I have been living here in this complex for over two years. The office staff has always been very helpful and this new maintenance team has been great. I would definitely recommend this place. I actually referred my mom and received a $250 rent credit.

Great place to live and any needed repairs are done immediately. The surroundings are clean and neighbors are friendly.
Living here at 98Hundred offers a multitude of things to do that are nearby. Leave the car at home and spend more time enjoying what is around you!

The apartments are quite pricey but the bark park is definitely a fabulous incentive to stay. My dog and I love going there once or twice daily. My dog doesnt love the idea of sharing her ball so its great she can run free for a bit and get some exercise in.

Beautiful grounds with shareable outdoor spaces. Interiors are very nice for the price if you have one of the upgraded units. Management team is very helpful and accommodating, and it's very well located for easy on-off the freeway, access to the American River Parkway, and the charming downtown Fair Oaks.

Overall its a very nice & serene complex to live at. The neighbors are friendly and the furneighbors are even more friendlier! I think this is the perfect place to start out at but definitely not with a family of four. The living space is too small and there isnt storage whatsoever.

A beautiful safe and quiet community close to charming Fair Oaks Village and Fair Oaks Park and Library, walking distance to the American River and bike trail, within a mile to shopping and restaurants at Gold River, Sunrise Marketplace and Birdcage Walk.

Ive lived in my share of Apartments, but it wasnt until I moved into 98Hundred that I finally felt like I was home. Its peaceful. Neighbors are friendly, & if you like ducks, then this the place to be! Office staff and the Maintenance team are all very nice, & if you have an issue, theyre on top of it. & although I used to say I would never live down Sunrise Boulevard lol the location here is perfect. I can honestly now say...Im finally home.

Since living here, I have experienced multiple levels of unprofessional conduct. Among other things the management explains upon move in that the grounds are a smoke free environment, yet I have seen them smoke on the grounds themselves.

Maintenance SUCKS! They refuse to spend money to get the job done and would rather put a bandaid on the problem. The front office is the absolute worst at relaying any information as to what is going on. Im 100% dissatisfied.

Poor quality buildings and horrible incompetent yet harassing management. Rats, flies and disgusting grounds. Our apartment has black widows and other spiders & bugs despite many pest sprayings from our apartment not being sealed off as many other apartments are. Constant loud construction. You will never get any notices of work being done, usually you'll just hear banging in your bedroom window or someone in your patio working in the early morning Monday-Saturday sometimes even Sunday! Can't wait to leave.

If you want to deal with incompetent business management, and workers. Then this is your place to go. If not, then I definitely wouldn’t recommend dealing with this apartment complex.

Love living here! In the heart of fair oaks with all the amenities you need! Getting approved to live here was the most pleasant process as well. 4 pools, fitness center, huge BBQ/park area with fireplaces, putting green and playground for kids!! Valet trash is so nice! 5 days a week you put your trash outside your door and it's picked up that evening! Great apartment layout, not a ton of storage but you can manage to make it work. Patios are very spacious so that helps! All granite countertops in bathrooms & in kitchens with all stainless steel appliances! All new light fixtures and every apartment has nice tan walls instead of a pale white that gets dirty easily. I work for a very large property management company myself and I have worked at a lot of sites that charge outrageous amounts for apartments with no amenities what so ever in terrible neighborhoods. Park place is a definite place you would want to rent at in fair oaks. They also have flexible lease terms! And a pest control service who comes out to the property every week. Most of the people complaining on here just don't know how to read the fine print, and or just like to complain. Overall I'm happy with Park place and have never had an issue!
