Fully furnished 4 Bedroom Home on 40 acres mol includes limited pond access. Price on two year lease is $2,600 a month – includes mowing acre around the home and water bill (up to $100) Home Boundary: You have a shared driveway. Your property line is bordered as follows. • Northernmost boundary is the gravel oil field road • Westernmost boundary is County Line • Southern boundaries are Covell west of the western tree line (This tree line begins roughly 75’ west of the shared driveway). And roughly an imaginary line that runs east/west from the start of the parking pad to the telephone pole west and to the eastern most tree line east – just shy of the pond. • Eastern boundaries: The eastern tree line. The property is not rectangular but rather has a section at the front cut out for the pole barn that belongs to The Reserve. The Reserve does at times use electricity from the home to run a compressor to fill the tractor tires as well as a washer to wash down the tractor and equipment. The electrical usage is offset by the fact that they pay for the first $100 of water. If this is not acceptable, we understand and rent increases $50 a month. • You have limited pond access. That means you may fish the pond but only from the westernmost bank that is easily viewable from your home, just east of your property line. • You are to never cross over to the other side of the property into The Reserve, and you are to never go onto the dam or property below the dam. • You may hunt the property but any weapons discharged are to be fired facing North, South or West. NEVER East. There are a number of deer and other wildlife on this property. • Guns may be used but gun practice (more than two shots in a 24-hour period) is not acceptable. • Pets must be approved but are acceptable, but they are NEVER to cross the boundary of your property. If they do you agree to a fine of $100 per incident and you fully realize that your pet could die (we do have poisons and coyote traps set up off your property and pets are subject to being shot if trespassing). We cannot stress enough how stringently this is enforced! • You may not leave abandoned vehicles or other unsightly items on the property. • Loud noises, including pets, especially barking dogs, are not allowed. First event will be a warning. Second event a fine of $100. Third event removal of the animal or eviction. If noise is not an animal, then third event is eviction. (Loud noise is any noise that can easily be heard from homes in The Reserve east of yours. • Mechanical devices such as four wheelers are allowed but again ONLY within your property boundaries. Homes can be rented month to month or even with utilities included but price will increase accordingly and must be quoted pending each unique request. It’s a great home on amazing property.
