New Port Richey, situated along Florida's Gulf Coast, combines historic architecture with coastal living. Downtown centers around the Pithlachascotee River and Sims Park, where community events bring neighbors together throughout the year. Outdoor recreation opportunities abound at the James E. Grey Preserve, while local history comes alive at the West Pasco Historical Society Museum. The rental market reflects steady growth, with one-bedroom apartments averaging $1,376 per month, representing a 4.4% increase from the previous year, while two-bedroom units typically rent for $1,512, up 3.8% annually.
Housing options include properties near the historic downtown district and waterfront communities throughout the area. The city's 1920s roots as a Gulf Coast destination remain evident in its architecture and layout. The Richey Suncoast Theatre, a restored 1926 landmark, hosts performances year-round.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Ashton Oaks
Love living here. The property management just held a Fall Festival with food trucks & assorted vendors this past Saturday. They like to offer assorted activities/ food trucks to visit for the residents. The ladies of the office, Liz & Sharon, are kind & helpful. The maintenance man, Theo, is efficient & friendly. The property is well maintained. Am so glad I moved here.
We have lived here 5 years and have LOVED every day here! This property is beautiful and well maintained and is getting upgrades all the time! The staff is the best around! Management takes care of us and arranges awesome community events for residents, friends and the surrounding area! They are always looking for ways to make our community even better for us! The Maintenance staff is on top of everything! If you have a repair need they are right on top of it. Most apartments you wait and wait for repairs but not here! We are more than tenants, we are like family! I have some special needs and they have helped make living here so easy for me! This is truly the best place we have ever lived! If you’re looking for a new apartment you MUST come check Ashton Oaks out! You will not be disappointed!!! All we can say is WELCOME HOME!!!
Ashton Oaks is such a good place to live! My fiancé proposed to me in our apartment at the Ashton Oaks! This place will always have a special place in my heart because of that! My mom came to visit me while we have lived here! So many good memories have been made! The employees are super nice and so understanding and so helpful! They make sure everything is up to date and running smoothly! I recommend Ashton Oaks to anyone who is looking to move:)
I can not begin to thank Liz enough! From our first email she has been AMAZING! She has been beyond accommodating. The property is beautiful and maintained. Kids are outside playing, which I love. Sharon was very welcoming when we came in to get the keys and welcomed us home with a smile. My kids feel safe and are happy, that is all I could ask for. Liz, I can not thank you enough! Katlynn B.
Since the very first day the staff have been the best. From the application process, to answering questions, to filling maintenance requests. The staff have been nice, helpful and professional. We are very happy we decided to move here. Debbie apartment 111
Ashton Oaks is seriously the best! The staff, like Liz and Sharon, are always there to help and they’re super friendly. The complex strives for the safety of their residents by providing nighttime security and keeping common areas clean and well-maintained. Also, the maintenance team is quick to respond and will ensure any appliances are properly working and will provide a courtesy call prior to entering the apartment. Ashton oaks is the best.
Ashton Oaks, located 2.5 minutes west of the Suncoast Parkway, has exceeded all of my expectations. When I moved here 5 months ago, I wasn’t completely sure how I would like it. Now, I can say with 100% confidence, that Ashton Oaks is a small paradise, surrounded by beautiful trees, that Ashton Oaks is separated from other apartments in the area. They have a dog park, a playground for children and a spectacular pool area, with grills nearby, for a perfect place to spend the day or for a holiday barbecue! My 1 bedroom apartment has been upgraded with granite countertops and new appliances and from the moment I walked through the door, I felt like I finally found a place to call home. When I went to sleep the first night, I wondered how the noise from my neighbors would be. At my previous apartment in Spring Hill if my neighbors sneezed, I said God bless you, but to both my shock and my surprise, I slept through the night and didn’t hear a sound. Having concrete walls makes all of the difference in the world for a peaceful nights sleep. All of the buildings have recently been repainted, the roofs are currently being replced and there have been new additions added to the picnic areas, really makes Ashton Oaks stand out, so stop in, look around and just like me, you’ll fall in love and want to stay! So far my experience has been awesome and when I walk at night with my golden retriever, I feel safe.
[Warning] This place incentives reviews with rewards. So other reviews could be fake. The place is expensive, the prices do not reflect reality. Ac went out upwards of 8 times. Unit replaced 3 times. (bad ductwork) Electricity flickers whenever there's a storm. Bugs come in from the nearby swamps. I do not recommend at their current [2023] rates whatsoever.
I have moved several times, and Ashton Oaks has been without question one of the worst experiences I have had as a renter. The staff lack organization and they are not held accountable. An example of the poor organization is when a "Notice of Intent to Enter Apartment" is posted on your door with the wrong date or a date that has passed. Sometimes the entrances to the buildings are not cleaned for months and smell like smoke. If you enjoy your rights along with your privacy, this is not the apartment complex for you! Once again, due to lack of organization of the staff. The apartment is not worth the rent that is required here especially, for the limited amenities. I regret moving here and I'm counting the days until my lease is up. Believe me. It is better to pay a little more and live in an apartment complex that cares about it residents than to save money and put up with the excuses and inconsiderate staff at Ashton Oaks. The nicest thing I can write about Ashton Oaks is the property has some beautiful trees to look at. I do not recommend Ashton Oaks please keep looking.
This place has lovely apartments but there apartments are over priced. There office staff doesn't seem to know what they are doing most of the time. They seem to have surprise visits into your apartment at least once a month. As for when your renewal comes up they love to give out outrageous increases. The first increase was about $50 a month the second year increase was just shy of $100 a month. I understand every apartment increases their rate each year but that was unbelievable. Also don't plan on parking close to your apartment. Spaces get taken up quickly and your going to have long walks from your car to your apartment.
