Property Ratings at Arbor Creek Apartments
Since the new office staff came in last year this place has really picked up! I feel like we are actually being heard and the apartments are really turning around. The only bad thing would be that the locker room door is always getting stuck and management (PM & APM) is always busy but it's ok as the leasing staff is very helpful too!

Arbor creek in beaverton is a terrible apartment complex. I lived there for 2 years and during that time span a roofer fell through my ceiling into my apartment, got insulation all over my apartment and my child’s toys, no one ever came from the apartment complex to check and see if we were okay or if the roofer was ok. We were told that they would professionally clean our apartment twice and this was never done. We had a huge crack in the ceiling, black mold in EVERY window, the property manager never returns your call. I’ve called the managing company 5 times in one day and no one ever returned my calls/voicemails, when submitting work orders they take weeks to respond and do not care about their tenants whatsoever. I also had an issue with a woodpecker that was pecking on the metal part of the gutter, this went on for over 3 days, I left voicemails and called the office multiple times and the issue wasn’t resolved for over 3 days, and they didn’t care that my child, who is under 2, was not able to sleep due to the woodpecker pecking right above her room. After moving out of the apartment complex I was then charged for carpet cleaning, even though I was told the carpet was clean when I moved in. That was a complete lie. I hired my own carpet cleaning company and when they clean the carpets in my unit the water was completely black each time they cleaned over the carpet. The water never changed from black or got lighter. I was then told by security properties that I owe them $167 for the carpet cleaning fee. I told them that I would like to speak to the managers at arbor creek to discuss this charge and I still have yet to get a phone call from them. But I continue to get emails saying I owe them money. I then was still never removed from their Amazon hub account and was emailed and texted about packages that came which ended up not even being mine. And the cherry on top of everything is when I went to arbor creek today to see if this package was mine and I stood outside the office for over 10 minutes until a maintenance worker saw me and had asked if I had been helped. In conclusion, this was the worst experience I’ve ever had living at an apartment complex. They do not care about their tenants at all.

Moving into Arbor Creek was the best decision I made in my massive search of apartment homes. I honestly looked at dozens and dozens of properties in making my final decision, and I could not be happier here. It does not feel like an "apartment complex"- it feels like a community. The grounds are spotless, and the amenities are so amazing- I can't wait until summer to take advantage of them all. The community is so quiet and peaceful, that I forget I am in a complex. The staff has been nothing but lovely, and I have nothing but great things to say about the whole experience from looking to move in. Happy renter!

I like having a washer and dryer in the unit. Landscaping is decent. I like the layout of the buildings in the sense the buildings are not too close together and their is adequate space for a balcony or patio garden.

I absolutely love this apartment so far. They keep the grounds VERY kept up and clean. I feel like it is more of a home, instead of an apartment. The wood-burning fireplace and washer and dryer are a big plus for me. The neighbors I have met have been here for years, that to me says a lot about a community.
Is a great apartment community to live in, I love the green areas as well the access to almost everything I need when it comes to hanging out with my son. Is always clean and everything is always getting fix or is under construction which shows the apartments are always of great quality to live in.
Arbor creek apartment is really good apartment to live in its very homey...the only thing lacking is a little storage in the unit...but beside s that it is a very good place to stay. Good location.....
It's not a terrible place to live and isn't oppressive in its behavior towards residents. I feel very at home here/
Since we first moved in management has communicated with us poorly. Things that were suppose to be done before me moved in we’re not. Having to constantly get on them do get a job done. And on top of it all construction has been going on for almost as long as we have lived here. For several months. They have the worst and slowest construction people working on every single project that they are doing here. They have a huge green dumpster near our window that roofers have left to dump the shingles and it makes so much noise every single morning during the week. It has been such a huge pain. I have contacted the office several times and they keep saying they’d do something about it but they never do. Do not live here. They just shrug off your complains and I can feel their eyes roll when I call.
Most of the residents are happy to live here because of the park like areas. Our dogs enjoy the dog park area (when it's open). I believe the rents are a little high but not as bad as some other complexes in Beaverton. I've been here more than 3 years and would stay if it weren't for finances.

They dont really care about their residents you have to deal with your neighbors situations and even blame you for making it worse when you complain. management doesnt care but hey you have to be puntual on your rent.
It is a quiet community. People are very respectful and friendly.

Nice place but lots of construction happening now. Guest parking is very poor currently due to construction equipment scattered around in open parking areas makes it difficult for guests to find a parking spot

Other than tons of litter around the apartment grounds and irresponsible communication methods from management, this place is everything I've been looking for.
In general, this complex is quiet and has a park like feel. The office staff are usually friendly and easy to work with.

I hate living here. The neighbors are always loud and there is constant smoking that comes into my apartment all day, despite numerous complaints to management when the property started its no smoking policy.

I am very pleased with my apartment.After reading some of the reviews on here,I wanted to say I am really like the new management company. They have made many good changes/updates around the property. I am so excited for the new fitness center! -Inside my apartment: I have never had any type of moisture issue since living here (this is my third year renewing). Pros: 2x2 (love having two bathrooms) gym washer/dryer basketball court pool/hot tub they have an Amazon Hub Dog Park Cons- parking is kind of hard when you have guests over The office staff has been helpful & the maintenance is great!! All of my work orders have been take care of within a timely manner

Nice clean and quiet. apartments are close to stores and restaurants and its nice to have my own washer and dryer.
Until construction is over I would not recommend it.
great community based living situation that allows for rest from the rat race while still openly dealing with issues as they arise.
I would never recommend this place to anyone that I know

Its not a bad set up for the price you pay. Everything is within two miles of you and its right next to a nature park which is nice

This is the worst place I have ever lived!!! Dont make the mistake of believing this is a nice place. I have photos to prove it. Graffiti! Dog fences! feral poop in the jacuzzi! Dont live here! They have a flea infestation! Wild animals living in my ceiling and walls. Water leaks constantly. No guest parking available. Homless camp at the back of the complex. Garbage dumped everywhere!
I would recommend this property based on the high level of professionalism and integrity of leasing staff as well as courtesy and timely responses to maintenance service requests. Also it's a well-maintained property. I appreciate the fact that tenants pickedup and disposed properly their dog poop.

I've just recently moved to Arbor Creek (within the last 2 months). To date, I am happy with the timeliness of responses to my queries and concerns.
It's a beautiful complex. It's like living in a park. Love having two balconies. Maintenance and office staff are courteous and professional.
Great management, I have not lived a apartment for 19 years and this is what I hoped for in a apartment. You will love its location its also close to Costco.

Since New Management has taken place here at Arbor Creek there are quicker response time to requests. They take their job seriously to provide a good environment for families. I am impressed by how they go out of their way to make certain the residents needs are met. Thank you staff for your hard work to make us feel like we are important. KUDOS!!!
The office people are nice ?? especially Ofelia and Steffney! They are both great people. Always there helping me with any maintenance issues! I love my apartment!!

The apartments are moldy. Maintenance suxs nothing gets done. U put in maintance requests and still nothing almost six months later. They put work notices on your door for the work they are doin on property then two weeks after the notice says the work is gonna be done they start doing the work. Do not move here
Do not waste your time leasing from this property. It's a great location and a generally all right neighborhood, but the management at this property is the definition of incompetence. You will have to follow up with staff yourself CONSTANTLY just to get simple things fixed in your unit. They lie and tell you that your issue will be scheduled to be taken care of, then you come to find out they never did. They will lose your paperwork. If you ask for regional management they will deflect and attempt to NOT give you what you ask for. I even tried contacting regional management and never got a phone call or email back, so clearly they don't care about their residents at all. STAY AWAY FROM THIS PLACE. There are plenty of other places to rent from that charge much less for the same square ft.
Heads up before you move here, the cops come here A LOT. There have been multiple cases of burglary, car break ins, domestic violence, etc and the apartment management refuses to do anything about it. Even the Police have tried to get them to have at least some security and they refuse. Unacceptable. Parking is atrocious. As a young female having to park far away from my apartment in the dark, where crime is rising is terrifying. Move somewhere else, where they care about your safety and well-being.

We just moved out of this apartment complex. Here is an itemized list of the reasons why. 1) MOLD. There is black mold everywhere, even if you keep the windows open all the time. There is no way to stop it. I've developed asthma since I moved in, and I believe this is a huge reason why. 2) THE OTHER RESIDENTS. Our neighbors, for the most part, were nosy, noisy, rude, drug-addicts, unstable maniacs. The police were visiting one apartment or another pretty much every day. Saw DEA a few times too. 3) WILDLIFE. Okay, so I get that this place is right next to a nature trail, and that's lovely, and I get that we are invading the animal's home, not the other way around... but goodness... there are rodents (mice, rats, squirrels) everywhere, including the insides of your walls and ceilings. They'll keep you up all night scratching and squeaking and scrambling for food. Pest control there won't do anything. They were at our apartment basically every Wednesday since the week we moved in. They won't fix anything. Don't get your hopes up when they come over. All they'll do is get mud, ceiling dust, and insulation all over your carpet. 4) THE STAFF. They only get back to you if they need something from you. End of story there. 5) ABSURD RENT. You don't get what you pay for. None of the apartments look like the model. Don't fall for it like I did. 6) THE WALLS. Expect to hear every conversation, argument, snore, and cough from your neighbors because those walls are paper thin. Don’t run the heaters, because it will go right through the walls and stay freezing cold.

We encourage all residents who may be experiencing any issues within their apartment homes to fill out a work order so our dedicated maintenance staff is aware of the problem and can tend to it. We do our best to provide a relaxed and comfortable environment for our residents. This is why we have policies in place to limit excessive noise. We urge any residents who feels as if their neighbors are in violation of the community noise policy to please reach out to the office and let us know so that we may address this. Although you no longer call our community home, we do prefer to leave things on a positive note. If you enjoy paying double utilities and boarderline harassment from management, then this is the place for you. The BEST thing about this all apartment complex is the fact every single one of them has grown mold in the bathrooms due to lack of ventilation. The lay out is the worst I’ve ever seen for over 1,000 a month. Walls are paper thin so it’s nice to hear your neighbors going at it or the obnoxious tv around you. They ignore your concerns until it becomes “your fault” then make you pay. Honestly a slum lord is better then these guys. I’d save your breath and find somewhere that is nice and friendly, than ones who try and make you sick with mold. This place should be condemned and demolished. Also if anyone STILL thinks this still a good place to rent watch the herion needles in the playground and your car from being stolen make sure your windows are open for all season to avoid mold and keep track of your records. Enjoy having embezzling property managers. (Yes I know this sounds sarcastic but it’s the best I can do considering my current situation)
