Property Ratings at Arcona Strand
The property is kept up very well and the management is both friendly and respectful. They handled any problems in a timely manner. I thoroughly enjoyed my tenanacy at Arcona Strand and would strong recommend the property to others.
Lived here for 2 years before moving to a different complex. I wish I had never moved! Arcona is the best complex I have ever lived in, and that is why I am moving back! The original move out process was easy and even got my deposit back! Thank you to Brittany for giving me such an enjoyable tour! She also made the leasing process this 2nd time around so easy and answered all my anxious questions quickly! I am so excited to be moving back into the community with my partner!
My husband and I lived at Arcona Strand Apartments for about a year and a half. The apartment itself was fine, but our experience with management — especially during move-out — was awful. The property manager, Katy, was unresponsive to multiple calls, emails, and even in-person attempts to ask about move-out procedures. After we left, we were shocked to find out that the complex kept our entire security deposit and added extra charges, including $400 for “baseboard repairs” in a 1,000 sq ft apartment. When we tried to dispute these charges through email as instructed, we never received any response. Then, over a month later, we got a letter from a debt collector instead of any communication from management. We again tried to call to speak with management, with no answer. We ultimately paid the amount to avoid damage to our credit, but the entire situation felt unfair and unprofessional. We are a young couple with no pets or kids, and we took great care of the apartment — nothing was beyond normal wear and tear. Overall, the lack of communication, poor management, and questionable move-out charges make this a place I would not recommend to anyone considering living here. I’m assuming we are not the first people that this has happened to.

Do not rent here, you WILL NOT get your security deposit back no matter how perfect of a condition you leave your unit. I lived here for a year from August 24 - August 25 and I am an extremely clean & organized person. Upon move out my unit was returned in the exact same condition as it was given to me upon move in. When I received my security deposit worksheet a month after moving out, I was informed I would be getting only about 25 percent of my security deposit back. included in these charges was an apartment cleaning fee - apartment was thoroughly cleaned by myself prior to move out, a carpet replacement fee of $700 - due to a stain not caused by me that could only be seen under a blacklight examination that they use upon move out inspection and could not provide proof that it was not a preexisting condition which it clearly was among several other egregious and advantageous charges. Arcona Strand has turned the practice of holding a security deposit for clear and obvious damage into a revenue driving business, taking sheer advantage of the tenants who live there. On top of all this, the previously pleasant property manager has been replaced by a new woman named Katie, who is argumentative, unresponsive and rude. This is evident not simply by my experience but by the reviews posted since she has taken over. I am currently in the process of a court filing with them to regain my security deposit. DO NOT RENT unless you want to forfeit your security deposit. SCAM!!!!

Looks nice from the outside but it truly is low quality construction, low quality service, and poorly managed. Nothing gets done or fixed in a reasonable amount of time. Management is generally unresponsive/hard to get answers from. So many better places in the area to rent from at a much more reasonable cost.
I live in a 1bedroom 1bath unit. The unit is very spacious, generous closet size, and okay kitchen. This by no means is a luxury apartment. Be prepared for noise complaints! Cons: The walls are very very thin. You can head other peoples doors closing, conversations and music/TVs very easily. I work from home so this was a huge issue for me. The whole community is overrun, Very crowded, little parking, and once spring gate opens... good luck. Only one trash area... very dirty, smelly, and always over flowing. They need a second location. Management is a bit stuck up. They are tentative to emails and answering. But don’t depend on them. Appliances: they have the cheapest of cheap from stainless steel. Very small fridge, small sinks, small dishwasher. I was expecting nicer given the “luxury” branding. Floors: living room/kitchen/bath. Cheap cold plastic vynal floors. Will need area rugs. Bedroom, very cheap carpet and under lay. Walls: flat wall paint that is just contractors base paint Lighting: kitchen and bath are the only rooms with lights provided. You will need lamps for your living room and bedroom, there is no ceiling lights provided. Kitchen: only the island is granite. The other counters are cheap stock material. Decent lifting. Bedroom: very gracious size... gets very warm or cool depending on the season since there is only one return. Carpet is cheap. Closet is big. Be prepared for contraction! I’ve had two flat tires already and the main road is about to get decent traffic due to another neighborhood going in. Would I recommend to a friend. No. Pros: Location is nice being right off the highway. Very close to many shopping/grocery options. Nice walking trail, but watch out for the power lines! It’s Harrisburg, not much to expect.
Noise levels are ridiculous! Floors shake and the building vibrates! Water leaks from washer, destroyed walls and carpeting! Very thin walls and poor quality materials! Trash situation is the worst! Only one dump site for all the buildings! People smoke all over the property, but it's a "smoke free" property, supposedly! Construction is a constant situation and dirt and mud are everywhere! Way over-priced! Especially with what you actually have to live and put up with!
Management is terrible and they knit pick everything that goes on. They call it “The great American neighborhood” which is ironic because there’s absolutely no freedom here. They put limits on everything, even the amount of people aloud in your apartment that you pay for. I can hear my upstairs neighbor use the bathroom while I’m on the other side of my own apartment. After your first lease is up they don’t let you do month to month leasing, they tell you to sign for another year at a much higher rate. I agree with everyone else who wrote a review... DO NOT LIVE HERE.
Poor management, poor customer service. Not luxury, everything is cheaply built.
This is the loudest apartment in which I have ever lived. While I have gotten used to the train, the walls/floors/ceilings are so thin that one can hear neighbors urinating, determine exactly what they are watching on TV/what music they are playing, and there are constant slamming, banging and stomping noises when people are home. The apartments look nice aesthetically, but they are a nightmare in which to live once neighbors move in and when they are home. I have lived in many apartments over the last 20 years and am shocked that this is what these newly constructed “luxury” apartments are like. It has been a truly awful experience and only getting worse. I have spoken to many other residents who are extremely dissatisfied as well, for these and other reasons. I would definitely never recommend this property to anyone.
The Managment is capricious and accommodating. After taking 48 hours to reply to email inquiry i made an appointment. Was five minutes late. Waited 5 minutes for leasing “specialist.” Was told i would have to reschedule. Also, beware the high tension power wires and electrical grid that is expertly blocked out from the publicity photos. Seems like a nice community, but certainly not worth the effort.
Facilities are nice, but the complex is run by poor management. False promises, excuses that change when they are convenient for the manager, terrible communication and follow-up. Walls and ceiling/floor are paper thin with lots of noise.
