This home features a fully stocked kitchen with all the amenities and appliances needed for staying in, a cozy living room with a large Smart TV, a balcony with seating and a grill, and a washer and dryer for guest use. The house is equipped with a bike wash station, bike racks, equipment, and trail maps. This property allows a maximum of 2 dogs, with a fee of $90 per dog to be paid prior to your stay. Please kennel when left alone. Located along the Lago Vista Trail that connects to Tunnel Vision and the famous Little Sugar MTB Trail, this home is also 1 block from the Lago Vista mountain biking trail, 1 mile to Lake Avalon, 1.7 miles from Tanyard Creek Nature Trail, 2.5 miles to Bella Vista Country Club, 3 miles to Mildred B. Cooper Memorial Chapel, 5 miles to Kingsdale Golf Course, and 11 miles to Downtown Bentonville. Bella Vista is home to Northwest Arkansas' premier mountain bike trails, nature trails, golf courses, and lakes. You can walk, drive, or ride your bike around town. Parties or guest actions that result in disturbances, property damage, extensive extra cleaning, or smoking indoors will incur a fine of $1,000. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400. Unauthorized checkout delays will incur a fine of $100 per hour. If you smoke in the home, you will be fined $1,000 plus the cost of any smoke remediation necessary. Quiet hours are between 10:00 PM and 10:00 AM. Per Bella Vista POA rules, renters must complete a guest card listing each guest’s name in order to access amenities. A $30 processing fee is associated with this pass, and it must be paid prior to your arrival. Please note that while the pass grants access to most recreational facilities, it is not an all-access free ticket. Amenities such as pools, lakes, fitness centers, tennis, golf, etc., still require payment of applicable usage fees.
