Tenant documented monthly income must be a minimum of 3 times monthly rent. One year lease. Tenants are responsible for all utilities. First month's rent and security deposit due before occupancy. All adult applicants over 18 who will be living in the home will be subject to a $50 rental application fee. This fee will cover the background and credit checks necessary for consideration. Some dog breeds may require additional tenant renters insurance which lists animal. PMI charges a pet fee each month for each of your animals. The term pet fee is simply rent you will pay for the allowance of your pet to occupy the rental unit with you. Pet fees are charged on a monthly basis and are paid with your rent. The charges for pets are based on the screening criteria, and are affected by type, breed, size, weight, gender, and history, among other factors. Pet fees range from $20 to $60 per pet, per month, depending on their screening profile. All fish tanks 20 gallons and over require a $10 monthly fee. All caged animals, including guinea pigs, mice, hamsters, lizards, etc. require a $10 monthly fee. A one-time, non-refundable pet initiation fee is required at the time of the execution of a pet agreement. The FIDO score from petscreening.com will determine your fees. Dogs and Cats are $100-$200 per pet Caged animals and fish tanks are $50-$100 per cage / tank. Additional deposit will be required based on your FIDO score. These range from $150-full month rent. On average $250-$500 in additional security deposit Criminal records must contain no convictions for felonies for crimes within the past 10 years involving violence against persons, theft, damage or destruction of property, manufacture or distribution of controlled substances and no sexual offenses ever
