Property Ratings at Ashland Manor Apartments & Townhouses
Would highly recommend. Lived there for 5+ years with no issues. Quiet, spacious, (relatively) cheap, available maintenance, beautiful trails just behind it, walkable for Mizzou students. Swimming pool is decent. If you are lucky, cute animals (e.g., raccoons, ferrets, groundhogs, sometimes ducks) are visible from the apartments. Negatives? Nothing with the apartment, but sometimes disliked the 5 minutes uphill walk after the apartment.
The location of the apartments are not worth the headache you receive from being a tenant. When maintenance needs to be done, it takes forever for things to get completed and it's rarely done correctly. The windows are not properly installed so your utility bill will always be high (the bedrooms are extremely cold in the winter and bugs come in during the summer). The “cleaning fee” that's charged is a scam considering when you move in, the apartment is still dirty. No one comes in after the previous tenant to actually CLEAN the apartment, you’re literally paying for a new layer of paint that goes over the hundreds before. The complex is extremely outdated and not worth the constant price increase that’s added. Every building has an odd smell (pretty sure I saw mold in my apartment) and it the smell sticks to the walls and will make your apartment stink no matter how clean you are. I would suggest heavily documenting ALL interactions you have with the front office. There were multiple occasions that I was told different things about fees, rent, and leasing policies and when I brought things up, management was very combative/defensive (seriously record ALL conversations!). They will charge you for every little thing considering they’re struggling to fill units and need the money. I would absolutely recommend looking to other apartments to rent from instead of Ashland Manor!
