Property Ratings at 805 Harmon Heights
Not a bad place to live but the floors are thin. Upstairs neighbors stomp all day and you can hear the dogs barking
I lived in this apartment for two years and during my last 6 months they switched management. Overages went up, rent with up and no enhancements were made the the community. Everything they did when I first moved in was unprofessional and not documented correctly. Therefore causing me to pay (literally) for the mistakes of previous management. Before moving in I paid a $300 deposit and I was only returned $50. They took out fees for painting ($110), and deep cleaning ($50) for the next resident when my unit was not at that standard when I moved in. It is very apparent this company is in need of money and they are taking it from residents in any way, shape or form. It should not be the responsibility of the previous tenant to pay for the cleaning and refreshing for the next tenant. When I did my final walk management (Shawn) was not available and I did it with the receptionist. She ensured me that my unit was in good condition and I would only be charged for carpet cleaning ($40). I also received a water overage of $49 in my last month. During my 2 years in the complex my overages never exceeded $25 so how is it that it increased so much in the final month. The new management Shawn has the nastiest attitude and although issues we had were prior to his arrival it should be up to him and the owner Bobby to ensure that all their guest are satisfied and understand all charges made to the account. When I called to express my concerns with my deposit refund he stated “That was a problem before I was in management and I can’t do anything about it.” I am extremely big on customer service and treating those who invest into your business with respect. During this conversation he pointed the blame at everyone including myself and took no responsibility for miscommunication and lack of organization within the company. I only continued to stay within the neighborhood for so long because I was a full time student (18+ credit hours a semester) and did not have the time to look for housing elsewhere. I truly regret the decision and I would not wish the customer service I have experienced on anyone. I would not encourage anyone student or family to move in this neighborhood.
I have been living in the 2 bedroom apartments for over a year now. I haven’t personally experienced some of the issues some people have but I have noticed some truth in them. I have a friend that has commented about maintenance taking a long time in her apartment. I have also been informed by former tenants that getting your deposit back is hit or miss. They either take longer than 30 days or find ways to keep most of the deposit. -WiFi- Included in the rent yet we have been without WiFi for 3 weeks now and we will not be getting a credit to our rent. Anything included in your rent means you’re paying for it, NOTHING IN LIFE IS FREE! When it works, it works at a good speed. WiFi is slow in the 3 bedroom townhomes. *Clubhouse- Open to residents until 10pm. Might not be a great place to study if someone is playing pool. The clubhouse is gated but only one gate works as there is no sign stating so. *Apartments- Very modern. Appliances have stainless steel fronts. Not enough cabinet space and no pantry. Was surprised to learn that there is no garbage disposal. There is no peephole on the doors which is a major safety issue. *Building- Walls are very thin. Anytime my neighbor laughs, I can hear it. Any tv or music can be heard also. I can also hear my upstairs neighbors walking throughout their apartment and appliances running. *Leases- Depending on who you ask, you will get a different answer. Some people are allowed have shorter leases than others. Also have witnessed tenants for a semester at a time. There are units furnished with a bed and desk but some units only have a bed and the rent is the SAME PRICE! This is a shady practice. I know for a fact they have moved people in the same day they applied, this is a serious safety issue. It scares me knowing they do this. *Exterior- When it rains, it pours. The management has relieved some of th flooding by installing pipes for water to drain better. There is still flooding on the walk way in front of my building. The flooding completely covers the walkway in front of the building in several spots. Come take a tour and ask questions. The apartments aren’t as nice as Residences At Five Points or has as many amenities but they are better than other apartments in the area. The apartments are nice but yes, they are cheaply made. The community is gated and walking distance to Target and Hobby Lobby. I would recommend you find your own roommate so you’re not paired with a complete stranger.
Deposits are not returned, staff is unprofessional, maintenance issues are rarely handled and the residents are treated with a lack of respect. Would not recommend!

They constantly tried to add fees via email. such as a $50 fee if you locked yourself out after the 2nd time after office hours, which was not in the lease agreement. They do everything in their power to take as much of your "refundable" deposit. It is a lot of favoritism, for example by giving 6 month leases to some, and tell others they do not offer. Also, I have witnessed, with other residents, if they do not like you, they will purposely lease your apartment so you cannot resign. It also takes them weeks for work orders. The list goes on , the apartment are nice but management just makes it all nowhere near worth it ! A

I live in the 2 bedroom units which are less than a year old. Pros: *The kitchens have stainless steel fronts on them which is really nice. *Simulated hard wood flooring in the common area. *Covered patio/balcony with storage (not screened in) *The clubhouse is very inviting with chairs and tables. There is a saltwater pool also. *The staff is very nice. They do a great job. *Target is in your backyard. You can get there faster by walking vs driving. Cons: *Internet. It goes out VERY OFTEN. *Maintenance requests take forever to be addressed, not days but weeks! *The pool seems to be dirty all the time. No trash just dirt on the steps. *No community features like a fitness center or car wash area which would be nice. *The complex is listed as gated but it's not. We're told it will be gated soon. *The walls seem thin. You're guaranteed to hear your neighbor's tv/music. 805 Harmon Heights is a good place to live. If they get a better response time to maintenance requests and clean the pool better, I would give it 5 stars .
I live in a 3 bedroom 3 bath. Complex is quiet and mostly occupied by International Students which means tons of culture. A new section of two bedroom two baths and pool and entertainment center will b finished in August. I live less than two minutes from the mall, Walmart and Target. Valdosta State University is 5 minutes away. The complex offers transportation for students. I am a Police Officer and not a student, the complex is installing gates which is a nice addition. I love it here and the units are beautiful.
