Criminal Background – No applicant or occupant may have been indicted, arraigned or convicted of a crime involving physical violence to a person or property, or a record of other criminal acts, which may endanger the health, safety, or welfare of other residents and/or management personnel. All other criminal acts will be judged on a case-by-case basis. 4. Employment-Applicant(s) must 1.) Be with current employer for at least six months; 2.) Have a current job and at least six months employment with previous employer; 3.) Or have retirement benefits that meet income requirements. 5. Income-Gross monthly income of all lease holder(s) must equal 2.5 times the monthly rental amount. All income must be verifiable. Income can include allowance from parents, scholarships or study subsidies, with proper documentation. 6. Personal Checks-A personal check for payment of rent deposits or any other costs affiliated with renting will not be accepted if any check writing problems are found relating to rental history. 7. Rental History-Rental history at the current and previous residence(s) must include a satisfactory payment record, no evictions, sufficient move out notice, and all lease terms fulfilled. Any debt owed to a previous rented residence must be paid in full. 8. Application Fee – A $35.00 non- refundable application fee for one, $60.00 for two, is required over the age of 18. 9. If your application is denied for any other reason than what is stated, you are entitled to a refund of the screening fee.
