Contacted property manager about the dangerous mold infestation in the bathroom. PM tried to say it was the unfolded laundry on the couch in the living room that was contributing to the mold. Needless to say, the issue was never fixed and I'm sure it's still not remedied.

RUN FROM THIS PLACE I do not even know how strongly I can say do not rent ! Do not even consider it. Even if the rent is free, Do NOT RENT. My family lived there and We tolerated a lot but finally we were able to get out!!! PEOPLE FIGHT FOR PARKING SPOTS SINCE THE PARKING SITUATION IS TERRIBLE. Also kids fighting and POLICE have to come frequently to address issues between tenants. Like living in the worst part of PHILADELPHIA. Staff are RUDE, they treat people like trash. MOLD INFESTATION!! Behind those walls and paint there is black mold! There are leaks everywhere which cause more mold! You call the office and they don’t answer on purpose because they don’t want to acknowledge your issues.Trust me please, do yourself a favor and do NOT rent.

The cheapest one can find wall-to-wall carpet was installed. It was not even wall to wall because the installation was so poor, there are gaps between the carpet and the wall. Plastic tile in the bathroom. The quality of the painting job is horrible. The paint was slapped against the ceiling and whatever was on the walls was just painted over. The paint was cheap as well. Management is saving money on everything to the point it is disgusting. Disappointing.

There is mold in the apartments! The response in person was we are going to get a specialist to come out, but when I emailed about it they told me that they misspoke, right after they send the maintenance supervisor for the second time and said he took pictures but there was no mold in the apartment. They also stated “well your lease is almost over”. My lease is almost up because I refuse to pay $150 more a month for rent, with major mold issues. The mold has moved from the apartment onto my furniture! Since the last communication a few days ago I am unable to get a response from the office!

I moved here 6 years ago. It was then called Bucks Landing. The management was horrible along with everything else. But since the six years of me seeing that things are changing for the better. I was disheartened in the beginning, but now have grown to appreciate my apartment. I have had some not so pleasing situations as far as my rent is concerned and having bad neighbors, but I can honestly say, management here has been very good to me for the most part. Life changes and so does life situations. They have helped me in so many ways. I am extremely grateful to the Asst. Building manager Ms. Kathy and the Manager. Yes, my building is noisy, but we have small children in my building and it's understandable at times. I think that if you have good neighbors in your building, you should have a good living experience here at Aspen Grove. I haven't had any problems with bugs, because they have an exterminator that comes on a regular. Transportation is awesome for those who don't have a car car. We have Septa buses and the train station in walking distance. There are several parks in the vicinity for the kids to play and the schools are very close. We are located around everything. We were having a problem with parking, but lately management has been right on top of it. I am very pleased now to be here. I can honestly say I appreciate being here at Aspen Grove. Ms. Kathy a special shout goes out to her. We bumped heads in the beginning, but I know now that she only has my best interest at heart. I had to learn to be in more contact with her as well as management. My family thanks you for caring about us. I think the only thing that I would say needs work is the screening of tenants. I wish that we would become a gated community. Not everyone needs to be here. They make us look bad! I also would like to see the changing of new carpet, especially when it wasn't new when you moved into the apartment. I'm not here forever, but I can appreciate where I am, because I am safe, my child is safe, and that's what matters. Thank you Aspen Grove Apts if Warminster!

I have been living here for over 10 years it’s a good place to live with a Awesome school district friendly neighborhood and management and Maitince is very helpful and try their best to meet all your needs apartment is very spacious and also pet friendly

Aspen grove is a nice place to live. Better than I thought. Perfect size for a family of 3 and pets! The people who work in the office are great and any problems are handled promptly

These apartments are run poorly. VERY poorly. When I moved in there were two broken windows, which took over two months to replace. I wasnt told until AFTER I signed the lease by Melissa that the was a bed bug problem in my building. I found several bed bugs over the course of 3 months before they finally exterminated. They kept giving the run around about needing to exterminate. I live on the bottom floor. My apartment has filled with sewage 3 separate times. The sewage has filled the hallway, bedrooms, as well as, the bathroom and kitchen. Each time they send out a cleaning staff who only cleans the tub, leaving me to clean up sewage. I requested the cleaning staff twice on 8/18/19 and the assistant property manager refused to have them actually clean. On 3/17/20 I requested the flooring that the sewage had warped be replaced, for health concerns from the sewage (possible black mold, sewage underneath, etc.). They sent someone out the morning of 3/18/20 with a caulk gun, who refused to have the floor replaced. It is now the afternoon on 3/18/20 and the apartment is filling with sewage from the building again. I've requested an apartment change, the assistant property manager Kathy laughed and stated "we dont have an apartment to just give you" and told me she'll send out a maintenance worker and to just "deal with it." On my lease, I have two minor children living here who can no longer be here until this matter is handled. It is unsanitary and unsafe to our health. I no longer feel comfortable living here with other persons filth. If you do decide to look at these apartments, be wary of how they treat their tenants. Their tenants health and safety are not of importance to them, and you will be forced to live in apartments that can be legally deemed uninhabitable.

cockroaches all over the bathroom, living room, bed rooms, kitchen. Always fighting for parking spaces because they let anyone just park, no regards for actual residents. Had many leaking problems. rent increases, once it did, nope i was out of there, not paying more to live in a place that is not as nice as they showed us.

Would not recommend. There is an awful bug problem. Tried to get out of our lease but it would have been so expensive. The apartment was not clean at all when we moved it. Also not very well insulated, electric bills were around $300 and we did our best to conserve! Staff was not friendly. Not a good experience here. The neighbors were nice though!

We had a great experience at aspen grove. The staff was very friendly and helpful. They were able to answer every question we had and even took the time to show us the exact apartment we would be renting. We can't wait to move in there.

aspen grove is the best place who want to start living independently, very good price and most important space full living room and bedroom. convenient laundry. very good staff. whole staff is awesome, maintenance supervisor "josh" very good person.special thanks to Kathy who is Assistant manager, very good person, she is a very good listener and positive person and try to solve problem. convenient for school , bank, grocery, pharmacy and doctor office, restaurant, shopping center very close. cleaning staff did excellent job. i recommend this place for peaceful living . thanks u

Did not rent here but went to see an apartment. The person attending us lacks respect for customers. Did not even bother to pay attention to our queries on the apartment despite the fact that we went there with an appointment.

Just moved here love it they had a great special running too. Very happy with my decision to move here. Staff is nice and Josh was very helpful. He made the move in process easy.

Just love the renovations! Was a breeze to move in. And parking is getting better

When we first moved to Aspen Grove a year ago we thought it was a great deal - nice apartment, affordable price. And they said they were doing all kind of renovations to improve the place. One year late and nothing has changed except our thoughts on the place (and the fancy garden in front the the leasing office that is a total misuse of their money). Here is a summary of our experience: 1. Cockroaches. I found one in my cereal one morning and in the bottle I was feeding my newborn baby a few months later. We moved out a week ago and we were still finding them everywhere. 2. Mold. In the bathroom and in our windowsills - I cleaned and cleaned and cleaned and it just kept coming back. Management offered to have the cleaning staff come clean it but that's not what needed to happen. 3. Shoddy renovations. The renovations they did do were awful. Our cabinets had gaps where the wood was supposed to meet so you could see all kinds of dirt and grime that they didn't clean before installing the new cabinets. The paint looked like it was slapped on. Our tub was spray painted instead of refinished so the paint peeled off every time we took a shower or bath. 4. Environment. Kids would smoke marijuana outside our building into all hours of the morning and they were loud shouting curse words and totally inappropriate things. They would also hang around after school and play offensive music. I walked with my daughter to get the mail once and never did again because I didn't feel safe. 5. Poor management. Management instituted the parking permits and guest passes in March but when we moved out a week ago they still had not been enforced. That's just one example of management not enforcing their rules. 6. Rude office staff. When my husband would have a complaint the girls in the office would give him attitude and treat him like didn't know anything. We weren't trying to be annoying but we were paying to live there and if things were not up to standard we needed to let someone know. We eventually stopped reporting things because we knew we were moving out and it wasn't worth it. 7. Smells. The hallways were always dirty and smelled awful. We would gag the whole way up to our apartment on the third floor. 8. Parking. There was never a parking spot in front of our building after 5 pm so we'd have to park a considerable distance from our building and walk with our baby and anything else we had through the parking lot. It was a quite a hassle.

Have had a few very serious incidents that have me a little scared to live anywhere near where these maintenance personnel are allowed to work, not only has there been serious damage but immediate and long-term danger from the way they handled these situations. I can honestly say I regret moving here and would not recommend it to anyone who can afford to live anywhere else

I moved in about two weeks ago and I must say the maintenance team was really great at removing the snow so we're pretty happy about that! The move in process was pretty simple and leasing agents were actually nice and helpful. We'll be staying awhile.

I moved into these apartments a few months ago. However, I was under the assumption that it was newly renovated but it is not. Everything was fine at first than this place really began to fall apart slowly but surely. I have several cracks in my sealing and can hear the sealing cracking even more at night when I am trying to sleep. I feel like whoever so called fixed this apartment did a lousy job to rush me in instead of actually renovating it. All that was done was painting over holes that are now being revealed since the paint job was week and appliances in the kitchen only were replaced. I was shown an apartment that was fully renovated and given a newly renovated price. However the apartment that I am in is not renovated and as much as I would hate to do, I am going to have to reconsider. Yes I understand it is under new management but any time there are light switches but no kind of electrical light in the entire apartment than leakage and mold was a known issue that was looked and covered with paint instead of actually gutting the sealing and paying a plumber to fix it.

They are towing tennents cars because there is no where to park. They have a pest problem and when you get them from another apartment like we did they blame you. Some of the office girls are very rude to tennents. If your lease is up and you have no where to go even if you have kids they don't seem to care we asked for an extended time till we find a place they said no even knowing we have three kids under ten one being 3 and have no where to go.in the beginning it was a good place to live. Till we got pests from another apartment and got blamed for it. Then the office workers especially the older lady who works their became very nasty and rude towards us and other tennents I have spoken with.

This is a great place to live - grounds are cleaned & cameras on all buildings front and back. Plenty of lights at night front and back of buildings

It used to be bucks landing but now its called Aspen Grove. Its under new ownership now. They are improving in many aspects but also its getting expensive. They raised $100 on my current rent to renew 1 more year. And remember... Too many insects and bugs around... But they are improving now little by little

My wife and I moved in here July the 3rd and we love our apartment..its a up graded united..with a dish washer..new refrigerator.. New stove..freshly new paved parking lot..new air conditioning...they even have a family service program on site..with a food pantry..and programs for the children also for adults...They also give free nutrious lunch for the kids...also a literacy program for adults/ children via the YMCA..washer and dryer in each building..nice play ground..each building is under key lock entry... Maintance is like johnny on the spot no long wait before attended to..we love it here...and plan on staying for a good while...

The new owner is trying to fix this place. There's still a lot of work that needs to be done. It's an ok place to live.
