This unit includes a dishwasher, a washer/dryer, fireplace, patio, gas forced heat, central air conditioning and an attached two-car garage. The property is located off of North Crossing and Jeffers Road on the NW side of Eau Claire. Rent includes lawn care/snow removal and starts at $1,750 per month with a 12-month lease. The security deposit is equal to one month’s rent. Gas/electric utilities are separately metered for each unit and vary, depending upon usage. We provide expected averages between $125 and $150 per month. In the winter, we provide expected high-end averages to be about $175 per month. Tenants pay bills directly to Xcel Energy. Water/sewer utilities also are separately metered for each unit and vary, depending upon usage. We provide expected averages of about $20 per person per month. Water is billed directly to Regal Property Management quarterly from the City of Eau Claire. We request that received water bills be paid with the next upcoming rent check. Tenants pay for their own trash services. The Townhomes are completely smoke-free units. Absolutely NO smoking is permitted inside the unit, on the patio, or within 25 ft. of the property. This policy is strictly enforced. This townhome can accommodate 2 small dogs, up to 25 pounds full-grown, with an approved pet policy form. To have a pet policy form approved, dogs will need to be spayed/neutered, licensed with the city and up to date on all vaccinations. We require that tenants with pets carry renter’s insurance. The Pet fee is $50 per month.
