Property Ratings at Atwater
These prices are outrageous for having gates that stay open all day. The small stackable washer/dryer don’t work. Nobody picks up after their dog so it’s poop everywhere. The leasing office does a lot of “inspections” inside your home. And if you ever need something fixed don’t expect maintenance to come until days later. The property manager is rude like she don’t like her job so don’t go in the leasing office needing ANYTHING.

I actually wanted to leave 0 stars. From the cockroaches and pests, raccoons in the roofs, constant stray animals, VERY unprofessional leasing and management team, a “gated community”, but all the gates are ALWAYS open.. such a horrible experience renting w/ this community.

I will not be renewing my lease. this place does not care. i currently have No A/c and this is not the first time i have had issues. they do not repair anything. patching things up and not fixing it.
From the moment I arrived at Water Terrace apartments I knew this would be home. I was greeted so warmly by the staff I felt an immediate friendship. They were accommodating in every way. I had a few special requests for my new home and they were able to help with everything. I've been here awhile now and can continue to say how impressed I am with their service. Let me list a few examples; 1. Pest control comes on a quarterly basis to inspect and spray my unit for bugs. (I have yet to see a bug in my apartment) 2. They have landscapers come out once/twice a week. As a result the property is so beautiful. It has a lake setting and with all the trimmed hedges and grass it is so serene. 3. The office is always doing parties and events for the residents. Just last month they were giving out wine and chocolates!!! 4. Apartment itself is newly renovated, with new appliances and new flooring, feels so nice and new. 5. I could go on, but I don't have a lot of time and I am sure you all are tired of reading this :) HIGHLY RECOMMEND THIS COMMUNITY
In my 11 months I’ve been here I’ve seen police show up with guns drawn at a neighbor’s apartment (totally not exaggerating), constant domestic disputes with police being called, saw one car sitting on bricks (all 4 wheels gone!), gate often broken and several non residents crashing facilities to do music video shoots at the pool and tennis courts! I’m not making any of this up. Now having said that, most times it’s pretty quiet which is great but if there is an issue with noise such as a domestic dispute, the office expects YOU to file a police report. The grounds are usually pretty clean. The staff is pretty good about making sure they’re keeping the place as tidy as they can. Landscaping can be improved however, lots of places that are just dirt and no grass. Doesn’t feel so luxurious when seeing this. Lots of trees in the community but when the lawn crews are on site, they may blow leaves from common areas like sidewalks but that doesn’t help stairs or patios. They did recently pressure wash most sidewalks which was nice and are now re-paving the streets which should be nice when completed. Rent increases. Not sure what “market rate” they use but by evaluating public information within a 1.5 mile radius for 2bd/2bth rentals over the last 12 months you’ll find that rent here is on the extremely high end to start with, then increases will hit 7-8% even though the average in even hot real estate markets is 3-5%. I understand they’re in business to make money but geez. If you’re looking for a place to live long term, you may get priced out before you know it.
I have been living at water terrace almost two years my husband and I decided not to renewal our leases. Water terrace is a great community to live at the only thing I disliked is the poor landscaping and trash every where. Our rent increased almost 60 dollar you paying so much in rent for a property that is not well maintained.
I have been living here for almost a year, nice and safe area( always gated with highly security doors ) , nice views, excellent and polite maintenance, friendly and civilized neighbors, With super perfect MANAGEMENT They have special plans to clean all public areas, even they cleaned stairs and balcony in front of my house and outside veiw’s window with water jet completely clean ! Wonderful experience every two months... And also we have special monthly events ??, pizza , ice cream, fully super pool party that they managed... I really appreciate that... HIGHLY RECOMMEND !!
Customer service needs improvement. Had a walk thru tour scheduled for 11.30 today with Tia. When I arrived I was informed that Tia was running late. Ok i can wait a little. Gentleman behind counter said he was alone and couldnt leave. His demeanor leaves little to be desired. Here it is 12 PM and Im back in my car headed back home. I drove 30 mins for this appt. They must have all the residents they need here and do not need any tenants.
I have lived in many upscale/ luxury apartments over the last few years and I was completely blown away by the professionalism of Kenrick. From the moment we walked into the leasing office we were greeted as if we were distant relatives. He showed the apartment with perfection. We were ready to move in with just a conversation. I will say Kenrick is by far the best leasing agent I have dealt with. We were shown the apartment that we would be occupying and it was great. We chose the one bedroom with a loft. We were able to choose the color scheme so our place has our own personal touch to it. This is the first place to give us that option. They made moving in really simple. The amenities are awesome!! They have two pools the main pool is heated, A fantastic movie room, tennis courts, a gas grill and a outdoor fireplace. If you come here you will not want to leave. I want to give Kenrick 1000000 big ups for his professionalism and how he treated us from the start. Mr & Mrs Daniel

I lived here for a year. I love the area and Staff. I like that around the Holidays the Staff would plan a gathering for the tenants to meet and eat together. The staff is very attentive to any problems you may have concerning the property or with your personal life. I would highly recommend Water Terrace Apartment complex.
The area is a great area to live, close to plenty of shopping malls, movie theaters and restaurants. My community is gated, so you definitely feel safe. Also, the apartment community interacts well with the tenants by hosting many community events like bbqs and movie nights. The apartment community also offers unique floor plans with large bedrooms, spacious closet space, two pools and two tennis courts.
We have lived here for over a year and would probably continue to if we weren't looking for a house in the near future. The staff is very accommodating, helpful and supportive. The location is near sawgrass and other shopping plazas and most residents are extremely friendly. The community is gated and is quiet for the most part. The only complaint I have is that the entrance gate is too slow which allows numerous cars in at a time. If they fixed that by adding the one arm that controlled the entrance then I would rate it five stars. Water terrace is a great place to live.
I have been renting here at Water Terrace for about 5 months now. I can honestly say my experience has been satisfactory from the begining. The staff here at Water Terrace were very helpful in ensuring that we find what we were looking and were very patient with us in the decision making process. The maintenance crew are visible daily and there hard work definitely shows throughout complex. The staff are also very prompt about taking care of any maintenance issues ( my washer was fixed the next day!!!!). Two thumbs up for Water Terrace!!!
