Predatory, Dishonest, and Exploitative Management – Renters Beware If I could give zero stars, I would. The management here engages in unethical and unlawful practices that take advantage of tenants. After moving out, we were hit with over $1,500 in carpet replacement charges that were assessed before any inspection, vendor assessment, or cleaning was even done. The so-called “evidence” they provided later consisted of vague, selective photos — some showing damage that wasn’t even present when we moved out — and unsigned, backdated vendor memos created after they had already ordered and installed the carpet. When questioned, management ignored the clear timeline of events, the inconsistencies in their own documentation, and our evidence disproving their claims. Instead, they hid behind boilerplate lease language and issued threats of sending us to collections within 30 days, without following proper legal procedures under Virginia law. It’s clear this isn’t an isolated case. We’ve seen a pattern of every unit having carpets replaced upon move-out, regardless of condition — an easy way for them to bill tenants for planned upgrades while pocketing the benefit. This is corporate property management at its worst: hourly-wage staff doing the bidding of a faceless conglomerate, preying on renters who don’t have the time or money to fight them in arbitration. If you value honesty, fairness, and your legal rights as a renter, do not sign a lease here. Save yourself the headache, the financial hit, and the stress of dealing with management that treats tenants like ATMs. If you already live here or are considering signing, make sure you OPT OUT of their arbitration clause in your lease - so when they inevitably try and screw you over and blatantly violate your tenant rights, you'll have the opportunity to take them to small claims court.

Can we say something like ... Thank you for your feedback and we appreciate the opportunity review. As was discussed with you previously, the carpet was damaged with pet urine and stains and had to be replaced. Residents are responsible for any damage to the home outside normal wear and tear.
This place and management are horrible. The worst place to live in Chesapeake. Luxury apartments is a false advertising only thing luxury at this apartment complex is the Starbucks coffee that we pay $18 a month for. Building 100 has large roaches and a few of the neighbors are extremely loud and rowdy. DO NOT MOVE IN BUILDING 100. The policy about noise complaints are unreasonable. We have put multiple noise complaints to management and nothing has been resolved, it’s a disgrace. This place is the new tidewater park.

I personally don’t think that this apartment was worth the money for a one bedroom. Most of one bed room units don’t have a dining area. Our concern was that they moved fast on only the things that were “most important” to them. Pest control could have been handled better for all the money being paid. Tree roaches and regular roaches were a problem (even though sometimes pest issues sometimes come from the next neighbor) treatments could have been more regular (you would have to keep requesting instead of them just doing it). The only thing that was definitely being monitored was paying rent. The amenities were nice.

I had a very easy move in here at adalay bay! I was searching for a no breed restriction apartment complex (as I have a pit bull puppy) all the way from Arizona, and with the online leasing and portal & support from the team I was able to do everything online! On move in day they had everything ready for me all I needed to do is sign. I was a little scared leasing an apartment from solely pictures and reviews but I was pleasantly surprised upon seeing the area and apartment as a whole! I couldn’t have made a better decision!

Quiet and peaceful. I really enjoy living at Adalay Bay apartments. It was a great choice. Staff is friendly.
I have been living at this property since 2012. I have been with MAA since 2010/2011. Overall my experience has been good! My only concern is parking; It sucks! If you work late or come home late, you will NOT find parking near your residence and you are required to walk a far distance to your home. And most of the time, the parking spots are taken up by visitors of the residences. For the amount of rent payed each month, each resident should be allotted one parking space in front of or near their building. Other than that, the staff is very friendly and caring. :-)
It has been very pleasant living here. The apartments are well maintained. The landscaping is beautiful. The complete staff are very gracious. The maintenance here is star quality. Love these people. We cannot say enough good things about this property and people who work here. Good people.
Adalay Bay has everything a family could ask for. 1. Coffee cafe with tv. 2. Business center with computers and a printer. 3. Weight/exercise room 4. Swimming pool. 5. Carwash. 6. Easy access to Interstate. 7. Close to grocery stores. 8. Close to a hospital.
We have lived here for 5 years. The staff and maintenance staff are always friendly and knowledgeable when handling matters that need fixing. The only problem that we find is that there is never enough parking around your building area. People from other buildings will use the next available spaces as "overflow" which will in turn cause issues for the people in that particular building. The Adalay Bay signs that are posted currently show parking by permit only, however the complex does not go by that anymore and more and more people are visiting friends especially on the weekends and it causes major issues. Other than that, location is very convenient to grocery store and local medical offices and even hospitals and restaurants in walking distances

If you like being charged over and over again, don't mind a huge price increase everytime you renew your lease, can manage to get your car around massive holes in the parking lot due to a water problem (that took 4 months to fix), and if you don't have Internet/printer access in your apartment, you might as well go to a library because the printers in the business center never worked and never seemed to be a priority to have fixed. Make sure you don't accidentally leave anything behind when you finally decide you've had enough of this horrible place. My sister accidentley left a painting in her bathroom that was priceless and cannot be replaced. She called the day after she moved out to see if she could go back and get it, the rude girl in the office told her they had already thrown it out and also charged her $10 for leaving it.

I love it here, today on Christmas I had a maintaince emergency with my appliance and BILL came to fix the issue Without delay. He was nice, friendly, and schooled me a little about what went wrong and how to prevent it from happening again. Despite him having to do a job on the holiday, he was very knowlegeble and happy about the job. Now I can use my stuff and invite my family over for dinner, Thank you Mr Bill!

First place we toured, and was the last! Angela made it very easy for us to apply and made us feel very welcome! We've been here a couple weeks and love the amenities (coffee, fitness, pool) and the pet friendly - and generally friendly- community. Staff is attentive and professional in my experience. The previous renters were rough on our unit and it's still the nicest place I've ever lived! Only downside is traffic noise but you get used to it.

This is the best location in Chesapeake Va.for quick and easy access to all anyone would need.Bus routeing stop only 2 blocks away. Va. Beach ocean front only 11 miles to the East. A level 2 trauma hospital is a short 5 minute walk. There's no less then 5 major supermarkets within a 5 minute drive in any direction, six major banks, blowing lanes, multiplex movie theaters, post office, UPS and Fed Ex centers and any fast food or dine in restaurant you would want. All within a 5 to 7 minute drive. Oak grove Park, a scenic park with a 1.5 mile walking trail that's 98% covered in the shade of tall trees is only a 3 minute drive from this location. The grounds here are well maintained, mature and attractive.The staff here are very friendly and knowledgeable about all the surrounding amenities this location has to offer. This is the best location in the City. Within a 3 mile circle there are, Cinema movie complexes, bowling lanes, Six banks, five major food stores, 2 Walmart super stores, two major shopping malls, enormous strip malls, any fast food restaurant you'd need is only a few minutes drive away. There's a level 2 trauma Hospital within walking distance, 4 patient first or now care walk in medical facilities, seven nursing and assisted living facilities, Home Depot and Lowe's are located right next to each other...(never seen them located that close to each other anywhere else). Interstate access to the Outer Banks, Virginia Beach and Norfolk are only a half mile away...Beach front access is only 20 minutes away. The apartment complex is well maintained and with all the mature landscaping one would think its a major housing development. I've been here 2 years and I'm not moving. Charlie Clark Chesapeake Va.

I like living in Adalay Bay because you may not be able to repaint your apartment, install new carpet, or make any other permanent changes, but you can still customize it and make it feel like home. It is great that it is close to restaurants and located in a nice neighborhood. I like that the apartment has something to offer everyone examples being a pool, grill, gym, office station, etc. Lovely to any and everyone.

The best central location in Chesapeake. With all the mature trees and outstanding landscaping it's one of the best looking apartment sites in the city. Featuring a center court pool with four large stainless grills that one can use anytime of the day or night. A second court with benches, three person swings, flowing water foundation and grills for grilling. Units feature balcony's, sun rooms and large bedrooms with walk in closets, garden tubs in master bath, large kitchens with a work station with cable outlets. The leasing staff are knowledgeable about every aspect of the grounds. Maintenance staff also live here. That's really convenient in case you lock yourself out of your apartment. They will respond 24-7 for a need you have. Everything you could possibly need is within a 3 mile circle in any direction. Rent rates are very reasonable and slightly below the average cost for like units. I've been here 2 years and I'm staying.

I love that their maintenence has always fixed my issues by 72hrs at latest. The kitchen has an island and the oversized, enclosed patio is amazing! I also love how nice my neighbors are and It seems like mainly dog lovers live here(big plus for me). I can walk my dogs at night and feel safe. A big need for me was being able to bring my husky with me and they allow large breed dogs live here! One big thing that I can't stand is the parking. If you are in the buildings directly around the pool, people will take up all of the parking spaces trying to get there. Also, if you get home after 7pm, most days, there won't be any parking in front of those buildings. Other than that, these are great apartments to live in.

adalay bay is a beautiful complex to live in and has a lot of great amenities including a gym, pool, plenty of parking, a playground, and a dog park. I moved in during the winter time to a lovely renovated apartment with two bedrooms and two full bathrooms, the balcony has a nice view of a courtyard with public grills, fountains and swings. I could not wait for winter to pass so we could grill outside and meet some neighbors! when summer time came out Air conditioning did not work...we called the rental office and they responded immediately, but they could not seem to fix the problem. it is now August and our apartment is a consistent 85 degrees...they have come out several times and seem to be incompetent because the problem has not been fixed. so overall adalay bay is a great winter apartment, but we do not plan on torturing ourselves a second summer here.
Adalay Bay Apartment Homes, is near Chesspeake Regional Hospital, interstate 464/168, Rite Aid drug store, Food Lipn and other shops and stores. Love the pool/ grill area ( gas grills ) exercise room, coffee cafe and computer/fax room. Office staff and maintenance staff are friendly and helpful. Like the resident events scheduled throughout the year. Time to make Adalay Bay your new home...
