Nirvana is a wonderful, gated waterfront community! The complex is in the happening Mimo district and is a very central location in Miami. The community is great, friendly and diverse (everyone from single people to single parents, large families, elderly, there’s cat people and dog people, executives and hippies - we have it all!). It’s very dog friendly! And just friendly in general. Out unit is a 2/2 for the building but we actually knocked down the wall and made it a large 1/2 so if you are wanting to rent it out as a true second bedroom, we will need to put the drywall back up. If we do this, we may need to move the move-in date to 6/1/18. But we’ll take that all on an individual basis =) PERKS AND ADVANTAGES *Very central location in Miami. Go down to midtown or up to North Miami or across the bride to M. Beach. It’s a great location. *Beautiful waterfront pool! *New cafe with fresh pizza, refreshments, emergency things you may need (paper towels, etc). *Beautiful gym! *Gate community with cameras and 24/7 security on property. *Close to fun restaurants and parks! *Currently furnished but if that’s not preferred, we can move the current furniture no problem. *Very dog friendly! The dog people all know each other’s pet’s name and quirks. And may even know the pet’s names but now the owners haha. *Not a huge high-rise so the buildings have more of an intimate, easy-access feel. *The C building is one of the better buildings in terms of location. C and B are closest to the pool and ocean. *We are on the first floor so any tenant has easy access to the outdoors which is great if you have dogs or simply don’t like elevators or just want to go in and out easily. It’s very convenient when bringing in groceries, furniture, etc. It’s also good for people who need to wheelchair in our out - although our unit is not totally ADA. *We are very close to the laundry room facilities so you can just roll your laundry in and out. A lot of tenants on the upper floors have to bring down laundry in elevators. This is much easier for anyone who does a lot of laundry. *We are the only owners since it became Nirvana. This is good because we know all the ins and outs of the unit. *Floor tile is not the genetic one that came with the units. We replaced such with a cool beige, faux wood looking one. *The water is paid by the building. So you would pay for the unit's FPL electric bill (which would be put into your name) as well as any cable/internet you would prefer. *Bathrooms have new tiling as well (4 or so years ago we re-did the tile). *We are looking for a long-term tenant. We would prefer someone who is looking to make this their home. We have to move to a larger location b/c of our expanding family. *Awesome neighbors and friends to be made! We love Nirvana! ANY (POSSIBLE) DISADVANTAGES (But it won’t be a reason to lower rent. We’re just giving all details) *We are adjacent to the garbage room, but it’s actually more of an advtange because there’s no one there so you don’t have to worry about noise from a tenant there. *We are on the first floor facing a portion of the parking lot, but I actually also think this is a great location since, unlike the units directly facing the pool/ocean, it’s much more quiet. The pool can get quite happening on weekend. We still have a view of the water though from the balcony. OUR MUSTS! =) *We require any renter/renters to have renter’s insurance that covers their possessions as well as liablity coverage. Rates can be as low as 25 dollars a month so I’m told =) We would require proof for each tenant to be sure you got the coverage you need. *We would love an easy-going, nice tenant or tenants. *We would need to set up direct deposit so as to avoid any late or missed payments. *We cannot have any difficult or excessively needy tenants! We would take a tenant that is cool and easy going for less rent than someone who will pay more and be difficult. Obviously we would be there for you for any thing that may be a serious or immediate issue but you know that kind of tenant that is calling all the time, we definitely don’t want that… We also can’t have anyone that will give our neighbors (who are all very cool) trouble. Obviously everyone has their “moments” (i.e.: the dogs are barking, the tv is loud, etc) but we cannot have someone who is an excessive partier or who is going to make a ruckus. *All tenants and pets have to be approved by the Association.
