Please apply early for best consideration! All Nest Property Co. Residents Agree To The Following Company Policies: 1. All of our applicants and anyone 18 or over that will be living in the house must apply online separately, and undergo a thorough background check and credit report online through our portal on Apartments.com. All credit levels feel free to apply. 2. The home currently has a Fridge, Cooktop, Dishwasher, and Oven. The tenants have use of these appliances while living in the home. 3. Smoking is NOT allowed at this property, at any time, inside or outside. 4. Family income must be 3x the monthly rent, and proof is required (pay stub, W2, or last two years tax returns for those that own their own business) 5. Animals: We do allow small animals (under 50 lbs.) for an additional non-refundable deposit per animal of $1000, and extra monthly charge of $100 per animal. 6. Before the tenants receive keys, the tenant must put all utilities in their name and is required to show proof of renter’s insurance, paid one year in advance, to protect their personal property with at least $100,000 liability protection. 7. Residents provide a copy of the driver’s license or photo ID for each person 18 and older who will be living at the property. 8. Rent Discount: As an incentive to the tenant to pay the rent ahead of time, and for paying the first $100 on any maintenance or repairs, a discount of $100 is deducted from the regular rental amount ($2,400/month) for rent paid on or before the 1st. This discount will be forfeited in the event that the tenant fails to perform as stated in the lease. A late fee of 10% will also be added to the regular rent for any rent received after the 1st of the month. The rent rate listed ($2,300/month) is the discounted rent rate. All rent is paid by automatic bank ACH transfer through our portal on Apartments.com; no paper checks or cash are accepted for rent payments. 9. Homes are shown in person to qualified applicants only. 10. No motorcycles.
