Where can I start? DO NOT RENT HERE unless desperate. There is a cockroach infestation that the complex refuses to acknowledge. Their front desk person Cynthia is very rude and non chalant about it, its automatically your problem. They don't fix onsite issues such as water drains, the mailbox was out for a year, they dont respect your privacy and will walk into your home anytime they want, their pay app doesn't work all the time, and you will accumulate late fees at their wrong, the apartments are filthy, the call hotline takes a long time to answer, and they never reply if ever, the grounds are not taken care of, and there are wild animals running all over the grounds. If you care about your family, or your things, DO NOT RENT HERE!

I like it here, but whoever prepared my apartment did not do a very good job. The top of my fridge is caked in dust from a previous tenant, and the tub was so clogged when I moved in I had to go buy a bottle of Drain-o to get any water to go down. The floorboards are very weak and popping up in a couple of places, it looks like someone dropped a bowling ball on my bathroom floor. Overall I do enjoy staying here though for the location and the quietness

Don’t move people into units with terrible floors, mismatch counters heights, you have no outlets on the patio, the fake turf needs to be replaced with rocks. Have a landscaper rake the rocks because the curb appeal is it. Paint the concrete at the front door instead of having stains everywhere. Make sure the heat and cold air works. Make a better gym, it’s extremely tiny. Finish up the upgrade on the 2nd pool have some consistency. Everything is mismatched. Don’t advertise free month free rent online but not honor that for people who walk in and look & lease. False advertisement

I moved here because an apartment that I was supposed to be moving into had already been spoken for. I had to think fast and move fast, because I had to be out of my last place by 8/9. I found ARR and read through the web site for Greystar. To me, it sounded like the perfect place after reading through their Mission. I've been very disappointed with maintenance, and Greystar all together. Typical management company who thinks about $$ more than they think about the tenants. I seriously doubt you'll publish this so others can see, but I could be wrong. I was wrong about ARR being a nice clean place to live, with a management company who seemed to care about it's tenants.

Avana River Ranch is a great place to live, providing many options for outdoor and indoor recreation, we have a gym, 2 pools, several outdoor pods some with jungle gyms for the kids, poo stations for the animals, and wide sidewalks that lead around the entire complex. It’s quiet and peaceful, people are friendly but mind their business, everything has a routine as well. Trash comes twice, mail is more frequent, it’s an easy complex to navigate around.

Not well maintained and not well insulated. Pools are never fully cleaned. Stains from mold and water damage in multiple places. Lazy carpeting with holes and debris under the carpeting and vinyl flooring. Poor cleaning between residents. Preferred method is painting over dirt and problems.

Horrible community. I've waited almost 3 months on maintenance. Still don't have work orders completed when all of these issues should have been done before move in. Appliances don't work. Major water issues, mostly leaks. Mold. Roaches. I've spent so much money fixing what maintenance could not. N yet I'm still waiting to use a bathroom that hasn't been fixed since move in. Don't recommend this place at all.

I have lived at River Ranch over twenty years..4 different management teams and find Greystar to be the worst. Other than the constant maintenance problems, the entire area is deteriorating..dead trees and shrubs, litter, most parking spaces sporting large oil patches, etc. etc. etc.

This location should be called Avana River of Roaches. STOP RIGHT NOW if you're thinking about moving here! These apartments have a roach infestation, and the management is doing nothing to control it. So, what exactly is management? There is no one in the office, and their phones are never answered. The weeds are so bad and so large; good luck getting a landscaper to remove them all. They completely abandoned the property. If something breaks in your apartment, don't expect anyone to come and fix it, and if they do, you'll probably hear from them three to four weeks after you first place your work order. It's a shame because it could be such a lovely place to live. This community is in an incredible neighborhood. The management company is Greystar; they're supposed to be the best in the business, but apparently, they don't care about people who need to rent and can't afford to buy. I would have given a ZERO STAR but you have to put at least 1.

Avana made finding an apartment and moving in easy and stress-free. The complex and apartment unit are well-kept and safe. The outdoor spaces are very pretty and the office responds in a very timely manner.

Do not move in. It’s over priced for the quality of apartment and community. The walls and ceilings are so thin you can hear every movement, tv show and phone call from your neighbors. There was literal sewage overflowing into the parking lot that took them an entire day to even call a plumber to fix. The roach infestation was disgusting and I? had To personally fix because they didn’t before move in. No one cleans up after their dogs. When renovations are being done on neighboring apartments, there’s no notification. So you get surprised with paint fumes and pounding. The renovators leave nails everywhere for people and pets to accidentally step on. Overall, it was a terrible living experience.

The touring apartment looks way better than the actual apartment we are living in. We feel deceived. The apartment has been neglected. The outlets need repair. The bathroom needs recaulking, and the unit has a foul smell! I wouldn't even give these guy 1 Star, they deserve 0

My experience has been less than ideal. The buildings are old and not very well maintained. We’ve gone our entire lease without a functioning dishwasher and have experienced flooding that is still not fixed. The front office staff always pushes it off on vendors that the issues are not remedied and can not give a straight answer at any point in the process of trying to find a solution. If you want to keep your sanity do not rent at this apartment complex or get an amazing renters insurance policy.

We are in our third year here at Avana River Ranch and we have had no complaints. Not much has changed in regards to our living situation since my last review with the exception being the pool area which was renovated and received a beautiful modern upgrade.

Roaches have plagued us for the 4 months that we have been here so far. Maintenance does come when called, which is nice, but the roaches always come back a week or so after they spray! Make sure to use glue traps often to take care of the extras.. they fill up and will need to be thrown out every week or two depending on how often you have them spray. You'll eventually get used to them always being around. Appliances look nice, but break down occasionally. Again, maintenance is good and will come fix it. Whatever cheap tub resurfacing treatment they do on the bathtubs will crack and start to peel off after 4 months. They will refinish it for you if this happens, but you will have to vacate the unit for a day because the fumes are toxic. Not much of an option if you have pets unless you want to take them to the park for an entire day. The area is nice, with lots of trees, and the surrounding corporate buildings are quiet. Walls are indeed thin, and you will head every step your upstairs neighbor takes. One bedroom does not get much airflow from the air conditioner, which is something that they were unable to fix. Lastly, you will pay through the nose if you have pets, and they tack on hidden fees each month. The combined costs make you feel like you are paying for much more than you get.

I have lived at Avana Ranch Apartments for 4 years and it is absolutely an amazing place to live! I would highly recommend living here if you are looking for a luxurious beautiful place, with a positive community, and very affordable!

Since i moved in Avan has been the best appartment i lived in. VERY quiet neighborhood and always grounds are kept so clean!!! Maintenance is always so nice and helpful. I hope the rent doesnt go up too much bc id love to stay another year!! Id recommend this place to anyone. Never had roach issues or problems with anyone ever.

My partner and I enjoy the space in our apartment. We are able to go to the market, and get food 5 mins away from us. Its quiet living. Easy access to the 202! Cant go wrong when Starbucks is down the street!

We love avana we have been here for a year so far and recently resigned for another year and a half. Its a very nice quiet community. My kids love going for walks or going to the pool or playground. There is always convenient parking spots and handicap parking spots available being disabled i have a very convenient handicap parking spot right in front of our apt. Its off on a private street and near great resturants, malls, theaters everything is close by so no need to drive far. The rooms are spacious the patios are large and the office workers are friendly and understanding. Maintenance getting everything done promptly and are very clean and kid friendly as my 1 year old always likes to say hi and sometimes watch what they do.i have never had any issues. Only incident ive had in the year plus i have been here is when and outside company came in to do work.
I currently have to work orders. The hole in my ceiling has been there for a week, and the issue of dirty water backing into my dishwasher has been open for a month and a half.

Its close to plenty of shopping. Can go to Tempe, Phoenix, or Chandler for fun events. In a quiet area.

Avana River Ranch has an outstanding maintenance process and maintenance staff which I have experienced throughout the two years of residence. They have completed any maintenance requests within a timely manor with completion of issue with 48 hours of request.
