Property Ratings at ARIUM Bristol Bay
You pay a premium price for problems. Massive rat issue that is never addressed. Seems they ignore residents when it’s brought up. When something needs to be fixed, it’s never that much better afterwards. Appliances are outdated. Walls are apparently painted by a 5 year old. Water meter is in unit and clicks loudly when water runs; I can hear the one in the unit below me. One building used to have a gorgeous garden out front made by a resident. They told her no potted plants despite her work making the place look 1000 times better. The “fitness center” is tiny, not a super. big deal, but could be better. Only reason I gave it 2 stars is because of its location.
We love everything about Perico living. We are renewing for another year and will never leave! As snowbirds, we love being so close to Anna Maria. The office and maintenance staff are both so friendly and willing to help. 10/10 recommend!

We moved down for New York last year and really needed a safe place to call home for a few years until we were ready to buy again. Perico was the perfect spot. The staff has gone above and beyond to make us comfortable. The apartment is just the right size for us and has a great layout. If you're looking to move to Florida or get close to the beach, Perico is a great place to start.

Do not rent here. Unless you can stand your bike, boat, or jet skis being stolen, drunk neighbors partying all night, bumper-to-bumper to traffic every weekend, black mold, unprofessional staff, and dog crap everywhere. Very aggressive dogs in the community. A german shepherd attacked a tenant, and the dog is still here. Bainbridge corporation raises the rent every year. The staff in the office are rude and do not make any attempts to help fix situations that arise. Such as neighbors using drugs openly, people not picking up after their pets, and security issues. Many tenants have requested the installation of cameras for security. They have refused, and in the email blast (which we get constantly), they make it our problem. The only positive comment I can say is the maintenance staff is excellent. Perico needs to update the apartments and have fair pricing. People do not get 100 dollars to raise a month to afford the rent increase

Although the interiors are extremely dated, 1980’s style, with not even a built in microwave, they serve the basic purpose of living. The complex itself is nice, and the maintenance staff is the best. There is a mix of retirees and younger people. This is one of the best places for the price if you want to be very close to the beach which is literally only 5 minutes away. You are out of the city, and should pick this location if you are in the area to enjoy the beach, without paying the prices on the island. The recent increases in rent are tough, but the whole city is seeing these increases.

It’s unfortunate that the new management is unwilling to resolve issues that existed in an aging apartment prior to our arrival. We attempted to discuss this but were told that all maintenance is the resident’s responsibility. This statement came right after a nice email asking if we have any maintenance issues, reminding us that most are free of charge. The issue of biggest concern is that our carpet has tons of little black hairs woven into the fabric. They weren’t apparent when we first moved in but started to get on everything, including our white dog’s fur! We noticed the hairs stuck in the paint as well, mostly in corners. The office provided a deep clean and we thought it was better but the issue persisted. Another deep clean and still no resolution. Right after the second cleaning someone they hired to do inspections tracked rust and dirt all over the newly cleaned carpet. I was left to clean it myself with no apology and a rude confrontation about my inquiry as to who was in my apartment tracking dirt! That doesn’t make you feel very safe, it wasn’t even a Perico employee. We’re now expecting and the thought of our child having to be around the hairs is not pleasant. We have no idea if the hairs are human, animal or other. It doesn’t seem sanitary and the only thing we do know is that they were here before we came, the proof is stuck in the paint. We’re left with no resolution and now they’re raising rent and adding a monthly pet fee, for an apartment that was already in subpar condition. We have many friends here and do enjoy most of the other features. We just wish they were willing to work with us to resolve this, as the email misled us to believe they would. My advice is to go over everything with a fine-toothed comb before you accept the condition. We’ll be more cautious of this now but were rushing and excited to move in at first. Lesson learned...

I moved to Perico five years ago based on reviews. The maintenance guys are the best, always there when you need them. That being said here is reality. The office staff never tells maintenance about reported problems. Luckily you can find the guys on the property between 8-4 working their butts off. The apartments are expensive compared to the area especially since they haven't been updated since they were built in the 1970's. They are Infested with Palmetto bugs a.k.a. cockroaches. The last few months I slept with the lights on hoping the critters would stay away until the end of my lease. The latest round of office girls are the worst. They are unresponsive, whine to tenants about their problems and never communicate with maintenance when there is an issue. Personal safety is a huge issue. It's very transient, too many overdoses, car thefts, shootings and the usual things that go on when drug dealers are allowed to live in a complex. One guy was so high he tore out a sign post and bashed in 9 cars. The pool is another safety issue. Gangs headed to the beach stop here when traffic is bad because they no there is no security on the weekends. Even when you report violence to the office when they're there on Saturday, the girls say it's not their problem. When they are forced by the manager to call the police, they disappear. One day when they called the two cop cars showed up but the office was closed. They asked about the crazed man with the gun but I just came home from work and didn't know anything. Their comment speaks volumes - another Perico wild goose chase, so they left. There are many aggressive dog breeds including pit bulls, german sheperds, chows etc. who attack the other dogs making them aggressive. They say they are not permitted but the office doesn't check up on residents once they hand them their keys to move-in.

Although the location is great, I had to move out a few months ago due to the drug addicts that have been moving into the complex. When I first moved in I was really happy. The apartments are dated, but you are close to the beach. As a single person, I started feeling un-safe with the people that were hanging around the whole complex. The pool area was nice, but now I feel like these drug addicts are staring at me, and I did not want to even go down there anymore. Stay away unless you are into druggies.

First off I think the front office left the reviews above. I've lived here for a couple years and can't wait for my lease to be up as many other residents. This place has really went down hill with the new management and girls in the front office who don't care about anyone's concerns or complaints. Not to mention they forget to tell people about the woman that was murdered in her apartment in 2009. If your looking for luxury like they claim here keep looking. Outdated apartments with doors that don't shut all the way, dirty and bugs in apartments. Garbage is always overflowing by the garbage container. Come look on a Monday morning and you'll see exactly what I'm talking about. People and kids that don't live in the complex use the pool along with vulgar language with underage drinking on the weekends. Liz who works and lives here has been advised about this numerous times after hours and her answer is (I'm not working / contact the courtesy officer) which he is never anywhere to be found. After living here for years none of the front office could tell you my first name. Genesia used to run a project complex and runs this like she's still there. Horrible service and lack of interest of the grounds. Landscaping is horrid no attention is spent on it and the sprinklers haven't worked in years. Where is all the money being spent?

I moved here from out of town and searched all over for an apartment. This complex has overall 95% approval rating from various websites. The location is amazing. 2 miles from Anna Maria Island, close to shopping, hiking trails, dog friendly beach. The apartment itself is spacious. I have a 2/1. Its your typical apartment. Its not cheap and there is a reason. The people are quiet and friendly. I haven't had any experiences w/ trashy neighbors, loud music or litterbugs. The staff is extremely nice and the landscaping is very pretty and blends in w/ local nature. The complex itself looks like a resort. The maintenance guys are very quick if you have any issues. I've had one issue w/ a dime that dropped in my garbage disposal. they were there in a heartbeat. Very nice place for someone looking for a quiet, well kept, pet friendly home.

Perico apartments is on a island surrounded buy water the pool is on a lake grounds are well maintained. pool area has a cooking are with sitting very nice to relax.And only one mile from the beach.Can go boating jet skiing and fishing much more.You can walk to th e state park go biking,fishing and so much more to do there.
The locate is great - close to beaches and Anna Maria island. The amenities are nice - especially the pool. The rents are a little pricey though. They have garages available, but getting one close to your apartment may not be very easy. If you have a boat, you have to pay to park that too. The maintenance staff is responsive and the ladies in the office are nice. They allow pets with no size restrictions, however they do have bully breed restrictions (which I think are unfair - it's not the dog, it's people that make a good dog).Overall, not bad, but I don't think I would come back to live here.
The area is very nice, access to State Park right off property. maintenance crew is very responsive to any needs large or small. My apt is very small which would be ok if there was more storage space , more cupboards or a linen closet would make a lot of difference. It also needs updating of appliances and countertops in the kitchen. It is pet friendly which is why I moved here initially and now find myself wanting to look around for a new apartment in next few months.
We moved to Bradenton/Sarasota a few months ago due to my husband receiving a job offer down here. He had been in contact with one of the ladies up at the office for an apartment at a lower cost than what we pay now. Unfortunately, we didn't get to sign up for the apartment in time to receive the lower cost. Once we got down here we were pressed for time in finding a place, and after the first 2 we looked at had waiting lists, we came to Perico to see if they by chance had any available. And they did, but at the normal rent cost. We jumped on it as this place has everything you could possibly need to live happily ever after Pool, car wash port, grills, and the bonus is that it's 3 miles from the beach. We love it here.
