The living standards and upkeep have progressively declined since the last two years I have lived here, while the cost of living and general rent and amenities (parking, trash, sewer etc). Unwarranted costs/charges that is hard to comprehend. Interiors and exteriors of buildings (window, balcony - general appearance) looks shabby and unkept. Constant alarms, Elevators are inefficient, they are dysfunctional majority of the time-- There is no choice for selecting internet service provider of your choice and the tenants are stuck with AT&T when there are cost effective and better service providers around---and much more ----

The utilities charges are extremely unreasonable - i have been paying for the valet service, hauling and also for trash (Shute) all together costing about $150 or more at times. I live by myself in a two bedroom apartment however, the water and sewer bill for me is the same as a unit with multi residents. Furthermore, I despise AT&T as my internet service provider. The service is bad and cost prohibitive. I can get the same or better service from other providers at a cost that is less than half of what I pay AT&T. However, as Ariva is locked in a contract with AT&T, there is no flexibility and I am forced to be a AT7T customer weather I like it or not -- I don't have a choice. The staff in general, with the exception of Kiana and Delany and Joe (Manager) are unwelcoming and unfriendly.

Awful. If you wanna live somewhere where they just don’t care about communication, simple things like auto responders aren’t a thing, when you have an issue, there’s no communication on updates and they called themselves luxury. this is the place for you.

Top notch well designed apartments with great amenities but average maintenance responsiveness.

I love my unit and the area but I wish they would have inspected my apartment before moving in and did a better job with my move in experience. being advertised as a luxury apartment I should have had a better experience moving in.

Ariva is in a great location if one can afford the rent. Ariva imposes amenities that the residents generally don’t care about and charge for those services. The free Kamucha is not free anymore except for one day in a week. Parking used to be free, but not anymore. They charge exorbitantly for trash and other services like water.

After my husband and I scheduled a tour and confirmed the time and date . We flew from Denver Colorado to go apartment hunting for one day in San Diego . We arrived to Ariva to our scheduled appointment, no one opened the door , we left multiple voicemails and called numerous of times and we never received a call back. We ending up just leaving after waiting outside for an entire hour . It has been a week and we have yet to receive a call back or at least an email . This place is unprofessional, unreliable. As a military family that is used to house hunt and move from state to state this has been by far the worst experience with an apartment complex. Do yourself a favor and stay away !!

One of the reasons why I have been living at Ariva Apartments for almost 5 years is the maintenance team and its service. The service is prompt and great, and the team is very friendly yet professional.

If you're looking to live in a tranquil community, with a friendly and professional staff that aims to please, then Ariva is the place to be!

The elevator smells of marijuana every day. The $80 network can only use ATT, which is very slow. I know they have commissions, but there is really no Internet. The soundproofing is poor, and you can hear cars walking dogs and airplanes every day, day and night.

When I say everything to moving in was absolutely easy and amazing! Bryce assisted with a lot to make the move easier. My key fob was not working While moving and he helped reprogram it. The only problem I had was the ATT setup. I called the number that was recommended by the leasing office. They kept on delaying it. At one point they said the engineering of the building is not allowing my apartment to get service. Made absolutely no sense!! I called the leasing office to find they have been installing all week. So that was about a month process, I dont honestly know why it took so long. Once that got setup, apartment felt complete!

Overall, the prices are fair for rent but they will nickel and dime you for mandatory fees you cannot opt out from. Everything is negotiated through management as bulk deal, and you will pay for the same water bill shared equally amongst all the tenants. As long as you take into consideration you will likely pay $150 in fees monthly on top of your regular rent and taxes, you will be fully prepared for the actual price and the full-service and amenities that this management company provides.

I have lived here for a full year now. Hard to believe. The complex is well maintained, new and clean. The management staff is excellent and professional. Aimee, Sam, and Ryan do a great job addressing any issues that have come up. For those who may have read negative or less than stellar reviews elsewhere, please consider this: Every property has issues, but at least in my time here any issues that HAVE come up have been dealt with. All resolved with little to no fuss. THe parking situation is fine unless you live in a one bedroom and do not pay for extra spots, but that is not Ariva's issue. They have enough spaces for the residents and guests and they tow fairly. The pool, hot tub, fitness center, and game rooms are always well maintained, quiet, clean and well worth the rental prices. I think the space you have in each apartment is well designed and fairly priced. The community as a whole seems kind, plenty of pet owners and dogs. The staff here has gotten to know me and my family over the last year, and it has been a truly wonderful place to call home. Having moved from the East Coast, I am glad to have found Ariva and look forward to another year here. Thanks to Aimee and Sam and the staff on site who do such a hard working and excellent job of trying to make everyone happy (not easy to do) and keep the standards high!!

i am staying at Ariva apartments for 6 months, unfortunately management office have some weird rules that I would like to warn people before they rent a place here. At the complex The parking for guests and residents is not an issue unless you park your car to guest parking (over 40 spaces and all of them are empty mostly). I believe that they are just waiting you to make a mistake. when you would like to discuss about it, the only thing that I felt is ignorance. I am sorry to pay $400 for towing company(which I believe the management get commission on it) just because of I parked the wrong spot for 22 minutes where is my apartment complex. They teach you out 10 times a day if they need something from you, unfortunately they don't make a 5 sec phone call to help you even once. Very disappointing!!!!!!!!!!!!!

We moved in here about 3 months ago. Our partner was brand new, we are the first occupants. The staffs are great and love that everything is done via e-service (email, web...). Aplliiances are very modern. Cabinets are optioned in white or dark brown (love the flexibility). We went for white. What can be improved?: Giving tenants the option to opt out of the bundled cable/internet service or just include it when stating rent price... No btw "yes you also have to pay for cable too" Amenities: pool, gym, game, room, theatre
