Non-refundable if reports are run. ? Current photo I.D. ? Verification of income, i.e. paycheck stubs, AFDC, Disability, etc. ? We look for income of 2 to 3 times the amount of rent ? If self-employed, the first two pages of the last two years’ tax returns ? You must sign a release form for credit check, criminal background check, and eviction search for each applicant (included in $30 fee) ? If property allows pets, Letter of reference for pet specifically. Picture of pet/pets All information must be present or the application will be returned to you. Upon approval of your application, you must pay at least ½ of the requested security deposit (Good Faith Deposit) to place a hold on the property. This deposit is non-refundable. If the unit is ready to lease, Tenants understand they must sign Rental Agreement and take possession within 10 days of receipt of the Good Faith Deposit. The balance of security deposit and rent is due upon possession. Properties that allow pets will require an additional $500 pet deposit per pet. In addition, renter’s insurance is required.
