Property Ratings at Aurora on the Trail
I do not recommend Aurora on the Trail. We signed our lease based on the model apartment the leasing team showed us — they never showed us the real apartment before signing. When we arrived to move in, the unit was not clean and not habitable. Over 14 days, we asked multiple times for the flooring to be fixed. On the third attempt, we saw the “repair” — mismatched planks that looked like a patch job. At that point we gave up. Other serious problems included: • Elevator was out of service from the beginning and stayed broken the entire time, making it impossible to move in • Ant infestation — we reported it, but it was never fixed, and I had to buy and apply my own pest control liquid • Broken toilet seat and oven handle • Broken outlet cover (safety hazard) • Poorly patched ceiling and water damage near the tub On top of this, management expected us to act like their maintenance team, asking us to report every single issue through their system instead of delivering a move-in ready apartment. That’s not how renting a home should feel Despite never being able to move in, management still tried to charge us a two-month termination fee. We gave them multiple chances, but the apartment was never delivered as promised. Inspect the actual unit carefully before signing anything.

I’ve been here since November and it’s been nothing but pleasant. We were able to tour and move in within a weeks time, which was super convenient since we had to leave our old apartment from hurricane Ian damage. The gyms great, clubhouse is great, management is nice and has good hours, and I’ve never had major maintenance issues bc the units are fairly new, but anything like toilet hissing, or keypad battery low, maintenance has always come to fix within 48 hours and have been super friendly. Also have never had a bug issue other than the occasional fruit fly, which is a huge perk for me bc my old apt in winter park used to get roaches which was the worst. Super happy here! Prices are too high for me so I won’t be renewing but it was great for the time being.

The only reason I am putting two stars is because of the location. I love how close we are to Baldwin Park & Downtown. Other than that, this property management does less than the bare minimum. I’m on my second lease here (only renewed because I wasn’t ready to move when first lease was up) However, since my first lease - every time it rains, I have water leaking into my bedroom. They have had people replace carpet, have had multiple carpet cleanings since the new carpet was replaced, they took apart half of my balcony & re-did it (it now has two different tones and looks very bad), Ive had multiple men come into my apartment to try & fix this issue but the issue has yet to be resolved. The building in general outside of my apartment, floods very bad when we have heavy rainfall, even the walls have cracks and flooding in them and all they do is paint over the issue - nothing has yet to be fixed. I also had another leak in my ceiling, in the same bedroom & they claim it was my dryer being clogged. For this neighborhood to be so new, I don’t see the buildings holding up much longer if they don’t fix the leaking issues. They have offered to move me into another apartment or release me from my lease. But they have not offered to discount my lease or cover moving costs if I choose one of their options. The doors to get into the building, have been locking us out for months now. Every time I call the leasing office, they say they are waiting for parts & the company to come fix the doors but this has been on for months in multiple buildings. The parking outside is absurd. People are parking anywhere they can fit their car. My roommate’s car was hit overnight & no note was left. When my roommate called the leasing office, they said the cameras weren’t working therefore my roommate is not able to do anything about the fact that her car was hit. The bonfires in the pool area have never worked since I moved in, in 2021.I have had to clean the pool myself on multiple occasions because it was so dirty and the leasing office claims it gets cleaned multiple times a week, but it doesn’t look like it. The gym is SO DUSTY. Until I mentioned to the leasing office that the cleaning crew needs to do high dusting on the ceiling fans and treadmills, it was not being done. I could continue to go on regarding all of the issues that this neighborhood has had and continues to have. The leasing office only comes up with excuses and no solutions. I would not recommend living here.
We moved in here when it was Urbon Apartments. We had valet service which delivered our packages to our door, cleaned our apartments for a fee, walked our dog for a fee, and it was WORTH the money. This new company has taken over… the management stays in their office, the office staff changes CONSTANTLY, the took away valet service, they changed terms of our lease agreements by getting a new utility billing company so now we pay double for sewer/water, the neighbors do whatever they want (smoking on balcony’s /hallways, loud music, throw trash everywhere in the halls), the neighbors DONT pick up after their pets, there’s no parking if you come home after 8pm, and yet our rent is only increasing. There are far other complexes in the area worth the money!
