Property Ratings at Arvada Apartments
I lived there for a year. Nothing luxurious about it. You are charged for every little thing. Even the security lights outside. You won’t get your security deposit back. I paid someone to clean and was charged for 8 hrs of cleaning. I have photos of the apartment upon move out and the place was clean. I didn’t clean the light fixtures because I didn’t have a ladder but you would think they would be responsible for some things prior to a new tenant moving in. I also had all holes filled and bought matching paint and painted but was charged for holes/painting. I had the carpets professionally cleaned but was charged for that too!

Hi, Thank you for sharing your feedback. I’m sorry to hear you were dissatisfied with your move-out experience. We understand how frustrating unexpected charges can feel and appreciate the opportunity we had to review and discuss the charges with you directly. To clarify: ·Total deductions were $682.95 plus utilities. · Cleaning: Of the 13 total hours spent, only 8 were charged, based on visible dirt, debris, hair, and personal items left behind. We understand there is a level of normal wear and tear which we took into account with your charges: • Cabinets – 1 hr • Bathrooms – 2 hrs • Appliances – 2 hrs • Windows/blinds – 1 hr • Lights/shelves – 1 hr • Floors – 1 hr · Painting: Wall repairs and touch-ups were needed due to nail holes, dents, and mismatched areas throughout. While a full paint was required after your move-out (totaling $700), only a portion of that cost was charged to you as we recognized your attempts. Additionally, we had the unit fully painted prior to your move-in in July 2024. · Carpets: Although you hired a cleaning service, our vendor found moderate soiling throughout and had to re-clean. We encouraged you to follow up with your original cleaner to potentially get a refund for the service you paid for as it was not up to our standards. ·Other items: Charges included one blind replacement and a damaged drawer cover. You had acknowledged areas were missed after reviewing our photos we provided you. We strive to ensure each new resident moves into a clean and well-maintained home, and that means holding everyone to the same standards. A move-out cleaning checklist is provided in advance to help set expectations, including items like light fixtures and fan blades. While we understand you may still disagree with some of the charges, we stand by the documentation and process. We truly wish you all the best in your next home.
Management seems to be judges at the Westminster dog show since they seem to believe they know what breeds are in a mix breed dog. My dog is a lab mix. Not aggressive in anyway and never has been. But management denied my application saying she was a restricted breed. They won’t refund my application fee. Shameful and sad. Breed restrictions deserve shame anyways.
Management picks and chooses which policies to enforce. Quiet hours mean nothing! Alliance Management adds charges for common; electric, water, trash above the monthly rent. Most none Alliance Management Properties include them in the rent. Do your homework! Maintenance on the other hand is great. Issues are delt with in a timely fashion.
I just spoke with another tenant whose refrigerator died and we’re all expected to replace hundreds of dollars worth of food on our own. We are one of 3 units who have all had “brand new” refrigerators die completely. The building is sinking and there are additional issues because of that going on as well.

I understand it can be frustrating when an appliance stops working. The refrigerator is probably the worst one because you can lose a lot of food when it happens. We believe in transparency and so I can confirm that we do not pay for lost food when a refrigerator stops working and needs repair. We are clear in our lease terms that we do not reimburse for damage/loss of personal property due to normal maintenance issues that will happen from time to time in life whether you live in an apartment, a condo, or a home you own. Regarding the comment about the building sinking, I can tell you without question that none of our buildings are sinking. I’m guessing this person has noticed some normal settling cracks that occur in the first year of a new building. They can happen throughout the first year as the building goes through it’s first temperature and humidity cycle.
So far during my lifetime I've lived in many different apartment complexes. Arvada is far above the rest. We love having the attached 2 stall garage, private entrance (especially with dogs) in unit laundry and so much more. Cassie is great to work with and Jamie takes his job seriously too by fixing things in a timely fashion. The grounds of the complex are well taken care of and that includes the snow removal. If I were to want/need to downsize to a smaller unit Arvada would be my absolute first consideration.
I absolutely loved living in the Arvada apartments! I had to move out of state for work unfortunately, and I can't find anything here in IA to compare to these apartments. Beautiful, modern living space with spacious ceilings and a great kitchen/bathrooms. I love that there is a fitness center there for tenants to use, as well as the Amazon package hub, to ensure safe delivery of packages! I have zero complaints about my time living in the Arvada apartments. Highly recommend checking them out!!
Super clean and apts smell good. Appliances are great, air cool in summer and heat is great in winter. Loved having washer and dryer in unit. My pet loved it and they have pet cleanup stations all over. Little subdivision nearby to walk through for 1 1/2-2 mile walks. Husband loved their workout facilities and they were sanitized. Snow removal was a treat for us. Any fixing got done quickly by Jamie and Cassie. Shouldn’t have left!!
Excellent place to live...a little bit of country, but so close to everything. We loved that we could have our pet there, and the property smelled great and was clean. The grounds are taken care of all the time, and the pet clean up centers are too. Appliances were nice and I loved having washer and dryer in apt, so worth the rental fee. Area is friendly from the apartment renters to the subdivision that you can walk through (1 1/2-2 mile walk). My husband loved the work out facilities and they even has a park for families with kids....I saw it used frequently. Everything is so close, groceries, gas, UPS, mail, and more....we should've stayed there!
Arvada is a very tranquil place to live. We love living near the pond; enjoying the ducks, frogs and birds! Its so nice here! And they are so pet friendly, which is difficult to find! Being a short distance from downtown its quiet yet close to everything. The apartments are modern with granite counter tops, black appliances and wood plank flooring. They look so nice! And the attached garages are so nice to have,especially in winter! Our management keeps us " in the know" via emails with whats going on, which we have not had in the past. Maintenance is quick, friendly and do a great job! I would recommend Arvada apts (and have already) to anyone! You are going to love living here- we do!
