I've lived here for 10 years. It has been a great place to call home. The staff is awesome. The maintenance team Lynn, Ryan and the guys are always quick fast and right there if anything needs fixed. I look forward to calling Allandale home for many years!
Management was horrible. Let their teenagers do whatever they wanted. You pay for stuff and don’t get to use it. Request for maintenance and get it two weeks later and then they charge for things after move out that doesn’t exist.
I have been here for a couple of years now, it seems the property has new management. I am impressed with the changes and the friendly knowledgeable staff! Maintenance has been extremely helpful and nice.
My family and I have only been at Allandale Falls for about two weeks and so far the experience has been great. The staff has been wonderful to work with from the very start. It already feels like home.

I love Allandale Falls Apartments. I have lived here for 2+ years. It's so quite especially since there are children in the community. The staff is awesome. If you call with a problem they are polite and address it in a timely manner.

The staff is super friendly and always available for any help you could ever need! 24 hour on site maintenance, on-site gym, onsite laundry, a pool, grilling areas, and many other extras included make it an amazing place to feel at home and welcome. I highly recommend these apartments to anyone who is interested in finding a place!
I like living at Allandale Falls due to the fact it is close to everything , quite at night and I've been here going on 2 years and have not had any issues that they haven't taken care of. I would recommend this place for anyone looking for a good nice place to live
I have lived here since September and everyone is so nice. The amenities are amazing. The tanning bed is my favorite part until the pool opens back up!!!! A wonderful place to live. Very clean on the outside and the workers work hard to keep it clean. Maintenance is also quick to respond On fixing any issues you have with your apartment. Everyone is very friendly

This place is terrible. Almost every apartment I know has some type of bug issue including BED BUGS!!!!!!! The management is rude and will ignore your phone calls. They will always show you a nice looking apartment not the one you’ll actually be staying in that’ll be dirty and smell like cigarettes and have bugs everywhere. The maintenance is lazy. They’ll come to do repairs but it’ll mess up the next day. Go somewhere else do yourself a favor. You’d be better off paying a little more for a nicer apartment that isn’t so run down.
I lived at Allandale Falls a little over 4 years ago until I purchased my home. My experience was amazing! The office staff were really nice and always super helpful. The few times we had maintenance issues, the technicians were very quick and professional in resolving our issues. Compared to other apartment communities in the area, Allandale Falls was our best value with more amenities and beautiful scenery. We lived in an upstairs 3 bedroom with gorgeous mountain views. If you are moving to East Tennessee, I would definitely recommend giving Allandale Falls a look!

I have truly loved living in this complex. It is beautiful and well maintained. Staff is very friendly. They have a playground for the kids and dog park for the pets and a gym/tanning bed for me!
I highly recommend these apartments to anyone! They are extremely friendly, helpful and accommodating! The complex is beautifully well kept. It's also pet-friendly! Of course, I also love the fact that we have a tanning bed 24/7!
I've lived here for 4 years. It is a wonderful place to live. Nice sized apartments. Great facilities and personal. Pool, basketball court, tennis courts, laundry facilities, onsite gym, and playground for the kids. What more could you ask for. Management and maintance are always on the ball. They treat you like family. Very nice and courteous. I'm glad tho call this my home!
I moved in almost a yr ago and I have enjoyed my stay. They are very pet friendly, there’s even a little dog park. When I had my water heater go out on me on a Sunday, someone came out immediately and had it fixed. The management & staff are great! I feel safe here too. I have great neighbors. I would definitely recommend Allandale Falls!

I just recently moved into the Apartments and couldn't be happier. The grounds are always so clean and beautiful. Neighbors are friendly, my kids have made many friends, went from staying inside all the time on electronics to being outside all evening. The grounds are just beautiful, I'm always finding a new place that I'd like to take pictures of. It offers so many extras with the Apartment. I was really worried about the move but now I couldn't be happier
I have lived here for about a month now and the girls in the office are extremely rude to me. The one girl with blonde hair smarted off to me multiple times. She acts very arrogant like she owns the place. The manager is useless and does nothing to solve the many issues on the property. They will rent to anybody that walks in the door just to make a buck. You have been warned Do Not Rent Here!!!

I just renewed my lease with Allandale Falls for the 3rd time since moving back to the Kingsport area 16 months ago. I chose this place because it was one of few in the area to accept larger than 20 lb dogs. ..I would recommend Allandale Falls to anyone looking to move to the area. ..the rent is reasonable and the staff is Awesome. ..any maintenance requests are always taken care in a timely manner. ..
This apartment complex is really kid friendly and is safe for the kids to run around and have things to do. They do extra activities to keep the community in the complex closer. The people at the office are really nice and get what you need done fast. Also, with maintenance they are quick to come fix any problems that you have. Overall I have had a good experience living here and my kids like that they have things to do outside.
My husband and I just moved in over a month ago. After shopping around at other available apartment complexes, we couldn't beat the affordable price and great amenities!! We have had no complaints and have so much more room than our last apartment in Johnson City!! I cannot wait until the pool opens in the summer! The staff have been so friendly and accommodating as well. The best part is that someone is always in the office 6 days a week! We love it here!!
I have lived at Allendale Falls Apartments for over twelve years. Have I had issues / problems? Sure, but any issues/problems I may have had were resolved in a timely manner. The staff here have been great and have bent over backwards to help me in times of need. The location/area of the residence is over the top close to everything. You can't beat all of the amenities that are offered at Allendale Falls Apartments, swimming pool, tennis and basketball courts, club house, work out center. Allendale Falls apartments is a great place to live and I would gladly refer the residence to anyone who's looking for a great place to live. I give Allendale Falls Apartments a two thumps up for a really nice place to live. You really need to come and see for yourself and you are sure see what I mean. Allendale Falls is home and I would not change it for anything.
Office staff is excellent. They do everything they can to help you before and after moving in and are very professional. Whenever there is an issue, they have always helped me to solve it. Maintenance has always responded to any problem and fixed it. Every place has problems sooner or later and a good maintenance staff is crucial at a complex this large. The staff here is good and responsive. The apartment grounds are kept pretty orderly and as clean as possible. There are stations available for cleaning up after your pet. Of course they can't make people do that, but the apartment company does provide this service for responsible pet owners. The tennis courts, basketball court, pool and gym amenities are looked after very well and kept as nice as possible. The laundry room is always pretty clean with working machines. These apartments have been here since the 70s. The current staff seems to do everything possible to keep up on the maintenance and other issues. It is a pretty good place to live. Check it out if you're looking for an apartment and desire a responsible, friendly staff with an awesome maintenance crew.
The office staff is really helpful and nice and the maintenance staff is great. My wife and I have been living here for two months and the community is awesome and very nice. If you are relocating or looking for an apartment in Kingsport then you better consider Allendale Hills its a great place to live.
My wife and I arranged for our apartment at Allandale Falls without viewing an apartment or the grounds from an overseas location. The internet site was attractive and appeared to have everything we were looking for. Once arrival in the USA we viewed the two bedroom apartment and agreed to the terms and conditions of the lease. We have now been here for 3 yrs 5 mths and enjoy living here. The grounds are kept up on a regular basis and the swimming pool is clean very well managed. The office staff are very friendly, polite, courteous and on top of things. Very likable folks. The maintenance staff are awesome. We have only had a few minor issues that were fixed quickly and the maintenance folks did not leave a mess at all. Awesome service from these men. Parking lots are very maintained and plentiful. Our apartment is comfortable and the floor plan is well laid out. We have had no regrets at all living here and appreciate all the staff members at Allandale Falls!

My wife and I love this place. We have no complaints. The apartment is great. We haven't had any issues. The staff is very polite and great to work with. I would highly recommend living here. The community is great.
Office rep Jennifer is hateful, the appliances are way out dated the windows are from God only knows what decade they let a lot of cold air in and often times don't even fully open they just slam shut on you. The paint job is so cheap you can tell. Everything is just rigged to work to get new tenants in then things start falling apart. Some air vents don't even work. Pet fee is more than other places. So much more. Go somewhere else. You won't regret it!
The staff is curtious, knowledgeable and quick to respond to any issues. The complex itself is a family oriented place where they have community gatherings, pool parties and events. There is a fitness center complete with tanning bed, laundry facilities and community center. Ask about move in specials. Pets are allowed in this park like setting. also included are tennis court and basketball court. So, stop on in have a cup of coffee and a freshly made cookie and speak to a representative today.
