Property Ratings at Arbor Ridge 1
Unprofessional, unkept, and overpriced. You will continue to have maintenance issues. There are rats inside of the apartment. They have infested the not only the parking lot but the apartment buildings. All the negative reviews are real. Fake news if they say anything positive. The pools and hot tubs meaning both Arbor Ridge 1 & 2, have been broken every summer for years now. They only take cash to use the laundry room plus the washers stink and smell of mold and mildew. Speaking of mold. You will have to keep your windows open throughout the year to keep the moisture out. Overall, it sucks living here and Kristin in particular is incredibly unprofessional. Throw the whole complex away at this point.
DO NOT MOVE TO THIS FILTHY PLACE! Rats come out at night. This place has mice and rats of all sizes and you see them every night. Roaches are a constant issue. There is always trash all over the place and homeless people camped out. I am glad I moved out last month!
I am a resident here at Arbor Ridge 1, I have lived here for going on 5 years. I have never had an issue with management. They take care of their residents, and are caring, kind, and most importantly they are very understanding. I love living here! I highly recommend if your looking for a place to check out Arbor Ridge 1!!
I have been living here for 5 years and I very happy.
I have been living here for three years and I am very disappointed with this complex. The maintenance of the overall place is poor. There's constantly trash everywhere and there's a "gate" but it's never used and the homeless community frequently come through and rifle through the dumpsters. The management is unfriendly and does not do the bare minimum that management should be doing. We were over paying rent for 4 months and it took a new hire to notice the error and notify us. The adjacent street is extremely NOISY. Motorcycles and sports cars frequently speed up and down the road making as much noise as possible.

I have lived here for a year, during that year I have provided written work orders for things that need to be fixed in my apartment and they have not fixed anything. I have either fixed them myself or left them broken for them to repair when I move out. The pool has been broken the entire time I have lived here (11 months) but I have heard from my neighbors its been broken over a year and wasn't of much use last summer either, it has been high 90s or triple digits for weeks and they still don't fix the pool. They have many people living here with multiple nasty pets just running around the complex and management does nothing. There are homeless people rummaging through the dumpsters at all hours of the day. On more than a few occasions the washer or driers are not working and have no signs and tenants waste their money on them. Over all the management is just lazy.
I am beyond disappointed and disgusted with the attitude of that property manager and the fact that she thinks it's okay to lie to someone without an explanation. Be aware that there only after your application fee and deposit fee. She speaks to you like your eyes child and does not explain herself at all. I wouldn't recommend this property to my worst enemy.
I have lived here 6 years and these are the things I personally have had to deal with: Black mold infestation, bathtub has no caulking, making water leak into walls, particle board cabinets in kitchen falling apart, drawer rails broken, previous repairs to bathroom wall never completed ( just put a mount of spackle over it and now it is cracking and falling apart, trash dumpsters always over filled, abandoned cars, gunshots heard virtually nightly, and a laundry room where 25% of the machines are inop at any given time. I have had to file a complaint with code compliance regarding the mold. (been asking or it to be fixed for 5 months). My experience has been very negative.
These apartments are nothing fancy just your basic apartment. And for the price you pay, you get a good size apartment. BUT price and size aren't worth all the headaches this place has given me in just the very short amount of time I've been here. First, my apartment wasn't ready by my move in day. Management told me that they would set everything up for me and they did nothing and because of this i was without gas (no cooking, no warm/hot showers) for a week because i was supposed to do it. Every time i ask them to fix something they always come up with excuses to why they haven't done it weeks later. A needle was found in laundry room, homeless camp out by dumpsters for hours. Parking lot reeks of weed almost 24/7. Oh and someone also decided to shoot their gun at 9pm on my first night. And all this happened my first month here. So save yourself the trouble and don't waste your money here. I can't wait to move.
Disclaimer, I have never lived here. But I did pay a $28 application fee and was told I would hear something "in a few days." To date (six weeks later) I have not heard anything. Not sure if it's a scam or, more likely, sloppy management, but in the meantime I have found another place to live where (thankfully) I am not forced to pay $45 a month for cable that I may or may not want.
Since I moved 2 years ago this apartment complex has being sold 3 times. The first company "LIND" was great, then it was sold and alot of people moved out of the apartments, we have a new management and so far it looks ok. Something good I can say about Arbor Ridge is that is very clean. I have never had problem with mouse or roaches and when something breaks they fix it very fast. The staff is very friendly especially Cristal.
These are some of the biggest apartments there are that are priced affordably I have found. I pay 790 per month for a two bedroom apartment that is over 900 square feet big. There are additional costs for water, garbage, pest control, but its never more than 80.00 bucks. You have to have both pg&e and smud. The apartments come with cable which is included in the 80 dollars previously mentioned. Its a huge complex that sits on both sides of Oak Hollow at Walerga Dr off Hillsdale. It is also centrally located near bus lines which go to the I-80 Watt light rail station. The apartments were bought from the previous property management company in early March this year. So the vote is still out on the management team, they just changed all the staff. They all seem nice enough. Overall its a nice place to live.
The ladies in the office are so friendly and get stuff done quickly and effienctently.
New owners have made some improvements but they charge for everything.
they should pay us to live hear.not enough attention to details.
5 years ago I moved from the Bay Area and I find this apartments foe 2 year they had a lot of problems, it was a chance of ownership and everything changed now is a peaceful place to live and I love it keep the good work.
Its a claim place an the people are friendly to you. I love living here
These are very spacious apartments, perfect those who enjoy lots of community attractions. Also, unlike other apartments, Arbor Ridge is double-sided so you don't feel overly crowded.
