This an awesome place for those who wants to live in a quite place, close to the international drive and Icon Park, the complex is close to the themed parks (Sea World, Disney, Universal), also you have so much options to have a food around the neighborhood plus the Walmart, Target and Publix supermarket. I highly recommend the Avana Parkway if you are looking for a place to live and enjoying walking around the neighborhood. Thank you.

Every year it gets worse the pool closes at sunday when i moved it it was open until 10 the parking is always over crowded although every year we have to pay to park here the gates work half of the time the upstairs neighbors tap dance all night the trash around the lake is never collected the hallways are always dirty and smelly and the community room is locked at 5:59 pm and no one can use it the new package system which we are forced to pay even if we dont use is crazy

I want to start by saying that I understand managing a residential community is no easy task, and I do appreciate the cosmetic upgrades that have recently been made around the property. That said, I believe it’s important not to let surface-level improvements take priority over core responsibilities—especially when they directly impact the health, safety, and comfort of residents. Pet waste stations often go months without being refilled, making it difficult for responsible pet owners to clean up after their animals. Despite this, tenants are still fined. This feels less like enforcement and more like a way to penalize residents for a situation they can’t control. It’s frustrating and comes across as unfair, especially when the community is being held accountable while management is not upholding their side of the agreement. The dog park gate has been broken for nearly a year. This is not just an inconvenience—it’s a liability risk. The gate exists to prevent pets from escaping and to keep residents safe. Its continued disrepair suggests a lack of urgency around basic safety measures. The dog park itself is also often littered with trash, and general upkeep in the area seems to be neglected. Inside our unit, we’ve had repeated issues with our air conditioning system, especially during hotter months. Multiple maintenance requests have been submitted, and while the team has responded at times, the underlying problem has never been resolved. We’ve also reported a hole behind our stove that has still not been patched. This has resulted in an ongoing roach issue, which has been very frustrating, especially considering we keep our home clean and well-maintained. When we brought this to management’s attention, we were told that if pest control required us to vacate, we’d be responsible for the cost. That response felt dismissive, given that the source of the issue is a structural flaw—something well beyond our control as tenants. I want to be clear that I’m not writing this to be confrontational. I’ve done my best to be respectful and patient throughout these experiences. I’m simply asking for a greater level of responsiveness, consistency, and accountability. I truly hope this feedback is received in the constructive spirit it's intended. I and many other residents want to enjoy living here. But in order for that to happen, these core issues need to be addressed before they lead to more serious consequences—whether for residents or the property as a whole.

There has been improvements on the complex. However, the bug issue in the building has been crazy. Roaches in the stairwell to the hallways and now made its way into the houses. They spray the rooms but has done nothing.

While management was absolutely wonderful I found a number of issues with my place upon move in. The bathroom water has a strong terrible odor, the place looked far from the model, the place was still dirty, the cleaners did not do a good job if at all.

I do like this apartment complex, it's not perfect (the dog urine in the elevator is the worse), but overall it's a nice place to live. I would like for management to consider removing the old carpet in the hallways and replacing with vinyl flooring, it would make such a difference! They should also look into the water pressure (current pressure is not strong at all).

Super great apartment!!! Clean building, garage works perfectly, and the office staff is very helpful! Highly recommend this place to anyone that is looking for a nice and convenient place to live.

Overall, a great place to live with great amenities and neighborhood. My only gripe as of late is the lack of transparency with the new trash hauling/compactor fee. Wish they sent out an email or letter explaining how that fee is charged since it’s not the same every month. Other than that, it’s great.

Terrible attention to residents' needs. The manager is not a good manager. The complex lost its quality with this administration. In 4 years as a resident, the complex has never been seen at this level of deterioration and neglect.

I am enjoying living in Florida. The complex is nice. I wish there was a better system for parking. Wish the pool would not have been closed in the summer. The office staff is great.

The bugs in the apartments are really bad. I’ve put in so many requests and the follow ups are awful. I explained where I’m having trouble with and I’m still having issues

I have lived in many places all across the southeastern US and this has been my best experience by far. Service requests are answered almost immediately! The community managers live on property so are invested, personally, in the upkeep. It’s a beautiful community. I also love that it’s relatively small as compared to others in the area.
