Property Ratings at Avalon of Wilmington
I have live here for the past 2.5 years and really have enjoyed it. Great neighbors, great pool, and lots of room in my apartment and around the grounds. No problems parking and I love being able to walk to a restaurant that has good food and an even better atmosphere. Thanks!
I have been a resident for years and have to mention some concerning issues that have recently arose since the new management corporation, Southwood Realty, took over. I’ll focus on my top three concerns. 1. The deteriorating property. a. There is a stark difference between the newer Saxon Place and the classic Avalon floor plan. However they are all priced on the higher end and you’re required to pay for cable, internet, trash, and three separate water, sewer, and admin bills on top of a high market rent. This is not a luxury complex besides the pool. Literally the pool is the only thing going for this place. b. The amenities are not maintained properly. There are some serious safety issues throughout the property that needed addressed years ago. The gym has had broken equipment for years. The cardio room frequently has had A/C issues as well. The courts no longer have proper lighting. The new grills don’t work and never have gas. The pool patio has a tv mount, but no TV. The car wash vacuum hose doesn’t even have an attachment and the water hoses don’t have spray nozzles. The dog washing room does not get cleaned often. Half the computers don’t work in the business center any time I’ve needed them. 2. The high turnover. a. A few years ago Avalon boasted one of the best teams I have ever seen at an apartment complex. Too bad the new management couldn’t retain them. Stephanie is the only one left. She’s also the hardest working and friendliest employee in there. I always see her around the property and she’s still the only one that even seems to care for conversation. The rest will push you out. I’ve even witnessed them cut Stephanie off mid conversation while I’m in the office. Does not seem like a healthy work environment. b. The maintenance team under the new management is focused on speed of completion and not quality of service. They no longer contact you before entering as a courtesy. You also have to submit a request multiple times because they don’t actually address this issue properly. Looks like new guys every week. 3. Crime a. Just look up the crime reports for here. It’s astonishing. b. Car break ins. Rather than getting emails about community events or socials, we get patronizing communication on how to properly lock our cars. c. Patrolling has ceased. It definitely gave me peace of mind to know at least there was a patrol car that would monitor the property.

Like other reviews say, they showed me the apartment that I was told would be mine but on move in day it was a completely different apartment in a completely different building/area of the complex, this complex is NOT safe and the management does nothing to fix or help that. My cars been broken into 4 times, my neighbors apartment got broken into in the middle of the night. Drug deals happen all the time around the complex. I’ve witnessed and heard numerous shootings, the grounds are not kept up, these are not luxury apartments by any means. When they do the grounds keeping if you’re on the first floor do not keep anything nice on your balcony, they will blow dirt, mulch and rocks all over your patio furniture and whatever you have out there will be destroyed especially when it’s wet dirt they are blowing on your balcony. Cheap appliances, everything breaks and walls are THIN. Do not move here, I would not recommend this place to anyone.

Would not even recommend to my enemy. Everything that could happen…happened to us. Theft and car breaking, mold and lack of clean and safe outdoor spaces, drug paraphernalia being left all over.
First off I want to say the apartments are not luxury at all. Rushed paint jobs, they dont replace carpet after prior renters (especially if those prior renters had pets), pet odor in carpets, dog/pet fur still in carpet, fleas and ticks in carpet! Very very thin walls and flooring, you can hear everything! The airport is close by you can hear the airplanes taking off and landing. It’s a train track close by which you hear the trains 1:00 am -5:00am. If the upstairs neighbors flush there toilet you can hear it! Neighbors don’t have respect for other neighbors, kids run and jump around in the apartments, I mean you can hear everything! I would not recommend these apartments to anyone!!!
We would never do business with this company again. We were shown the model and then given the rattiest apartment ever. The carpet was disgusting and they just smiled and expected my college age daughter to accept it while being unyielding and completely impossible to work with. Please do not make the same mistake we did and fall for this!! There are plenty of other apartments in Wilmington.
Great location, very peaceful and quiet. The grounds are always kept nice and clean.
Great staff and the entire complex will meet all your needs. Likes and suggestions: Great people, attractive complex and great shopping near by.
Only issue was the dog owners don't pick up after themselves and there is so much waste left laying around that it is hard to avoid and for maintenance to keep up Likes and suggestions: Despite being an apartment, we were able to live here without intrusion in our personal space or business. Didn't have to worry about micromanagement. It was great
I dislike how mailing/package delivery is handled because multiple times throughout my years I have never been notified of a delivery, and wound up receiving my package months after it had been delivered (care packages, food, flowers, etc.). Likes and suggestions: I like the fact that the complex is very well lit, and how safe I feel all the time.
Would feel a lot safer if the community were gated. The surrounding neighborhoods are not the best. Likes and suggestions: Love all of the amenities, the pool, gym, car wash, etc.
The problem with parking comes on when courts and sports is busy and their customers park in Our parking spots. It needs to be monitored and people need to be ticketed during these times Likes and suggestions: Great apts. well maintained.
Disclosures not covered in the lease like basically being forced to get over-priced Time Warner Cable through the apartment. Residents cannot get Time Warner Cable outside of the complex because they have a contract with Time Warner Cable. Likes and suggestions: The apartments are nice inside.
For the rent that's way to high I've rent apartments 300 to 400 less with more admentities. Construction of these apartments was horrible when is comes to quality, most the door looks inside don't line up... The electrical outlets are horrible and no lights in bedroom ceilings or fans. No worth money and would prolly not stay there again Likes and suggestions: It's near to so many places

Keep doing exactly what y'all are doing. everythings great! Likes and suggestions: amenities, one bill for everything, staff is awesome, having everything so close is super convenient. I honestly can't think of a negative attribute.
I would like to see more parking. I think the people who work for avalon are amazing and do their job great! I dislike the projects that live right next to avalon but I was really blessed not having a apartment on that side of avalon. I would recommend a special security officer on that side or make avalon a gated community. Likes and suggestions: The location and how I'm able to go everywhere from where I stay without to much traffic or time.
Friendly staff, great amenities, and pretty nice spacious apartments.
Not a bad place if you don't mind living next to the ghetto. Likes and suggestions: The facilities are great when not used by outside people. Basketball courts are always being used by people who don't live there.
Staff was very friendly and upbeat. Many residents did not clean up after their dogs but the grounds crew was on the problem first thing every morning. Likes and suggestions: The central location is very convenient.
My son lived here when he was in college. The staff were great to work with, and did not treat my son like he was a "punk college kid" Which was wise on their part, because he is very neat and clean and probably left it better than when he moved in. I found them very flexible. When maintenance was called, they always arrived very promptly and took care of any problems. It was a very good living experience for my son. Likes and suggestions: The apartments were nice, and maintained well.
