Just east of the Edmonton Convention Centre by little over a block is a gem of a building with such a great view of the actual North Saskatchewan River [closer in reality than the panoramic photo depicts] and downtown. The view is so awesome, Crashed Ice, FISE (and the first Flatland BMX UCI World Cup), Dragon Boat races, open air concerts and other wonderful activities can be seen from the comfort of the condo. The all-inclusive fully furnished condo is 4 minutes from the Hotel MacDonald, 3 minutes from City Hall and 2 minutes from Telus Plaza. You can get to the University of Alberta Hospital within 9 minutes. Northlands is 7 minutes away. Researchers from Queen Mary University have shown that living next to heavy traffic such as in downtown causes hearts to swell. Whereas at the condo, the lovely treed river valley and trails with amenities as the backyard and backdrop to our condo plus the garden in the courtyard is good for the heart, lungs and mental wellness. European Union’s Blue Health 2020 science has proved the emotional benefits of being by water such as the river which extends to the condo’s high end shower and deep therapeutic tub with chromotherapy. The condo has windows in 3 cardinal directions providing lots of light and airflow. The air conditioned open concept 1220 sq ft condo with a 10 foot ceiling was professionally designed with upgrades to the architectural lighting, hardwood flooring, granite countertops throughout, custom cabinetry, efficient bathroom layout, a massive kitchen island, under counter lighting, a Panasonic Inverted (patented) microwave, built in oven, Dishdrawer, garburator, water filter, and 6 speed filterless stove fan. The dedicated bathing area has a steam shower with 3 pattern rain shower and 7 pattern shower massage, therapeutic bath and a whisper fan to remove any excess humidity. There are dozens of benefits to taking steam baths including boosting the immune system. Hotter bodies are better at fighting disease. Regarding therapeutic bath, that used to refer to various types of warm-water soaks used to speed wound healing, to apply gentle heat to sore muscles or joints, to relieve emotional stress, or to treat a variety of physical disorders ranging from sports injuries , rheumatoid arthritis, and chronic sinusitis to painful menstruation and vascular disorders. The tub's chromotherapy benefits include physical, emotional, mental and spiritual healing. The deep tub allows for a hyperthermic bath which is better than physical exercise to treat depression. The dual flush toilets were imported from Australia where water conservation first started. The bidet seat has hygienic dual retractable nozzles and adjustable water pressure that is optional and simple to use. The multidimensional ceramic floor tiles wii make your feet feel invigorated. The condo has structured wiring throughout in addition to wireless 5G internet included. The living room has HD live programming for a large Samsung widescreen TV and leather furniture. The bedrooms have indirect lighting. In all the closets, the storage system is adjustable and has been upgraded for maximum usability. It sleeps up to 4 or 6 with the memory foam sofabed. You have a choice of a comfortable and seamless pillowtop king size bed or 2 XL twin beds in addition to a queen size bed. There are two sofas in the living room, one being a sofabed with memory foam. Some people love the view in this non-smoking condo so much, they move the kitchen table into the living room. Others choose to eat in the traditional dining area. Linen, dinnerware, cutlery, bedding and utilities are included. The washer and dryer are internal to the unit. The new high efficiency water heater is the largest possible to handle the hot water demands. Outside maintenance is taken care of: There is no snow to shovel, grass to mow or water. There is no need to be bothered with the garbage collection schedule. There is a special Christmas tree that looks attractive all year round. Possibly available is one heated and secured underground parking stall. Extra parking can be found on the street and there are visitor parking stalls. A children's park, outdoor rink and community hall are a 5 minute walk away. A Catholic church is across the street. Riverdale has one of the highest per capita community membership rates in Edmonton. As fun and busy is the community around the condo, the unit is intended for rest and relaxation. * * * * In 2015, National Geographic has named Edmonton as one of the best summer trips for its international events and Edmonton's river valley is highlighted as Alberta city's best draws. Athletes and those who attempt to be take advantage of the valley to run, jog, walk, hike, cycle, rollerblade through the paved and unpaved paths. Louise McKinney Park is ranked top 11 of 21 Best Places to Visit in Edmonton. You can even take a guided Segway tour through the river valley year round, the only way you can travel on a Segway publicly outdoors in Edmonton and the first on public land in Canada. It starts and ends at Louise McKinney Riverfront Park 4 times a day and runs 3 seasons a year for groups as small as 2 and even single riders if you ask. In the river valley and downtown, festivals and other activities are abundant during the summer. Tai Chi in the Garden or do yoga in the park below the condo. There is easy access right down to the river's edge using the freshly cut lawn and paved walkways and/or stairs There are many activities you can do in winter. You can watch within the condo unit the Edmonton Riverboat across the river or watch the Dragon Boat racers practice throughout the summer in the river. Other sightings are power boats, jet skis, canoes, and the silly Sourdough Raft Race. You can see from Capital Ex and practically all the others throughout Edmonton on Canada Day from the condo. You can see the forest from the trees when it comes to the view of downtown from the condo. Across the river through the Tawatinâ Bridge and seen from the condo is a ski hill for skiing and tobogganing. Next to the Muttart Conservatory for botanical lovers. the ski hill is also home to the renowned Edmonton Folk Festival. All of this including concerts and the Garden can be seen from the condo. Riverside and Victoria Golf Courses are 1.4 and 3.2kms away respectively. All you need is your suitcase.
