Alvadora apartments are cute and the community is quiet and safe. It is nice place to relax and unwind. Ai L is one of the best property management I have ever met. She really cares about her community, her residents, and the business practices. Maintenance requests are done in a timely manner and are fixed extremely fast! He is really nice too and knows what he is doing! Overall a great community!

The Alvadora Apartments are absolutely beautiful and the staff members are incredibly friendly. They went above and beyond to accommodate my quick move-in request and have been very welcoming ever since. Alvadora has felt like home from the moment I first toured the complex. I would definitely give them more than five stars if I could!

I really enjoy the management at Alvadora!! Extremely friendly and professional. I have only one problem with the neighbors throughout the complex and that is those that refuse to pick up after their dogs. It's a real shame. Other than the sight it's the smell and sanitary part of not picking up after a pet.

Living at Alvadora has been nothing but a wonderful experience! From the application process to move-in to today, the staff has been incredibly friendly and welcoming. I love the modern but homey feel of the apartments and the complex as a whole. I would highly recommend Alvadora to anyone!

It is a very quiet peaceful environment. Ai is very thorough and follows up on any issues. Maintenance staff are prompt and caring. My experience has been wonderful. The location price and apartment has exceeded my expectations.
My comments may be shared. I Love living here at Alavadora! People are friendly, and helpful even through this pandemic. I really appreciate Ai who is in charge of the office here. If I have any issues I contact her and in a timely manner my issues are resolved!!! Or at least I know why they can't be resolved due to the Pandemic. Mike (maintance) does a wonderful job too!!!!

Ive been a resident at Alvadora since summer of 2018 and Ive loved every minute of it! Their maintenance is responsive and efficient! The landscapes are always well maintained, and all the neighbors Ive met have been really sweet! The only cons I can think of are the office hours are really inconsistent, so it can be hard to get in touch with management sometimes. Also people need to clean up after their dogs.... Really though, Ive enjoyed this complex a ton and would definitely recommend to anyone looking for a cute, convenient, pet friendly place to live!
Our experience at Alvadora has been great, we love the lay out of our apartment and the fact there is always parking availability, if it were in our budget we would be renewing.
Responsiveness of staff is excellent and the location is great. The community is generally a very quiet and respectful one to live in.
I moved to Lawrence for work and had a very short period of time to work our loving arrangements. I was able to make an appointment to tour the facility on a Saturday with TieRre, who was awesome! This was the first facility I toured in Lawrence and by the time I left to go to my other appointments I was already 100% sure that Alvadora is where I would live. The value for the price paid is unparalleled and the office staff was absolutely amazing with helping me straighten out all of the details of my move in just one week! I cant say enough about this location!
Quiet community with spacious, luxury apartments. Staff, including maintenance, is easy to work with and quickly responds to any issues.
Alvadora was my home for about 4yrs...before I move home to Florida,I knew I would be back in Lawrence one day and Alvadora would be my home again.my experience at alvadora was great the first time around and I know the second will be even better.
Alvadora is awesome! It is so quiet and peaceful here. The price is definitely worth it!

We are very happy with maintenance related issues. Repairs are done timely and efficiently.
It’s very quiet here. Everyone is nice. Office staff is professional and maintenance is prompt. Large open layout with lots of closet and living space. Good value for the money. Good location.
My roommate and I had been living at these apartments for about a year and we didn't have any problems with noise, dogs, and unruly neighbors. That all changed when our new downstairs neighbors moved in. In the first three weeks that they lived there we had to call the non-emergency number for noise complaints on them TWICE. We didn't have a problem with them causing noise but it was a problem when it was 9-10 o'clock at night and we had to get up at 5 am to go to work every morning. We noticed that the boyfriend who "lived" there was the one who was making the most noise, not the girlfriend. My roommate and I didn't think that the boyfriend was on the lease because he stayed the allotted time for a guest to be there and then was gone for a day or two. We never saw him go to work or come back in work clothes. We also found out that it was our Assistant Property Manager who moved in, which should have made us feel like they would actually follow the rules, WRONG. We made complaints to the Property Manager about what was happening and she basically told us that it was OUR job to talk to her. No notice was written, no fee was given, nothing. We felt like our problems were not taken into consideration, just because she was the Assistant. When my roommates' mother called in to get some information on what was going on she was told by the Assistant "Do I have to live under a rock and be quiet as a mouse now?" This was extremely rude for her to say to a third party who was only trying to figure out what was happening. We wouldn't be having these problems if they just tried to be courteous of their surroundings. There is also the problem of poor construction. The floor is not completely level and I have tripped multiple times on what was supposed to be a flat surface but turned out there was a surprise dip in the floor. Make sure you do your research on what the noise levels are like.
I am trying to tell my experience with this apartment. I didn't have time for apartment hunting around this area and searched with websites. This apartment website pictures were so attractive and fancy especially updated units. So, I applied this updated unit and passed the application process. The maintenance staff asked me to do electric sign with the lease form. But, I didn't sign on it and I wanted to look at the unit. After long driving from the west area, I had a change to look at my unit. It was totally different with the pictures!!!!!!! At the door, I saw lots of spider web and dead bugs on it. Even worse, refrigerator, stove, and kitchen stuffs were so old. The drawers in the kitchen were so dirty. Wow!!!! Updated model meant only change of carper with floor. Nothing more!!!!!! I could not sign up the lease contract at these condition's unit. Because I took a deposit $500(50 application fee, 150 administrative fee, 300 security deposit), I asked the staff if I gave up my lease. The staff called another staff and told me I could refund some portion of the deposit. And I searched the area again and found another apartment. During new application process, the staff called me and they could not refund all the deposit. The staff explained her upper staff rejected the refund. I was disappointed again. What should I do? Should I give up new apartment or old apartment. I could not sign up the Alvadora apartments with these experience. Finally, they charged $500 and even worse the electric bill for weekends. It was totally expensive lessons. Do not trust advertised pictures and have a change to look at apartments before sign up.
I have lived at the Alvadora apartments for three years and really enjoy them. I started off renting there because I was commuting to Topeka and it was on the west side, two blocks from Hwy 10. I have stayed, however, because I love my apartment. The community is mostly young professionals, with very few students or young kids. Therefore, it is QUIET! Not so quiet that you can't play music or watch a movie with the volume turned up, but I hardly ever hear my neighbors. The apartments allow dogs of nearly any size (I have a large greyhound). They include washers and dryers in each unit. The dishwasher leaves something to be desired, but I have a huge patio that is great for reading on nice days. The rooms are quite large and the bathrooms and walk-in closets are very nice. I do wish there was a door to my bedroom instead of just a hallway, but unless I'm having guests over it's not that big of a deal. Maintenance is mostly pretty responsive, though I did have a rat living in my outdoor storage closet off of my patio and it took them way too long to take care of it. If you just have a routine problem, however, they fix it quickly. They regularly spray for bugs, which is good. The lawn is well-maintained and the staff in the office are always very friendly and accommodating. It would be nice to have a pool and a fireplace but those things are not a deal-breaker for me. If you're looking for a nice, quiet place to call home, I would recommend Alvadora. The only problem is the distance to downtown, but you get used to it.
