As the name suggests, the entire landscape of Land O’ Lakes is polka-dotted with lakes and ponds of every shape and size, meaning that many homes and apartments enjoy waterfront views. Although a few miles inland from the beach, Land O’ Lakes has become a popular tourist destination, with several resorts taking advantage of the region’s climate and natural beauty.
Several of the local schools earn top marks, and the local crime rate is well below average for the state. The community is located just a few minutes north of Tampa, giving residents easy access to the larger city for work or to take advantage of the shopping, dining, nightlife, and other attractions at their leisure.

Property Ratings at Addison at Sunlake
We are current residents of Addison apartment complex, and unfortunately, the value and service we’ve received lately have been deeply disappointing. On May 13th, our AC unit began blowing hot air around midday. While a technician did arrive the same day and provided two temporary AC units, we were told the issue would be fully resolved the next morning once they identified the source of the problem. No one showed up the next day. After multiple calls to the office, we were finally informed that the compressor needed to be replaced — and that it had to be ordered. For a large apartment complex with hundreds of units, it is unacceptable that such a critical part isn’t readily available. Even more frustrating is that, in Florida, many HVAC companies can replace entire systems within hours — not days. Despite having two temporary units running around the clock, the temperature in our unit has remained uncomfortable: no lower than 80°F in the living room and 84°F in our 5-year-old son’s bedroom as of 8:23 PM on both May 15 and 16. Being on the top floor only makes it worse during the day. The noise from the units has disrupted our sleep, especially for our son, and the heat has made the apartment unlivable. We had no choice but to relocate to a hotel. It’s unacceptable that residents are put in this situation. We’re extremely disappointed in how Grayco’s management has handled this issue. To add to that, the EV chargers in the complex have been out of service for over three months due to a needed voltage upgrade, I personally called Blink company and created a ticket and they told me that they have done their job a part should be done by complex— still no updates or timeline for resolution. They’re charging us for valet trash removal which is supposed to accrue 5 nights a week among which they take the trash literally randomly.
I have been a resident at The Addison at Sunlake for over four years, having moved in when the property was newly constructed. Unfortunately, the condition of the breezeways has been a persistent issue for the past three years and remains unacceptable. These shared areas are consistently dirty, often filled with cobwebs, spider eggs, stains, leaves, and even trash that is left on the ground for days. It is apparent that routine cleaning and maintenance of these high-traffic spaces is not a priority for management. Despite numerous complaints and maintenance requests from residents, little has been done to address the issue. The continued neglect of such a visible and commonly used area reflects poorly on the property’s management and their commitment to providing a clean and welcoming environment. Prospective residents should be aware that the up-keep of the breezeways does not currently meet the standards expected for a community in this price range. Given the cost of rent, residents deserve better attention to basic cleanliness and property care. Furthermore, management rarely returns messages and emails
I moved here 1 year ago in August. Anytime I've put in a maintenance request it was taken care of the same day or the next day. 5 stars for the service. The kitchen's are a chefs dream, a ton of counter and storage space. I live on the 2nd floor and occasionally I hear the foot steps above me. I certainly have never heard any neighbors talking, unless they were in the corridor/hall. I love the dog park with the agility course. There are poop stations all around the apartment grounds,with bags to pick up after the dogs. Unfortunately, some people do not pick up after their dogs. The dog bathing station is amazing. As I have never seen this amenity in any apartment complex before. The office staff has always been polite and helpful. If I needed something and front staff were unable to assist, Heather, the manager, goes out of her way to make sure you are satisfied. The private conference rooms are great, especially if you are working from home and need the privacy for a Zoom call. I give this community 5 stars.

The grounds are great. The walls are very very thin. The staff- don't get me started. They have 3 maintenance people, but it seems only one actually works. The other two just ride around in a golf cart. Last weekend there was dog poop all over... complain was made and was told that the person was off. I saw a thin maintenance man walking around, and he past right by all the dog poop. I heard the pool was broken, but will remain open. With covid still around- I can't believe this was right. Lets not talk about all the kids that live here, and I guarantee they pee in the pool. Oh and it's memorial weekend. Save your money and go else where.

thin walls and terrible staff. I can hear the neighbors do pretty much everything and complaining is useless and not worth the stress, so much for luxury. Lived in older apartments with no updates with better quality

Been here since opening staff is awesome they treat you like you are family with the upmost respect. Property is kept clean by maintenance staff. Head manager Heather is the most helpful person in any emergencies as well as her staff glad made decision to live here in these trying times. Keep it up guys!!!!

The place is horrible. The neighbors are loud between 1am and 7am, but the worst part is management does nothing. The staff doesn’t care. It’s overpriced and not luxury as they state. Save your money. can’t wait to move out of here.
