Wonderful management and community. Was offered help from new neighbors I have not even met, yet when I was struggling to get a piece of furniture into my unit.
I would recommend these apartments to anyone. The staff is very friendly super great community. My neighbors are amazing. I’m so glad I went with Avana at happy Valley.
Great leasing experience. The prices are affordable without it being too sketchy of an area. Definitely a kid friendly complex with lots of kids running around.
I think it’s a great and adorable place to live. Homeless people are minimal and the place is quiet. Just be prepared for a lot of squirrels.

I’ve read some negative reviews about this community… and I have to say: THEY ARE NOT ACCURATE. The staff here is responsive and so friendly. The maintenance is top notch. The community is quiet and neighbors are so nice. My apartment was very clean and well maintained. I knew what to expect up front, and my expectations were exceeded. Give it a personal look, and you will see that the bad reviews are just disgruntled, angry people that were told “No” at some point.
The neighbors on the bottom floor are extremely loud, all the time and at all hours and the one right next to me slams his door everytime and is in and out at all hours throughout the night. Other than that, things are great.

The neighborhood isn’t very safe, there is a lot of property crime (stolen cars/motorcycles/tires, cars gone through, etc.), there are pests, and the staff is not very communicative or responsive to issues.

On multiple occasions service requests were closed without a visit, or maintenance taking pictures and listing the service as completed. I have no faith that repairs or pest control will be completed without repeated submissions

These apartments here are by far the worst apartments I’ve ever lived in. Black mold everywhere, including the walls! cockroaches living in the walls, poor management especially “Elizabeth” .. , never any parking for guest. Homeless everywhere you look, needles all around the ground of your apartment corners, people always screaming all hours of the night playing the loudest music you can think of, dog poop all over the grassy areas and dog park was not open for a whole year, laundry washer and dryer prices go up to almost $3 + at times of the day, lots of police activity, they will show you a apartment that looks nothing like the one they originally showed. Don’t waste your time or money, things fall apart so easy and bathtubs all chip with pink and black mold and countertops peel before even touching them, poor set up done and poor communication as well as pay.

This is a pretty good community to live in staff could do a better job in answering the phone or emails however they are good at responding to service calls no community is perfect I would like to see more parking available to residents and also get rid of the cars that are not up to date on registration and are broken down that will open up some spots for pain residents!!!

I think the property is beautiful and I love the apartment. The staff is very nice. However I am very worried about the communication. There is no way to just call the office and talk to one of the staff. And email takes days to be respond to if at all. I have had to show up in person after work and iI areas told I would receive a call by Tuesday about signing my paperwork to move in. I can’t make it there until Friday now. Friday is my move in date and I am not even sure I will be able to move in until I can get there on Friday morning. I sure hope once I move in it will be easier for residents to get ahold of leasing staff.

It's fine. Its getting better per year, but we still have issues with homelessness sleeping in the breezeways and roaming around the complex and finding drug needles and foils leftover. Plus, some residents who don't pick up after their dogs in front of your window.

Well in general it's good I think there should be more security at night a little more control with the homeless and the office team is really doing well

Absolutely love living here, I feel safe and comfortable and when there was an issue our property management immediately fixed it. Everytime I go to the office they are really helpful and quick as well. 10/10

This is a very good place to live a good value for the money spent very good location when it comes to public transportation The Town center is right across the street management keeps up with the grounds and overall maintenance requests are met quickly and efficiently One of the better places to live in Clackamas county!

Reasonable for the price. Apartment had a broken door and fridge when I moved in. Maintenance was quick to fix it but I don't know how anyone missed it. The apartment is decently sized for a studio, the location is next to a mall. I'm hopeful the place will keep improving, they're building a fence around the property and switched to Vallet garbage collection.
