      Good location w limited value

      The maintenance staff has had a few good workers in recent years, as with the office, but unfortunately many of them have left in the past few months. It took years for the pool furniture to be fixed and those hours aren’t nearly as flexible for it as they were pre-covid, there is dog poop everywhere, people with outdated license plates or NO apt parking passes most of the time, and the limited recycling efforts don’t show a commitment to the renters or to the world. There is often miscommunication and so many workers in and out of the office that it is difficult to feel cared for or appreciated in their “luxury style homes”. The location is convenient, however, and price mostly affordable. Interesting that this complex used to have a waitlist whereas now they seem to intentional leave all the lights on with new units they’re trying to rent, which probably costs more money for the new tenant and proves how many people are leaving like our family did. Funny too that the most recent review here was four years ago.

      The pool is always closed.

      You can never use the pool unless you don't work. Monday-F it's closed by the time you get home from a normal 40hr a week job. Sunday's it's closed ALL DAY. So literally you can use the pool one day a week. Only half of the weekend. SO ANNOYING paying for amenities that you cannot even use.

      I love living here

      I am in my 30s, married with 1 kid in Elementary school. I've lived in 4 different apartments in my life. CA and TX. We moved here 3 months ago in December. From the start, Abaco Key management and staff have all been professional and so kind! It's been a joy through this whole process. The maintenance staff are the nicest people and quick on getting any of our maintenance issues fixed. The office staff are all so friendly and on top of things. We feel we are listened and cared for here. We live on the 1st floor, we rarely hear our neighbors. I don't know about other areas of the complex but our area is very quiet with friendly neighbors whom I've made friends with. I don't have any parking issues what so ever. Even late at night. My family and I also enjoy the tennis courts and taking walks. It's very pretty here. The school is phenomenal. I can easily say it's the best school my son has attended. We have struggled with previous schools, but this one he has really turned abound in. Both socially and academically. The location? You can't beat it. Located in Walts backyard and close to anything you could possibly want or need. As far as bugs are concerned.. It's an apartment.. In Florida.. Where it's hot and humid. You're gonna get some bugs sometimes. It's not that unusual. If you think there should be zero bugs, you're crazy. Go live in Alaska or something.. Just keep your apartment clean, people! Do your dishes and don't leave food out. It really is that simple. Pest control comes in once a month and sprays and checks things out. They are great pest control! With a great company like that, the only reason you have bad bugs is if you're not cleaning up after yourself for a prolonged amount of time. Lemme see.. Love my apartment, staff, maintenance, the area, pest control, neighbors.. I think that covers it. Oh! And the rent is SO reasonable. Central to EVERYTHING. It feels like resort living. Not joking. And no, I don't work for Abaco Key, I'm not friends or family of anyone that works here (actually going back to school). I'm new to the area. I just really wanted to share my experience with this place so that people know. People only tend to write reviews if it's negative. This place is anything but.

      The office staff and maintenance staff were super helpful when I moved in they are absolutely wonderful. I highly recommend this place the pool and grounds are super clean

      Run awayyy!

      I have been living here for 5yrs and new tenants get their work orders done first. When I approach the office to explain this, they always have an excuse after excuse. Saying they dont have employees from maintenance available and short on staff or even worse that "they cant find the work order" when they personally write it down in front of me. I'm getting really tired of this and rent is going to go higher when not even the hall gets clean for months. So how will you answer to this because the company will quickly charge you for any little mistake but cant keep the office, employees and areas to living standards. This place is not worth your asking price for rent. P.S. I have seen low income places better maintained.

      Management is AWFUL

      First of all, I want to say when we first moved in we were really excited and enjoyed the staff. However, after a month or two. It was a nightmare and still a nightmare even after moving out. We have always paid rent on time and moved into an apartment that was not cleaned or repaired. Upon moving out we cleaned the carpets, deep cleaned the kitchen and bathrooms, and repaired the damages that were there when we moved in. This apartment complex has requested over $1500 in damages that are nonexistent. They claimed we lived there on an entire lease without renters insurance even though I have documentation proving I paid for it monthly up until the day after our lease was over. They claimed the carpets were not cleaned and the apartment was not either, even though I have pictures proving the apartment was spotless upon leaving. But I accidentally left my container of almond milk in the fridge which was a $50 removal fee. Their administrative abilities are horrendous and embarrassing to the Grey Star company which they are owned by. They can't keep a pool or complex clean at all. Many days I would go lay by the pool only to experience murky water and it to not be a normal color, the trash cans overflowing with glass bottles and beer cans. They do not pick up trash on time and they often have an excuse as to why the company WE PAY FOR won't pick up some nights. The staff does not return phone calls and will avoid you if they feel like you are a problem to them or will make them actually do their job. It would have been a GREAT community, however, the staff are some of the most awful people I have EVER had to deal with. I would 100% not recommend this community to my worst enemy. I also LOL'd at their response to someone below, "give us a call! We're happy to talk." That's great, but you never call back or answer the phones... so that's 100% a lie.

      Management SUCKS

      This apartment may be in a great location but the management is horrible. Felicia is incompetent, doesn't even know the terms of their leases and gives out wrong information all the time. Aquiles the "assistant manager" doesn't know how to handle problems, and always passes them to Carmen who is the property manager.... oh but she is never in the office and never returns voicemails. All in all the location is not worth the headache that the staff brings. They also have roaches, the parking is terrible and the trash is never picked up on time or even at all some days. GO SOMEWHERE ELSE

      This apartment complex is in the perfect location, especially if you work at Walt Disney. We moved here from a rural location in Florida over a year ago and have always felt very safe and welcomed in this neighborhood. The grounds are well kept, the staff is extremely helpful and the amenities are awesome!

      Abaco Key Apartments

      These apartments are very well maintained, clean and comfortable. Management is very gracious to the residents and work to keep a safe family friendly environment. The pool is gorgeous and well kept as well. I have no complaints. Great apartments with awesome management and spectacular location.

      On the 3rd Floor

      I live on the 3rd floor with my girlfriend. Our particular building is in a corner. We are right next to a new mini dog park. The road is visible from the patio, but it is far enough away that you can't hear traffic and there is a fenced off pond between the building and the road. The rooms are a great size as well as the kitchen. The front door seals sound very well. I walk in sometimes to blaring music from my roommate and it was silent outside. This is the favorite complex I have lived in. Maintenance usually responds quickly and fixes problems in a timely manner. My girlfriend and I go to the complexes gym and pool frequently. We haven't had any problems with neighbors either. Overall I would recommend it.

      great resort-feeling complex

      We keep renewing our lease because we don't have any complaints. It's beautiful and the staff is amazing. A complaint about Abaco is the parking, but really that's only one small portion of the complex where there is trouble. Maybe once or twice we come home late and we can't park right next to our building but it is not a big deal. Just follow the rules and you are good. Also, new dog park is awesome. The only downside is the children's park isn't the best.
