Located in Building 92, Unit 8. It is a second floor unit with two bedrooms. LR & DR face south. Bedrooms face north. One flight of stairs to get to door. Condo has a small outside deck facing south, with trees against the deck. Great views and natural light. Coin-op Washer Dryer is at first floor entry as you walk into building. Two parking spaces. Covered #5 in Carport; Uncovered #8. (Yes, two different numbers.) Covered carport parking space also has a locking storage shed in front of it. All Occupants need parking passes from Association Manager for each car. Association plows during winter. Association Manager’s contact information shared. Garbage and Mail is a 2 minute walk. Building #92 is one of the first buildings on the right as you enter the complex. The Living Room and Dining Room face south towards the UVM Horse Barn. Condo driveway entry area is on the right from Quarry Hill Road, off Spear Street and is directly across from Bike Path going N and S. Bike path also goes to the UVM Athletic Center. Post Office Box A-12 is across from the covered parking space. Utilities must be transferred over to new tenant prior to occupancy. Rent is $2100.00 per month, plus propane heat and electric. Rent shall be paid by Wire Transfer or Zelle on monthly basis, on the 28th of each month. One year lease with credit check. Longer lease with option available. One month rent required at lease signing. One month rent security deposit also required at lease signing. All leases will include attachments with required Association Rules, Pool Rules, VT LEAD Addendum, and list of Owner’s contractors. Cleaners, rug cleaner and painters are being scheduled before 8/29/25 occupancy. Condo Association and Owner require proof of Renters’ Insurance. Rent includes water, trash and snow removal. Pets not allowed; smoking not allowed. Utilities: Electric: Green Mountain Power; Propane: Suburban Gas. Water is provided by Association and City of South Burlington supply. Tenant pays own phone, cable, internet, propane heat and electricity. References: Reference from E.: A/R. was a very helpful and responsive owner. Probably the best I have had. If something needed fixing, he would work diligently to find a solution. I would definitely recommend A. and this apartment. Reference from A.: I lived in A/R’s apartment for 5 years. During the course of that time, A. acted as an ideal owner. He was both courteous and helpful. Whenever we needed something fixed or looked at, he sent a repairman, or came himself. He is very responsive and usually returns your call within the hour if there is a problem of any kind. Repairs, if needed, happen quickly and professionally. He lives in Burlington and is always available-anyone who has had an absentee owner knows how great that is! He cares about who he rents to and it shows. The apartment is lovely and was a wonderful place to live for two years. Reference from S.: I have lived in A.'s apartment for one year. There are no complaints whatsoever. The utility costs fell below the given estimates. Everything worked great in the apartment and there were no issues. If I did have a question, A. always responded within a few hours. The complex is fantastic. The pool is clean and well kept, the area very quiet (including the other residents), and there is a beautiful view from the living room windows. My son loved to watch the horses on the Morgan Horse Farm. The bike path/UVM running trail is less then a five minute walk from the apartment. I loved the deck on the warm summer days. The parking was excellent. During the winter months the plow truck came frequently and I was never delayed do to a snow storm. This was the best apartment I have lived in and I would recommend it to anyone. Reference from B.: I rented an apartment from A/R for two years and had an excellent experience throughout my tenancy. A. is by far one of the most reliable and responsive owners I’ve ever had. Whenever I had a question or a minor issue, he replied promptly—often within the same day—and ensured everything was resolved quickly and professionally. The apartment itself was well-maintained, clean, and comfortable. Utilities were reasonable, and the space stayed in great condition throughout my stay. A. takes pride in his properties and is committed to ensuring his tenants' comfort and satisfaction. He lives locally, which makes communication and support very easy and reassuring. Living in one of A.'s apartments was a stress-free and enjoyable experience. I would gladly rent from him again and highly recommend both him and his properties to anyone looking for a dependable and thoughtful owner.
