.
I like it here! Rent is cheap and living condition is good. Nice upkeep (lawn), customer service is excellent and maintenance is quick to assist. However, I gave these apartment homes 3 stars because of some complaints. First of all, the WALLS ARE EXTRA THIN! If you're not living in the third floor/second floor (2bd/2bath buildings only have two floors) you will hear EVERY THING that's going on upstairs. Even simple footsteps are heard! Second, a small pool, small sand volleyball area, and a small BBQ/patio area ate the only amenities they have. Thirdly, the hallways are always dirty and/or cluttered due to people living their trash outside for days at a time and/ or people storing their extra stuff outside. Lastly, the dumpsters are inconveniently located all the way to the back of the apartments so it's a hassle to throw garbage. For us who live near the entrance, we have to drive to the dumpsters just to get rid of trash. If you like a quiet retreat, overall good cleanliness, and pretty amenities; THIS IS NOT the place for you!
