I’ve been at Arden villas going on 6-7 years and while things are of course not perfect. Overall I’d say my stay here has been satisfactory ! The staff is extremely helpful and I do see the complex doing things to try and make the living experience worthwhile. The biggest “issue” I guess you can say while it not really being Arden Villas fault is the price of rent is a bit steep with what is provided. However, I think compared to its competitors and the area in which we are the price can be argued it’s somewhat fair. I would love to potentially see residents who were here for a long period of time receive some type of incentive for sticking around, whether that be gift cards, rent discounts, etc. Overall , if someone were to need a place to stay in a good area , Arden Villas is where it’s at

Great place to live. Maintenance requests are always handled in a timely manner. Gym is open 24/7. Nice staff! The apartment complex feels safe at night, however, there’s no parking, which is a common problem in Orlando.

Living at Arden Villas near UCF has been a mixed experience. The location is convenient, especially for students, with easy access to campus, shops, and restaurants. The apartments are spacious and affordable compared to other options nearby, which is a plus. However, maintenance and cleanliness have been challenges. When I first moved in, I noticed dust, damaged shelving, and even pests in the common areas, which made settling in difficult. While maintenance requests can be submitted, the response time is not always consistent, and some issues take longer to resolve than expected. On the positive side, the amenities like the pool and gym are nice, and parking is generally available. Overall, Arden Villas works if you prioritize location and space, but there are definite improvements needed in upkeep and attention to detail.

Wish I could say I had a better experience.
I lived here for the 2024-2025 school year and was incredibly disappointed. To start with the positives, the units are huge (at least the 2x2 with a balcony) and when you can get in touch with the front office they are very nice. For the negatives, the floors are not level, there is mold on and probably in the air vents, the office has extremely poor communication and they are not great about answering the phones or returning voicemails, the toilet in my unit listed probably about 20 degrees, the sink was painted when I moved in, the drains clog incredibly fast, we had a huge ant issue when we moved in that required about a month of weekly treatment to fix, the stairwells are dark and not well maintained, the fire alarms will randomly go off, and in another building the sprinkler lines broke in a unit early in the year, the gate system is finicky and sometimes doesn't even work. Lastly, and this really drove the nail in the coffin. Context, parking is a huge issue year around both for residents and for visitors to the extent that if you get home later in the evening and don't have a paid spot you will most likely need to park in the visitors area that may not have any spots either. With this in mind, they had at least 16 parking spots blocked off for about two weeks prior to the move out deadline for dumpsters that weren't delivered until maybe two days before the move out deadline. This took needed spots away from residents in general and especially during a time of higher vehicle traffic in and out of the apartment for move out. In addition, towing was still active less than 5 days before move out and my mom's vehicle was towed from my parking spot which I pay for. The towing company said they were called by the leasing office, which the leasing office denied when I spoke to them, for not having a hang tag. (the hang tag was in my vehicle at my new residence so there was no way to put it my moms car). If it was the middle of say October and the same situation happened I would understand but with it being less than 5 days before the move out deadline, I think that is pretty morally deplorable. When I spoke to the front office about the situation when I turned in my keys the leasing agent I spoke with said "we haven't had any issues" as she was giving a clearly rehearsed answer which tells me they have indeed had issues.

The management company and maintenance improved a lot this year with the new company. Maintenance are prompt and let you know why they're there and what they are doing to fix the issue, compared to last school year. The location is really close to a lot of great food places nearby, and UCF shuttles too. My only issues were the roaches despite pest control, and that the recycling bins at the front of property has a really foul smell if you want to use the sidewalk.

I’ve been living at Arden Villas for a while now and overall, it’s been a great experience. The location is super convenient — close to UCF, shopping, and restaurants, which is a huge plus. The apartments themselves are spacious, and the amenities like the pool and gym are well-maintained and enjoyable. The gate code never worked for me. However the room was very nice and rarely had any problems. Any problems that I did have got fixed. Also parking could be improved but everything was pretty good.

I’m really tired of the roaches. Everyday I have to kill over 10 of them and nothing seems to be working to prevent them because it isn’t just my apartment infested with them, it’s the whole complex. I received an email two weeks ago saying pressure washing for the breezeways would begin .. not sure where because my breezeway & walkway are disgusting. An orange has been sitting on the stairwell for a month now. There was a puddle of vomit for god knows how long and the stain is still there. Another thing I’d like to add is how we are told to leave our trash bags outside our doors and maintenance will come and dispose of them… when? Received an email two weeks ago that the pool will be under maintenance until further notice … one of your only amenities and like I said it’s been two weeks and it’s still closed. We get email replied that all this is being worked on and they like to blame the old property management .. hasn’t been much of a difference since yall came in.

Too many bugs. At least there's a dog park. Fire alarms suspiciously go off about once a month but not in the same building. Wouldn't be surprised if they're just faulty. Walls are THIN. Don't live here if you like sleeping.

I have yet to move in to my apartment but with everything regarding my move in and finalizing documents, the management has been lazy and unprofessional. They have sent me many dates on when I would receive important emails and despite very specific dates I have not received these emails until weeks later. There is no communication in the office, when I have called the front office about receiving certain information, there is no follow up and it seems as though everything gets swept under the rug and forgotten about. Things only get done when I have emailed 4 times about something and am strict and firm about it. Do not live here unless you’re willing to hold people accountable for actually doing their job. Kinda ridiculous at this point.

Honestly , living at Arden has been great . I've never had an issue with staff , or maintenance getting things done , or neighbors or anything of that sort . It's pretty quiet and chilled and a great environment . The ONLY thing I could say is that I wish office hours were extended/also on weekends but that's about it .

Overall my experience has been good living at Arden villas, however, you have to get use to living with countless spiders, moths, and occasional roaches. Once you step foot outside of your apartment be prepared to see countless dozens of spiders on the walls, railings, and stairs in stairwell. That being said, the staff and maintenance are very nice and attentive, whether on the phone or in person.

roaches roaches and MORE roaches. I would deep clean my ENTIRE apartment each week with BLEACH and would still see them. Definitely a problem with the entire complex and buildings. The entire grounds needs to be exterminated or tented. Pest control came frequently but never did anything so I had to take it into my own hands. I was seeing multiple roaches a day. It was disgusting.

My "luxury" apartment was infested with roaches the entire time I lived there. It was so filthy when I moved in that even after they "cleaned" the bottoms of my feet would be grey/brown after walking around for a few minutes. The maintenance is constantly overwhelmed so repairs take forever. The package room is a disaster and I wasn't even surprised when one of my packages got lost for weeks. I'm so glad I was able to break my lease.

AVOID AT ALL COSTS
Severe pest infestations (wasps, yellow flies, roaches, and ants), mold, unhelpful/inexperienced maintenance who are sometimes creepy, a towing company who is out for money and will illegally tow your car and then try to make you come pay for it despite having a permit and parking under your own carport, front office staff & management are insensitive, rude, disorganized, and clearly only care about $$. Every small thing feels like a battle. Do not waste your money here.
