the office is always available a friendly with me an my fiancé I’ve never had roaches or any rodents! Otherwise I wouldn’t be here!??

Good experience, the only problem I had are the washer and dryer machines not working sometimes. Other than that I would be in maintenance request and they would come fast!

Customer service was great, it’s very beautiful, and is very affordable. I would definitely recommend !!!

I lived here for a year, and during the time I was living there it wasn’t terrible - moving out was the issue. Upon getting my security deposit “refund,” I was confused as to why it was so low. I emailed asking for where the deductions from my deposit came from and they sent me photos of “cleaning” that they did (wiping things off because there was dust because they hadn’t looked through the place until a month later - dust happens when things sit). I then emailed asking for an invoice for cleaning to see how it could’ve cost that much, to which I received I very threatening email. I was sent the invoice ($10 to wipe each individual thing off, and they claimed they needed to replace a drip pan on the stove - in the year I lived there, I traveled a lot so I maybe cooked four times), and an email that said if I emailed again they would void the check the sent and send me an additional bill for cleaning. I’m sorry, but that’s ridiculous! And what apartment complex charges cleaning fees for basic cleaning?! I’ve lived in many complexes and have never been charged for that. All-in-all, I don’t recommend living here if you ever want to get your security deposit back. I’m half-tempted to report them to Ohio HUD.

I had some issues with neighbors below me constantly screaming, arguing, watching videos, and smoking in the hallways. Arbor landings did nothing to help besides putting up a note one time asking people to not smoke and loiter in the hallways. The apartments themselves are sub-par.

whoever is writing positive reviews for this place is either getting paid or they’re all written by staff. even since being under new management this apartment complex is unkept, unsafe, and bad quality for what you pay. i was told my doorbell intercom system would be fixed for the building i was living in a week after i moved in. when i moved out a year later it was still nonexistent, it looks like someone ripped it out of the wall with wires everywhere. one of the maintenance workers made inappropriate comments towards me and threatened to come into my apartments whenever he wants AND HE STILL WORKS THERE. they don’t care about their residents at all. the day i signed my lease someone came into the office crying and said someone just beat them up and stole their wallet. that should have been a major red flag.

The building is not clean nobody cleans it the smell is so bad I have been a resident for six months and I found almost more than 10 mice in my apartment every time I catch one I find another one, There is no security, So I feel unsafe also they want to increase the prices starting from January and I won’t renew my lease,

Unless you like to have them in your place every month, id look else where. They havent fixed anything ive asked an then want me to resign a lease for almost 55 bucks more, 2 more months an im out.

They could do better. I moved into a different one also with the previous management. This group a little better but still lacking and they don't work with you at all it seems. I called them in advance a week or 2 ago to tell them I will need a few days after the 1st to pay my rent and will gladly pay the late fee. I get an eviction notice saying you have 3 days to move out even after never being late when I first moved in back in January of 17. They can do better. Feel like they just don't care. Be also moving at the end of my lease.

I've lived in these apartments for a few years. They went from being slightly annoying to live here to be almost uninhabitable when management changed. They stopped monthly pest control treatments and took over six months to even address the cockroach infestation. They did one treatment and then never followed up. There are still roaches and they refuse to do anything about it, saying there are "more important" maintenance requests, but they have no problems with spending weeks repainting the buildings that need to be treated for roaches. Don't live here. They are passive aggressive when they talk to you and they don't give 24 hour notices before they enter your apartment. Do not live here. Find somewhere else

DO NOT MOVE HERE. It is infested with mice and the health department was called. I caught OVER 30 mice in the span of 6 months!! The property manger(Samantha) refused to speak with me countless times and is very rude. They tried to fix it up but do not waste your money and time!!!

I did like the look of the new apartments that were renovated when I moved in. I was shown a renovated one and considering the price I was happy. so I made a deposit. I made it clear I wanted that exact style and was told that was what I would get. The day I was moving in I was taken to an older unit and told none of the ones I had toured was available. I had to move that day I had no choice. so I had to live in that apartment then move at a later date to mine. That is very inconvenient and a hassle. I was told a certain date and that date came and went and no call back nothing. I did finally go to office and get a later date for the move, but I felt they should have offered some sort of compensation. So far I haven't really had a problem with management but I don't make complaints either. I think they just don't have enough staff in the office to accommodate how many tenants they have. you don't get calls back for days and you wait if you have to go to office. This place doesn't even deserve one star. I've have to deal with gun fights in the parking lots too car being totally ransacked too people trying to break into my apartment while I was inside. Ive called management Dozens of times no call back and no help from any one and the only time they ever called was for more money. This place needs to burn to the ground. Do your self a favor dont move in here just because it's cheaper. Please i beg you. DONT DO IT.......

I moved in a couple of months ago and got one of the redone apartments so everything was new. I can’t hear any traffic noise even though it’s right off of Airport. Maintenance came through and fixed everything I wrote down for them about a week after I moved in and they brought me my spare keys when I locked myself out at 3am. The office seemed a little Hectic when I dropped off rent but they took the time to print me a receipt which I didn’t get at my last apartment. Overall a good place to live so far and I can take my dog next door the run at the park.

Have lived here 2 years now. What was once a decent area is now crime ridden spot. New staff claims they are "working on it". Calling the new matienence line just directs you to a call center, before you had a local number. Security cameras are broken or non-functioning. They only band-aid a problem instead of a more permanent fix. I plead to you all...NEVER LIVE HERE!!! Only real entertainment is watching open drug deals outside or other buildings domestic disputes at 2am, (happens on a nearly daily schedule) with cops always being 15 minutes late to the game. Staff is a joke, had a black lady say she lived in arbor landings, week later says she lives in another complex entirely (sounds shady to me). Don't let the rennovations fool you, it is now worse than before.

Crappy place. Full of roaches, mice, fruit fly and worst of all no safety. Heard multiple gunshots and screaming at night. Just staying to finish my lease. Stay as away as possible. Horrible staff and worst maintainence. Just keep sending notices to extract extra money. Live on street rather than this place.

DO. NOT. LIVE. HERE. Horrible. I moved to Toledo in a hurry three months ago and I cannot wait to be out of this lease. They showed me a really nice apartment and then moved me into another one without showing it to me. There is constantly domestic disturbances, people sitting on the stoop, and trash everywhere. Management and maintenance are both terrible and do not care about the tenants. I've had ants in my bathroom and nothing done to fix it even after multiple requests. My A/C is wired incorrectly but nobody would show me how to work it or even leave me directions when I asked, but they will leave my toilet seat up after using it. They changed the locks on the security door and when I could not get in because the lock broke, they didn't answer the emergency phone number listed or even call me back. When I finally got ahold of them they had a bad attitude and tried to blame me. It's cheap but not worth it. Don't do this to yourself. You will regret it.

EVERY TIME I go into the office the older man makes me uncomfortable by saying rude, awkward things.

I really like my apartment and the people around. They are friendly and inviting. The landlords are always as accommodating as they can be, and are willing to meet you halfway if there are ever times you are in a financial bind with regard to rent. The actual rent is reasonable for the place we live in. There are also other options that'll suit your needs if you so choose. The place is comfortable, and the neighborhood quiet and enjoyable. The one complaint I have is the noise from those who are living right above us. We are on the second floor, and their footsteps above are a bit too much to the point where we've oftentimes felt it a nuisance, especially at night when we are sleeping and they are right above our heads. However, it has not been bad enough to where we felt the need to go up and confront them or to have the landlord involved. I'm sure the people upstairs don't even realize it. So it's not that big of a deal. Otherwise, everything is perfect and I would recommend living here!

I feel this is a good place for a student who doesn't want to be in a dorm or on campus. It gives you more of an away from home and make you own rules type home.

I lived here for a year and a half and love the area for the amount paid it has been a wonderful stay. I enjoy how the landlord keeps all the bad people out and make sure that everyone has a comfortable stay. I only give it a 4 because of the space and how everything in the apartment was built to last for a moment.

It's an average complex with the average mixture of residents. It has the tinge of suburban intrigue with the large metropark next door, but retains a inner city like quality because of relentless developing of the area which used to be more country-like. Some people are students, some keep to themselves, some are old, some are loud & obnoxious. There are some incidents every now & then, but the police department are timely in responding to problems. The apartments themselves are older & those with balconies or considered 'premium' are, imho, overpriced for what you get I was shown one with a severely peeling counter top & dingy cabinets for example. The windows are still drafty despite being double paned. The tubs, stove & carpet in some are a mess. The remodeling process is slowly going building by building & they have a lot of them plus many people who aren't moving so it'll probably get better after a while. Most of the office people are nice & easy to work with. Basically you get what you pay for like anywhere else & yes these apartments are the most affordable, allowing pets, located close enough to the major university to not need a 4 hour commute everyday on the public bus.
