Arbor Place Apartments

I hope you like to have trash flying around the property and overflowing trash cans 24/7. The absolute worst part about these apartments have to be the bugs, I think I might have ptsd from the bugs for the rest of my life. They have on site laundry but you have to dry you one load of clothes at least 2-3 times before they’re almost fully dry. I once spent 8 hours, and $25 to wash 3 loads of laundry and at least have of them had out of order signs on them all the time. They would take 3ish months to complete a simple work order, for instance, when we moved in our drip pans were so dirty and rusted even after a good cleaning they would still smoke when you tried to use them and they were not replaced until about 3 months after they were made aware as well as other simple work orders like a light switch not working. When we moved in our apartment was not clean at all, we spent the first week deep cleaning & also cleaned it upon our move out and yet they still charged us a $125 cleaning fee taken from our deposit as well as the drip pans that were replaced a couple months prior. All they want is for you to never bring any type of issue to their attention & milk you for the most money possible. Don’t. Do. It.

This complex is centrally located, and has a very safe and quiet atmosphere. The maintenance crew is dependable. Also the layouts are very spacious and comfortable with nice updated interior! Definitely would recommend :)

I've lived here for three years and for the amount of rent I pay it's very reasonable considering the area. There are many amenities that surround the complex. For example, if you're in the mood for Italian, the restaurant is no more than two minutes away. Dry cleaning alterations name it, it's within walking distance. I highly recommend Arbor place. Whether if it's your first apartment or not you'll definitely be amazed what's offered.

This property does not offer five star amenities like other properties can (gym, pool, etc.) but is a great value for what you are getting. Upgraded kitchen and hardwood floors, etc. The space does have it's quirks like a shared laundry. But the reason we haven't left is because of the larger storage compared to other complexes and the upgraded kitchen. You really do get your moneys worth, not a perfect complex, but pretty close for the amount invested compared to others in the area.

Don’t recommend. Impossible to get anyone from office to return a call, no answer all day during normal business hours. They say “no pets” but don’t tell you they allow people to have “emotional support animals”. There’s no where to walk dogs in the community so there’s poop in the tiny grassy area in front of apartment building. Tenants throw their garbage over the fence rather than opening the gate and walking around and throwing it in dumpster. Laundry room is never clean, machines are disgusting and stink. Maintenance issues get looked over until you threaten to break lease, and then they quickly put a bandaid on all your problems. The yard service they hired will knowingly blow grass, dirt and rocks over your car while they are leaf blowing the parking lot. Drugs. So many people here smoke weed and the smell is ridiculously strong. I’ve lived here for almost a year and have yet to have access to the courtyard that’s still “under construction” (it’s completely finished they just don’t want to allow their tenants to use it). Do not recommend what so ever. It may look nice in photos but there’s so many interior problems as well as the problems listed above. Mold/mildew on windows because of improper sealing. Bathtub doesn’t hold water. Sinks constantly clog up. Horrible smell from plumbing that will not go away no matter how much we clean. Floors are so uneven we have cardboard under a lot of the furniture to make it level. Save yourself a trip and go literally anywhere else in Beaumont than here.
