The staff are friendly enough, but the bottom line is this is an old complex that’s been spruced up, but not enough. Only Internet option is spectrum, complex is right next to K 10. You can hear the cars all day and all night. The trash compactor is not a major headache, but it just adds to the overall negative feeling about the place.

We rented a 2-bedroom 2-bath apartment at Aventura Falcon Valley for 6 months while we were building our new home. The staff is fantastic! Incredibly responsive, friendly & courteous! Parking is plentiful, the apartment has a good floor plan and our building & complex is safe, quiet and calm. We couldn't be happier with our choice to rent here!

The apartments are decent apartments. You will hear everything your neighbors are doing. The management is nice and friendly. The walking trails are nice and so is the pool. However, many of the amenities have been closed due to construction on the property. I do think the rent is high for the quality of the apartments. Probably will not be moving when my renewal is up. Also, internet is only available through spectrum and it's not very good. Also if you have At&t the cell phone service is very poor and typically only have 1 bar at all times.

Overall it’s been an amazing time living here. The neighbors are nice and friendly. There isn’t any noise to complain about. Management and staff are supportive of move-in and very helpful.

I love my apartment — the layout is ideal for my family. The kitchen is well appointed and I enjoy spending time in it. The staff is friendly and helpful and always remembers my name. It's also an accessible location for my job; I just hop on K-10. Easy!

Very nice apartments and nice location in a safe area. Just don’t get an apartment in the last building by the train tracks.

Everyone is so genuine and helpful! The move in process was clear and to the point. Also, Cherrelle with management is AMAZING!!! She was there with an answer for every question or concern I had. I had to submit a minor maintenance request (to have my waterline turned on for my ice maker) and they were in and out within an hour or so of my request. I could not be happier!

It’s an amazing community! Very nice amenities and newly updated apartments made it very easy to move into quickly. Though the internet situation could use a little work it has been a great place to live!

I have lived in several apartments and never written a review but I had to for The Dunes at Falcon Valley. We just moved out and if we weren't buying a house, we would have stayed for a long time. This has been our favorite place that we have lived, it truly felt like home. The office staff as well as maintenance staff are great. I really appreciate whenever they are out they always wave and smile. Any need that we had was always met very quickly. The apartment itself was beautiful and our location was great, we had a view of the golf course. The grounds are always immaculate and people pick up after their dogs for the most part. The office is very good about following thru and making sure people are picking up after their dogs. Parking was never an issue. Snow removal and salting the ice were always done in a very timely matter and always done very well. I would highly recommend this apartment complex.

I moved in a few days before May 1st (2016) and it's been really great. It's a pretty area; really quiet (maybe 2 instances of people being loud late at night since moving in. Really clean, safe area right next to the golf course and good shopping close by. There is a train and the highway next to the apartments, but my apartment faces the parking lot so I don't really hear anything. I hardly see any of my neighbors or hear them. There have been a few minor things I needed them to fix, but they came out the same day and it was done. Staff are all very friendly and accommodating. There was a minor mix-up and they forgot to charge me the $100 fee when I moved in, but let me pay it on my next rent check. Nobody's fault there cause I got to move in a few days early and they had to calculate pro-rated rent for those days. The rent is kinda high for how small the one bedrooms are, but that's really how it is now and these are fairly new for a reasonable price (2009, I think). The pet deposit and restrictions can be a deterrent, but there are plenty of people with pets in my building. Pool is small, but very nice. Restrictions on how many guests you can have with you (limit 2). Access to gym is 24-hour with key card, also small, but nice and clean. It's all electric and your water is tacked on to your rent (cost varies by apartment size). Mostly millennials, small families or older couples. Not really an affordable place for students, even with roommates (I've seen a few that could be students). Free fresh cookies in the office everyday they are there and the office will hold packages from like UPS, etc. for you. So, if it's not at your door just pop down there. Really, the only reason this place isn't 5-star for me is the carpet in the apartments and outdoor stairs need updating (stairs sooner rather than later). There is a little man-made pond that attracts buggies, but I literally have seen and killed maybe 3 bugs and they will come spray whenever you request it (they make the rounds once a month, but only do your apartment upon request. So if you call mid-month for a spray, it'll be the first of the next month). Also, you can only get Time Warner or dish type TV/Net. They have a contract or something with Time Warner, so no other providers at the moment if you are an AT&T or Google Fiber fan. So far, service is fine for me.

Then you'll love The Dunes at Falcon Valley. I always feel safe in this complex, probably because of the neighboring condos filled exclusively with the elderly. It's quiet, clean, and the distinct scent of laundry detergent always lingers in the hallway. Who could ask for a better welcome? Living at the Dunes is like a perpetual stay at your grandma's house. The office staff even have a passive aggresive streak to match your nana as they dole out fresh baked cookies everday. How many cookies is too many cookies? When their tense smiles deflate into frowns, you know you've reached the limit. Don't worry, you can hide from their disaproval in the clubhouse downstairs. Because this place has a sweet clubhouse. So, if you've ever had the urge to relive your childhood in a faux desert, you'll love life down in the valley!

The Dunes at Falcon Valley has by far the most perfect location. Right between my work and school, and literally right off the highway to get to both. Not only is it easily accessible to the highway, the Dunes are right next to a town center with a grocery store, coffee shop, convenience store, gas station, and more. I have everything I need right down the road! Within the complex, it is just as nice. With a beautiful pool for the summer and a 24 hour fitness center, it sometimes feels like I'm living on a resort. The balcony is also one of my favorite parts, with a view of the golf course and woods right next to it, it's a beautiful view. I'd have to say, the part I am most grateful for is the washer and dryer that is included inside the apartment home. The Dunes also have a friendly atmosphere with friendly neighbors who always say hello. And another important aspect is that i always feel safe at the Dunes. I sometimes come home late at night from work or school and I never feel uneasy walking from my car to my apartment. Happily I can say, the Dunes make it feel home for me.

It has it's perks, it has it's downfalls. Nothing too great, but nothing horrible. Pros: Fairly new apartments, decent workout facility, decent pool, good maintenance staff, in a very nice neighborhood, average rent for the area, good windows, decent appliances. Cons: Can hear everything your neighbor does and the office refuses to deal with loud tenants, only offers Time Warner Cable, speed bumps leading up to the complex will wear out your shocks

This is a great apartment if you want tall ceilings, large bathrooms and large bedrooms. The property is very pretty with beautiful landscaping and a salt water pool that has a great view. It is close to many shops and restaurants. If the staff was friendlier I would have given it 5 stars.
