Arden Villas

The gate code never worked for me. However the room was very nice and rarely had any problems. Any problems that I did have got fixed. Also parking could be improved but everything was pretty good.

I’m currently living at Arden Villas, and I honestly really love it here! The community feels safe and welcoming, and the staff has always been kind and helpful whenever I’ve needed anything. My apartment is super cozy and gets great natural light, which I love. The location is super convenient, and the amenities, especially the gym and the pool, make a big difference in my daily routine. I’ve had a great experience so far and would definitely recommend it to anyone looking for a place that feels like home!

The staff was very nice and helpful in assisting me with the application process. They gladly told me to continue calling/emailing if I had any more questions.

Nice staff. so far everything seems very clean, organized, and simple. I am very curious to how they will let me know about my roommate pairing and if i’ll get contact info/ meet them

I’m really tired of the roaches. Everyday I have to kill over 10 of them and nothing seems to be working to prevent them because it isn’t just my apartment infested with them, it’s the whole complex. I received an email two weeks ago saying pressure washing for the breezeways would begin .. not sure where because my breezeway & walkway are disgusting. An orange has been sitting on the stairwell for a month now. There was a puddle of vomit for god knows how long and the stain is still there. Another thing I’d like to add is how we are told to leave our trash bags outside our doors and maintenance will come and dispose of them… when? Received an email two weeks ago that the pool will be under maintenance until further notice … one of your only amenities and like I said it’s been two weeks and it’s still closed. We get email replied that all this is being worked on and they like to blame the old property management .. hasn’t been much of a difference since yall came in.

The staff was very nice and they’re all very attentive to the phone. Honestly no community has been as nice and caring. When I called about a problem I had parking, I was assisted immediately and was even given a call back with more information!

I really do enjoy living here. The staff is always friendly. They do a good job at notifying us with important information by email and are always timely when in getting in touch with me when I have a question. Overall I do feel safe here, and l like calling this place home.

The outside aesthetic and apartments are beautiful. Their great leasing team made the process of moving in smooth sailing. They are very proactive about getting back to you at their earliest convenience. (Many leasing offices are hard to get in touch with.) Overall, very impressed with Arden Villas.

I’ve really enjoyed living here. The office staff is always attentive and respectful, and they’re easy to talk to if you ever need anything. Maintenance is super quick, every time I’ve put in a request, they’ve shown up the next day without fail. The apartment itself is spacious and looks great. Overall, it’s been a great experience, and I’d definitely recommend it!

It's nice and very helpful to be close to UCF, which has the best location and the most wonderful staff ever. I hope to have the best evening after school with plenty of activities.

great so far. Front desk staff has been very nice and helpful. When i first moved in the entire floor was covered in trash outside apartment but office was quick to adress the issue.

Good overall experience. Everything is easy and accessible. Staffs are helpful, maintenance are quick most of the time. Parking can be hard if not having a reserved spot

Once I toured Arden, I knew I wanted to sign my lease immediately. I am so excited about move-in day and would recommend Arden to anyone still deciding where they want to live.

Too many bugs. At least there's a dog park. Fire alarms suspiciously go off about once a month but not in the same building. Wouldn't be surprised if they're just faulty. Walls are THIN. Don't live here if you like sleeping.

Spacious bedroom and living space! Units are fully furnished as well. Good for the price! Fitness center has been refurbished and is open 24/7.

Amazing and affordable. Spacious rooms and plenty of amenities. Best decision I made was moving here. I'm getting back on track with life and Arden Villas is helping make that happen.

Nice place just inconsistent communication from management requiring several follow ups to receive answers. I love my actual apartment though.

The apartment is very spacious and nice. I love all the amenities we have available. As well as everyone in the office is very kind and helping.

Pretty good so far, just a few kinks but everything was fixable except our oven was shoved into place. There was mold in places as well but it will hopefully be fixed.

Very easy move in. Good roommate match. Room was very clean. Came with a desk and two drawers which is very helpful. Had more than enough room to make it my own.

Bug problem and apartment wasn’t clean upon move in. New resident, so not much to say yet about maintenance or leasing office. Apartment is a little smelly

great so far looking forward to move in. i will be staying in a studio and so far the communication and response time has been great. cant wait

A few maintenance problems from a poor renovation and management issues from them losing my paperwork but it’s a nice place to live. Hottub doesn’t work though :(

Living here was decent. Staff was always super friendly, amenities were nice, apartment was super spacious, and it was a great area to live in. Only rating 4 stars because the process of breaking my lease was extremely inconvenient.

I have yet to move in to my apartment but with everything regarding my move in and finalizing documents, the management has been lazy and unprofessional. They have sent me many dates on when I would receive important emails and despite very specific dates I have not received these emails until weeks later. There is no communication in the office, when I have called the front office about receiving certain information, there is no follow up and it seems as though everything gets swept under the rug and forgotten about. Things only get done when I have emailed 4 times about something and am strict and firm about it. Do not live here unless you’re willing to hold people accountable for actually doing their job. Kinda ridiculous at this point.

I have enjoyed it so far. I love the area and kitchen the most and my roommate is really fun. I also enjoy the amenities such as the gym and study rooms.

Took over a lease in the month of January and had no big issues with the stay whatsoever. Not a bad place to be, and close to many of the places that I need to go.

All the staff are very nice and while things can be hectic they always make it work. The apartment is nice and the people that live here are also kind.

Living at Arden Villas has been fantastic! Great potential in amenities, friendly staff, and a welcoming community. Highly recommend for a comfortable stay!

The office people are super nice and the it is a good place to live. The amenities are good, the only downside is that the pool and gym are still closed.

Very good. The rooms are very big and the living space is really big. Maintenance sometimes doesn’t always come but other than that it is a really nice place to live.

Honestly , living at Arden has been great . I've never had an issue with staff , or maintenance getting things done , or neighbors or anything of that sort . It's pretty quiet and chilled and a great environment . The ONLY thing I could say is that I wish office hours were extended/also on weekends but that's about it .

Overall my experience has been good living at Arden villas, however, you have to get use to living with countless spiders, moths, and occasional roaches. Once you step foot outside of your apartment be prepared to see countless dozens of spiders on the walls, railings, and stairs in stairwell. That being said, the staff and maintenance are very nice and attentive, whether on the phone or in person.

roaches roaches and MORE roaches. I would deep clean my ENTIRE apartment each week with BLEACH and would still see them. Definitely a problem with the entire complex and buildings. The entire grounds needs to be exterminated or tented. Pest control came frequently but never did anything so I had to take it into my own hands. I was seeing multiple roaches a day. It was disgusting.

My "luxury" apartment was infested with roaches the entire time I lived there. It was so filthy when I moved in that even after they "cleaned" the bottoms of my feet would be grey/brown after walking around for a few minutes. The maintenance is constantly overwhelmed so repairs take forever. The package room is a disaster and I wasn't even surprised when one of my packages got lost for weeks. I'm so glad I was able to break my lease.

Severe pest infestations (wasps, yellow flies, roaches, and ants), mold, unhelpful/inexperienced maintenance who are sometimes creepy, a towing company who is out for money and will illegally tow your car and then try to make you come pay for it despite having a permit and parking under your own carport, front office staff & management are insensitive, rude, disorganized, and clearly only care about $$. Every small thing feels like a battle. Do not waste your money here.

Hello!! Read this if you even THINK about moving here. If I could half star this place I would. I’ve lived here for 2 years, I wish I left before renewing. The walls are thin, doors are cheap, layouts aren’t spacious or worth it. I lived in a 3x3, both my roommates from both years, I could hear them on the phone or just speaking (they weren’t super loud talkers) that’s how thin the walls were. The doors don’t fit right, the closet door literally has a huge crack where it shuts. Cabinets are eh, counters are outdated, and the refrigerator door can’t open all the way because of the laundry room door knob is in the way. The floors aren’t flat & are all warped and super cheap as well. You can hear anyone above you walking and ANY music played in any apartment around yours is super AUDIBLE! Staff are nice in the clubhouse but any communication with them is garbage, they take days to respond, the office is always closed at the most inconvenient times (like DAYS before any holiday, so getting packages for Christmas are impossible). Clubhouse is only accessible if they’re open and they have horrible hours and close whenever they want. If you wanted to call the cops on a noise complaint they say to call the “courtesy officer” and they’ll handle it but they never do, I’ve called twice and NOTHING happens. So we just ended up calling the cops. Parking is impossible and the front gates are closed like 2 weeks out of the year so it’s really not even a gated community so if you think you’ll be safe because of that, haha think again. The visitors parking are always full so good luck having anyone over for anything. They don’t even tow cars parked in resident parking either so parking here is garbage. The roads in general are garbage as well, cracked and potholes everywhere. Lastly utilities aren’t included, none at all, and it’s pretty pricey. So college students or those looking for a good place to live keep looking.

I lived here for two years in college and I’m not mad at it. The apartments are some of the biggest apartments you’ll find for this price, especially the bedrooms, which I really love. It’s also in an excellent location, three minutes from campus and right next to any restaurant you’d want. It isn’t maintained very well though. My window has leaked every time in rains since the day I moved in. I’ve called probably 7 or 8 times to have it fixed and it’s never been fixed in two years. If you put in a service request don’t expect to ever get help. They also put in new floors while we were living here and broke my couch in the process. Oh, and tons of roaches, I don’t know why I’m paying for pest control. Overall I didn’t mind living here, it’s just definitely a college apartment complex.

This place has the absolute worse management. They have no respect for the residents. They say they have designed the apartment to be student friendly. But infact it's not. Their furnished apartments are an absolute joke. The furniture is sub-standard. The mattresses are really low-quality and some of them have bed bugs. While I was living there, my apartment was initially un-furnished. I bought my own furniture. Out of nowhere they announced they would be furnishing my apartment and denied my repeated requests to consider stalling it till I move out. I had to live two months with a load of extra furniture which had bedbugs. This is not just my story, they did this to most of the residents and they are very unhappy. Oh yes!! And roaches and leaks in the bathroom all the time. Disgusting living conditions. In addition, during a change in management they lost my security deposit and demanded I pay them the money when clearly the fault was at their end. If your kid is studying at UCF, stay away from Arden Villas!

We were moving from out of state. While still in the other sta te we had found an apartment and once arriving found that it wasn't what we were told.. So we had to scramble to find an apartment as our household was arriving in a few days. And my husband was starting his new job in a day or so. Well we found Arden Villas an with in a day we were approved and we could have out pets at a very very good rent for them. When ever I need maintence they are there the next day. Very friendly staff. I just hope when we move again we find a place as friendly and easy to move to.

Apartments are pretty nice for a college student, but maintenance and the front office aren't great. Most of the front office people are incredibly unhelpful and at times quite rude. The maintenance guys are pretty nice but pretty slow to get to you. Ammenities arent new and if you ask for new ones the front office usually will not accomidate. Also and most important to me is the fact that they aren't nice or compationate towards tenants who've lived in arden for a long time. Overall not really worth it cause rent get more expensive each year and MOST of the front office people are rude as heck

My roommate and I have lived here for two years, and plan to live here until we graduate. The staff is amazing, they always are so sweet and help with anything we need. The maintenance team is great as well! They just started getting everything ready to paint and upgrade and we can't wait!
