This is a wholesome and diverse community with friendly people from the rental office to the neighborhood kids. The staff is professional and the grounds are well kept. It feels like an oasis tucked away in the middle of all the hustle and bustle of the surrounding areas. I genuinely enjoy living here.

This is a pretty good community to live in staff could do a better job in answering the phone or emails however they are good at responding to service calls no community is perfect I would like to see more parking available to residents and also get rid of the cars that are not up to date on registration and are broken down that will open up some spots for pain residents!!!

I think the property is beautiful and I love the apartment. The staff is very nice. However I am very worried about the communication. There is no way to just call the office and talk to one of the staff. And email takes days to be respond to if at all. I have had to show up in person after work and iI areas told I would receive a call by Tuesday about signing my paperwork to move in. I can’t make it there until Friday now. Friday is my move in date and I am not even sure I will be able to move in until I can get there on Friday morning. I sure hope once I move in it will be easier for residents to get ahold of leasing staff.

It's fine. Its getting better per year, but we still have issues with homelessness sleeping in the breezeways and roaming around the complex and finding drug needles and foils leftover. Plus, some residents who don't pick up after their dogs in front of your window.

Quieter than you’d think, but mailbox has been broken for months with little to no update. It’s nice to have open and paid parking, but it’d be great to have more open parking (I guess that’s the whole point though…)

This is a very good place to live a good value for the money spent very good location when it comes to public transportation The Town center is right across the street management keeps up with the grounds and overall maintenance requests are met quickly and efficiently One of the better places to live in Clackamas county!

Reasonable for the price. Apartment had a broken door and fridge when I moved in. Maintenance was quick to fix it but I don't know how anyone missed it. The apartment is decently sized for a studio, the location is next to a mall. I'm hopeful the place will keep improving, they're building a fence around the property and switched to Vallet garbage collection.

there are fetty/ blue users everywhere if it’s not that it’s the homeless. They all seem to congregate to the breezeways that are around the front door of your apartment. They make you pay for a valet service that hardly shows up and when they do they collect the garbage and leave it out near the parking lot. the trash receptacle they provide anyone can use cause it sits outside your door, the addicts will discard their needles in your trash. The office can’t do math and so when you pay make sure you get a receipt if you don’t they either put your payment on someone else’s account or your payment just disappears. The pipes break there’s BLACK MOLD It’s ridiculous. The washer and dryer is like 2.75 a load when I moved in I was told it would be free. It was 2.00 and the raised the price. oh and you pay for bbqs that they keep locked up and tell you your personal bbq is against your lease. Don’t put anything on your porch cause things just grow legs and walk away. Do not recommend

Please do not move to this apartment complex. The photos online look nothing like the apartment you'll receive. Also, if you have a loud neighbor who likes to play their music at all hours of the night, management will do nothing about it. Stay away.

There’s definitely room for improvement but it’s not terrible. Biggest problem is the homeless foot traffic and trash everywhere. I also do like the guy who smokes weed right next to my car(they park next to me), but they are doing so in their car so I guess technically not much can be done there

Gotten better over time. It’s nice and quiet here and the property is pretty clean and the homeless people seem to have disappeared. I was not going to renew my lease but I’m reconsidering due to positive changes.

We been living in Avana at Happy Valley for 8 yrs now. No major issues, we like it here because its accessible with public transportation, mall, stores, groceries, restaurants and near with our work place. So far were good here.

Here at Avana the management has gone above and beyond. They have answered questions and have addressed my concerns. Maintenance has done an outstanding job with minor issues needing to be fixed. It is clean and most of the time quiet here. Looking forward to making more memories here ??

I would say this apartment complex is a good overall place to live It provides decent amenities that most people are looking for the maintenance department stays on top of any and all issues The management team will show a willingness to resolve issues as best as they can and I believe it's a good value for the money you invest in here to live.
