Thanks for asking about our rental unit at 813 Story, # 2 in Boone. This is a unique property above a business in Downtown Boone. It has the square footage of a good sized one bedroom apartment, but the layout is a little strange. There is a large Kitchen/Living room and a large Bedroom/Living Room. There is a full bathroom with a double sink vanity. There is some parking just outside the back door and overnight parking about a half block away. There is one other apartment in this building. The apartments are accessed by an interior staircase. There is Central Air. While dogs are allowed in most of our units, this is a downtown building and we do not allow dogs in the downtown buildings. You can thank previous irresponsible dog owners for that sad rule. Up to two cats would be allowed. First cat is an extra $25 per month, the second cat will raise the rent another $15. The rent is $445. We are asking first month’s rent, last month’s rent and a deposit equal to a month’s rent. Typically our lease is for a 12 month term but we would consider a shorter term for this unit. Qualified applicants will be able to show an income of at least three times the amount of the rent and show a background history free of criminal activity and evictions. We will need to verify this information before setting up a viewing of an occupied unit. In this unit, the tenant pays gas, electric and 1/3 of water. You need to be budgeting about $120 per month. Alliant will waive a deposit if you are a current customer in good standing. We also require tenants to carry Renter’s insurance listing McRentals as an interested party. You can get this insurance from your auto insurance agent or our Allstate office would be glad to give you a quote. This unit will be available for occupancy around the first of the month. In some cases, with the payment of the deposit, we will hold an empty unit for up to two weeks before we must start collecting rent. If you need a rental unit later than that, this one will not be available. I hope.
