Property Ratings at ARIUM Citrus Run
They will lie to you to sign the lease, and then stop responding to their emails afterwards when they said they would fix several issues. Having a very sound proof apartment is my biggest requirement when looking for one. "The apartment is very sound proof, much better than most." Thats a complete lie. I can hear everything around us, constantly slamming, doors opening and closing, and dogs barking. They said they'd contact maintenance to clean my patio asap, it cant be used because the neighbor above me lets their dog pee on the patio and its leaking down into mine, which they wont respond to their email about. This morning we found a cockroach in the backroom as well. We havent even been here a month... I have a feeling its going to get worse.
They don't fix anything and when appliances break they give you a model from 10 years before the 1950s appliance that just broke. They are unfriendly and it has turned into a flophouse for young noisy kids with cops there all the time, high turnover so always moving trucks blocking parking spaces which are at a premium. And they nickle and dime you so that you end up spending more than what you could get a four bedroom house for in the same location.

For as close the complex is to a main road and I75, its a very quiet area. I think the land was a botanical garden at one point, so there's plenty of trees and leaves and shade around the complex. Office staff is helpful and polite, and the maintenance staff is prompt, courteous and efficient. Pool area is nice and has new grills as well as a hot tub, and a fitness room that's accessible 24/7 which can be handy. Pricing is about average, it could be a little lower as the complex isn't as new as those in the University area (3 miles north) which is noticeable. The complex isn't in ruins by any means but the appliances are a little older and aesthetically it just doesn't feel or look (and isn't) new. If you can afford the rent increase for (faux) hardwood floors vs the standard carpeting, do it. It makes a huge difference.
Since ive moved here I haven't really had an issues. We never really got a chance to visit the complex prior to signing a lease because of our distance so we got lucky. The grounds are always cleaned and well manicured, maintenance is useful and quick to help, the office is a mixed bag since Myra has left because she was a ray of sunshine. The apartment itself is "adequate". They really need to be updated especially the kitchen area. The bathrooms are missing the finer touches of other communities in the price range. Otherwise, its been fine. Neighbors are good and its quite, located in a great area.
Okay,so Mcintosh Apartments has its ups and downs.I've been living here for over five years and I'll let you in on what you really need to know.First,you'll never run out of closet space,there huge,even for apartments,with plenty of shelves that maintenance will change if you don't like them.Next,the staff goes above and beyond here,besides the obvious being friendly,polite,they remember your name and are quick to help you.Also,the pool scene is the best for families of all kinds.there's a lot of "regulars" that go out and barbeque and swim every weekend.The people are all nice too.ie-no loud drunks or blasting music.And the best part,it's always clean.plenty of benches and umbrella covered tables.I also wanted to point out the maintenance services,because quite frankly,there the best your going to get.they respond immediately,usually within the half hour,to fix just about anything you break.or if your like me,and need plumbing to unclog your garbage disposal.They also routinely check and replace the air filters,air conditioning coolant stuff too,which s great for Florida.lastly,they offer repainting and carpet cleaning every year or so so if you have kids or your just messy,you don't have to deal with the carpet cleaning. Okay,the bad.there's not much.there's lots of dogs here and every now and then people don't clean up after them so walkers beware.Also,there's a serious lack of fitness space.their gym is fully packed with all new equipment and is clean.however,it's very small and the air circulation is definitely lacking.Also,there is no spa as it says in the description.there is a small hot tub by the pool but it's often broken.there is also no pet care as it says here. Overall,over sized bathtubs and closets,friendly staff,it's just a great place to be.
